SWANBOURNE and Applecrosshomes are the slowest to sell in theState.
According to new figures by realestate experts RP Data, homes inthese areas take longer to sell thanany other suburb, and are heavilydiscounted in a bid to entice buyers.
On average, it takes about 138days to sell a home in Applecross, and134 days to sell a home inSwanbourne.
In addition to the lengthy wait,residents are slashing their prices byup to 13.7 per cent of the originalasking price.
Given the median price inApplecross is over $1.6 million, thatequates to a discount of about$200,000.
Victoria Park, Yokine and HamiltonHill are also among the slower sellingsuburbs.
Meanwhile, the data shows homesin more affordable suburbs such asWarwick, Padbury and Lockridge sell
within 39-45 days and for a discountof about $20,000.
Janey Sanderson from PaxtonHoad said this was evidence the topend of the market was still recoveringfrom the global financial crisis (GFC).
“In my opinion, the top end of themarket rose higher in ’06 and ’07, andsubsequently fell further in ’08, andbecause of the effect of the GFC itsrecovery has been slower in ’09-’10with buyers demonstrating this by notpaying the asking prices,’’ she said.
REIWA was not surprised themore expensive homes were takinglonger to sell, as this had always beenthe case, particularly in the westernsuburbs, because a more expensiveproperty took longer to settle and itcould take longer to raise the highfinance.
The Property Exchange directorNiki Peinke said while the higherproperties were still taking longer tosell, the market was very strong andbalanced now.
“If a property is not selling, themost probable reason is that it isoverpriced in the current market,’’she said.
“Although the outlook is verypositive for our property future,there is still a little reticence amongpeople in general to pay too high aprice in case the GFC decides torevisit.’’ ■

Heading northApplecross, Swanbourne at top of table for time on market and asking price discounts
STRONG demand for riverside locations anda more buoyant real estate market haveprompted the release of an additional seven lotsat one of Perth’s most sought-after addresses.
The lots – at LandCorp’s Minim Cove estatein Mosman Park – range in size from 416sq m to505sq m, with prices starting at $1.1million.
Knight Frank’s Graeme Kiddey said sales atMinim Cove had been strong since mid-2009,with a high level of enquiry and buyer interest.
“Buyers wanting to move into larger homesor upsize have been able to sell established
homes, given a more invigorated real estatemarket in general,’’ he said.
“Minim Cove is a popular choice, as it is closeto some of Perth’s leading schools, sporting andrecreation facilities, in addition to itspicturesque location on the Swan River.’’
Construction of additional lots willcommence mid-year, with more lots expectedto be market-ready in 2011.

of recovery, after figures released by
real estate experts RP Data indicate
sales volumes in the million-dollar
plus sector are almost double that of
2008.
Analysis of the nation’s premium
property market has revealed sales
volumes in Nedlands and Cottesloe
were on the rise.
Last year house sales in Nedlands
for the $1m-plus sector was 122,
compared to 67 in 2008 and 116 in
2007.
Cottesloe recorded an almost 50
per cent increase on the previous
year, but still 15 short of its 2007
record.
Meanwhile, the seemingly never-
ending building of apartment
buildings in East Perth topped the
State for sales of $1m-plus units.
The suburb shared the honour
with South Perth, on 33 sales.
The number of East Perth sales
was also a record for the suburb,
beating the previous best of 32, in
2007.
RP Data national research
director Tim Lawless said Australia’s
premium property market had had a
wild ride over the past three years
“As the global financial crisis
kicked in and started to bite with
shares and property being sold off to
recoup further portfolio losses,
values across this same set of
premium suburbs fell by 7.4 per cent
compared with a 2.5 per cent fall in
all home values,’’ he said.
According to Mr Lawless’ findings,
the premium housing market turned
in 2009 and values rebounded by a
stunning 12.1 per cent over the
calendar year compared with an 11.3
per cent gain across the broader

BEFORE she had even bought it, Victoria Cole knew what she wantedto do with this East Fremantle home. The architect said it was easy tovisualize the result when you are your own client.
Victoria and her partner Don Fini bought the original 1960s, two-bedroom home in 2000.

The range of products is exclusive, extensiveand eclectic, sourced from Hazel’s regular tripsoverseas.
“I always return so inspired from Europeand America,” she said.
“I love interesting pieces.“I saw an opportunity to bring something
new into WA and I took it.”The Ireland-born designer has worked in the
Middle East and New Zealand, where she wasexposed to the fine craftsmanship ofinternational brands.
Renowned names such as TheodoreAlexander, Fine Art lamps, Christopher Guy,Chelini and Willem Smith are amongst the linesshe carries.
The range encompasses a mix of diversestyles, chosen from all pockets of the globe.
But the Hunter Adams philosophy goes
further – if they do not have what a client islooking for, they will source it, and if what aclient is looking for has not yet been designed,they will make it.
Hazel said the bespoke furniture and interiordesign service offered were equally asimportant as the furniture she stocks.
“Design is exciting,” she said.“Your home should be exciting.“It should be full of different pieces that have
been put together but are sensitive to oneanother.
“Essentially it should all flow.”Hazel said one of the most fundamental
aspects to her business was listening to clientsand understanding their personalities.
“That’s what excites me, seeing it all evolve.”While most of Hunter Adams clients are
locals from the Western Suburbs, Hazel saidthe store had a following in the country too,with many clients from Kalgoorlie andGeraldton making the trip to Perth to visit theshowroom.
“Many come in to just have a coffee andchat,” she said.
“I’m lucky; I get to work with gorgeousfurniture and beautiful clients.” ■
