THERE is no denying the westernsuburbs of Perth are renowned forbeautiful homes, leafy tree-linedstreets and trendy cafes andrestaurants.

However, if you had the choice, which would you prefer to live in – acharming old classic? Or a stylish newhome?

According to William Porteous ofWilliam Porteous PropertiesInternational, finances, local councilsand a desired lifestyle all influence thisdecision.

“I’ve seen restorations that havetransformed almost derelict housesinto beautiful homes to suit today’slifestyle perfectly,’’ he said.

“High ceilings, period features andcraftsmanship blend with modernconveniences to create a home withindividual character and a style thatwill never date.

“Alternatively, some peopleprefer the clean, modern lines of anew home with smart wiring and allthe bells and whistles.”

The Property Exchange directorNiki Peinke said her preferencewould have to be old characterhomes which have been restored totheir former glory, thus maintainingtheir heritage.

“A new home can be replaced andbuilt anywhere, but an authenticcharacter is irreplaceable and is like adying breed of a beautiful bird thatwould be a tragedy to lose,” she said.

“However, I have no objection tonew homes being built in an old area,as long as they are replacingsomething that has little or noaesthetic appeal and is better offbeing demolished.”

Having experienced the pleasuresof both worlds, Susan Taylor fromRay White Centro believes building anew home in the western suburbs isthe way to go.

“My favourite is building a newhome, from picking out the block andhelping to design what works best formy current lifestyle to choosing tiles,”she said.

“Although it’s always worth gettingthe advice of other professionals,

especially interior designers andlandscape gardeners.

“They are worth their weight ingold, as they always seem to knowwhat is in, and can take your projectto the next level and, most importantof all, give you a great place to callhome.”

Peter Clements from CapornYoung had a difficult task decidingwhich one he’d prefer, opting to gowith the “best of both worlds”.

“There is nothing better than thefeel of a grand old character homewith wide polished boards, soaringceilings, decorative cornices andoriginal skirtings,’’ he said.

“In some cases, beautiful wideverandas, huge wooden-framedwindows, open fire places and thestunning street appeal of yesteryear. You really do feel the presence of thepast and the warmth of a lived-in

family home.”However, Mr Clements also said

new homes really achieved the wowfactor, and allowed you to chooseyour own design and material.

“You may find a brand new home, already built, that just feels right andyou can move into a clean, crisp,nothing-to-do home,’’ he said.

“New homes offer the appeal oflow maintenance, as generally theyare set on smaller blocks with littlegarden and plenty of room forentertaining friends and family in bigalfresco areas or indoor/outdoorliving rooms.

“A further bonus of a new home isa building warranty, which givespeople peace of mind if there are anystructural problems.”

Mr Clements said while the age-old debate over which is better stillrages, one thing that is apparent withtoday’s society is the ever-increasingappeal to mix the two.

Old character homes give you thewarmth of yesteryear, and they cannow enjoy the pizazz of the 21stcentury with designer kitchens, fabulous alfresco areas and open-planliving – thanks to restorations andextensions. ■

REVIEWSGracious mansion that can’t be replaced

THE years have been kind to this graciousEdwardian mansion, imbuing it with a charmand grace that is priceless and irreplaceable.

Over 100 years old and standingmajestically on an elevated 1763sqm piece ofprime land just 200 metres from the river, itis truly a unique residence.

Originally comprising eight rooms, impeccable restorations and additionscarried out by the current owner over thepast 20 years have raised the room count toabout 30 without compromising the integrityof the original house.

French doors open off any number ofrooms on to the veranda that wraps aroundthree sides of the home, allowing for viewsacross the river to East Fremantle.

On the lower ground floor a self-

contained apartment with lounge, bedroom, kitchen, bathroom and laundry opens to theextensive gardens through three sets offrench doors.

On the uppermost level three bedrooms,a bathroom, retreat and large loggia are thedomain of the children. Pretty bedroomswith loft ceilings hark back to old Englishfairytales while the loggia overlooking thepool is sun drenched and morecontemporary.

The beautifully refurbished kitchen, complete with a working Esse wood stovefrom England, merges with a sunny north-facing conservatory that overlooks the pooland is an ideal location for long summerlunches.

A waterfall cascades down the rock face of

the rear wall, an organic herb garden fills theair with heavenly scents and the scene set istruly French provincial.

The most recent addition is a triple garageand gymnasium off the second street accessto the property. Underneath it andoverlooking the pool is a massive homeoffice with its own bathroom, which could beused for any number of purposes.

From the exquisite fireplaces, to the widefloorboards, to the stunning light fittings, tothe solid timber staircases, every inch of thissimply spectacular residence imparts an air oflives lived.

The result is a home that, althoughimposing in size, is incredibly warm and criesout for another family to enjoy its well usedand much loved spaces. ■

LUXURY LIVING

EVERY good home should have a veranda, which gives one the perfect excuse to shop atVeranda, a stunning Claremont store thatspecialises in unique indoor and outdoorhomewares.

“The name Veranda suited it,” owner andcreator Sharyn Bagios said of the businessshe started nine years ago. “It's halfwaybetween in and out and that was the ideabehind the store. I wanted something thatoffered a whole indoor and outdoorexperience because that is very much whatour Perth lifestyle is about.”

Veranda looks like a work of art and it isno surprise that Sharyn has a background inmerchandising and fashion.

Her big passion is visual display andplacement, and what she describes astablescaping.

“Veranda is very focused on placementand where things are, and I'm a firm believerthat anything can look good if it's in the rightplace and in a good combination of pieces,”Sharyn said. “I'm also really big ontablescaping. It's really important that asurface has a story to tell.”

If your table story is more a messynightmare than a Hamptons fairytale, then

you can call on Veranda’s consulting serviceto turn your story around and have yourhome looking as good as the store does.

“We do everything from refreshing aroom with paint or changing a few itemsaround to knocking out walls andconstruction,” Sharyn said.

“It can be very small or very involved, itjust depends on what the client wants.”

While Veranda is known for its ornategarden furniture and very feminine items,Sharyn said the store had changed directionover the past few years.

“In the beginning we were very Frenchorientated and everything was ornate andgirly. Some men felt intimidated coming intothe store because it was so feminine but I’veintroduced stronger, more architecturalpieces, which has attracted more men to thestore,’’ she said.

Sharyn believes men are becoming farmore interested in the presentation of thehome and are particularly keen on antiquesand collectables.

Veranda’s displays often feature asmattering of antiques or unique pieces nextto new items. This eclectic mix of old andnew is a look that Sharyn loves and she isalways on the look out for unusual piecesthat have a story to tell.

“Men are far more house proud than theyused to be and they tend to see value inquality rather than quantity,” Sharyn said.

“You quite often get men in here shoppingwith their wives and selecting quilts orcushions. You would never have seen thatfive years ago.” ■

Anything can look good if it’sin the right place and in agood combination of pieces, says the store owner. By
