A FORMER light industrial area inSubiaco will be transformed into adynamic new hub of homes, offices,shops and cafés.

The one-hectare ArcusRefrigeration site in Subiaco will begiven new life after AustralasianProperty Investments (API)received planning approval fromthe Subiaco RedevelopmentAuthority (SRA) to redevelop theRoydhouse Street site.

And once complete, the projectis expected to deliver 1500 newdwellings, housing about 2500residents.

API director Adam Zorzi saidthe $200 million Arcus Quarterredevelopment would turn theformer light industrial area into avibrant new quarter of SubiCentro.

“We have worked extensivelyand collaboratively with thecommunity and the SRA to achievewhat we believe is an outstandingoutcome,” Mr Zorzi said.

“The SRA has shown exemplaryvision, recognising the raft of public

benefits contained within thedevelopment and worked with usto address the feedback and inputof the local community and theCity of Subiaco.

“API has an extensive propertyand development portfolioincluding offices, showrooms,shopping centres, and industrialproperties.

“The Arcus Quarterdevelopment shows stronginvestor confidence in the SubiCentro project.”

SRA chief executive officer TonyMorgan said the development wasa positive result for thecommunity.

“This holistic approach toplanning is an example of what canbe achieved with a commitment tobest community outcomes,” MrMorgan said.

“API has demonstrated acommitment to delivering a projectwhich embraces the SRA’sdevelopment principles, includingtransit-oriented development,connectivity, community building,places for people, sustainability andhigh-quality architecture.”

Mr Zorzi said API’s vision was tobuild on Subi Centro’s profile asone of the nation’s leading urbanregeneration projects. “We wantto create a benchmark mixed-use

precinct representing the latestplanning thinking while at the sametime providing a sympathetic anddynamic addition to the overallSubiaco experience,” he said.

“There has been considerableinterest from the public and we are

AQUA at Mirvac’s $1 billion The Peninsula,Burswood, has officially sold out, with thefinal apartment settling earlier this month,bringing total sales in the tower to $82.5million.

The first-floor apartment sold to an EastPerth buyer, contributing to more than $380million in settlements in the community sincethe development was first launched to themarket in 2003.

Aqua is the third tower to be completedat The Peninsula, Burswood, which includes atotal of seven apartment towers, mid-riseapartment buildings and terraced andcourtyard homes due for completion in2014.

The 16-level tower comprises 89

apartments and was completed in mid-2008.Construction is now well under way on

the fourth and fifth towers – Aurora andAquarius.

Mirvac WA chief executive Evan Campbellsaid the sell-out of Aquawas a major milestone inthe development of ThePeninsula, Burswood, oneof the largest master-planned projects in WA.

He said Aqua hadfollowed on the success ofthe first two towers, Axisand Allegro.

“Aqua has been popularwith a range of buyers, with sales topurchasers from Perth, regional WA,interstate and overseas,” he said.

“Location has been a major drawcard asthis is the only project of its kind so close tothe CBD and with the Swan River, Burswood

Park Golf Course, State Tennis Centre andBurswood Entertainment Complex allliterally on the doorstep.

“Its master-planned design is alsoattractive to purchasers, particularly the

inclusion of a retail strip with acafé/delicatessen, restaurant,bathhouse and gym all now openin the development.”

Apartments are now availablein the Aurora tower, due forcompletion in early 2010.

With 73 per cent of thistower already sold off the plan,the available apartments aresituated between the podium

level and level six and are priced from$680,000 to $1.9 million.

SOME 25 years after first setting up shop inHay Street, the prominent Empire name hasreturned to its roots in Subiaco.

A far cry from the capacious Osborne Parkmega store, the new shop is intimate, dimly litand much sexier.

A speedy refit-out before the opening twomonths ago has resultedin striking black walls,some gold accents andloads of mirrored glass.

South-West localsPerry and Jill Colemanconceived the originaldesign gallery in the late1970s and over 15 years,expanded into the‘World of Empire’.

With two homewares stores, a Yallingupretreat and spa, café, florist and vineyardunder their belt, it is no surprise that thefamily-owned company decided to take a stepback and rethink their product.

General manager David Johns said the

company wanted to return to its rusticcharm. “We needed to get back to originalquality organic products to recreate thatEmpire trademark.”

The new store offers both custom-madeand imported furniture, sourced from allcorners of the earth. The eclectic one-off

pieces come from India,China, Indonesia andmany parts of Europe,with new containersarriving every week.

“We love ferretingaround the world,”David said.

“Just recently wefound some amazingtraditional Indian fabrics

that we are going to upholster in chairs.”Something else new to the Subiaco store is

the range of rare antique finds such as avintage sewing machine and an originalrecord player. But, there is still much old inthe new Empire to be found.

The store still carries a marvellous range ofsoft furnishings and clothing from DesignerGuild to Missoni, stunning jewellery –including Moroccan and Indian inspired pieces– and a range of music.

Empire is also one of a few WA stockistsof Florence Broadhurst wallpapers.

This winter, David said customers could

expect masculine-inspired furniture withsharp clean edges, 1970s-inspired looks inFlokati rugs, earthen ware and ceramics, andcolours such as burnt oranges, inks and chalkwhites.

The company may have come full circlethis year but in some ways, a new ‘World ofEmpire’ may have just begun. ■
