TENANTS in metropolitan Perth continueto benefit from stable rental prices as thevacancy rate for properties to let remainswell above average.

New data from the Real Estate Institute ofWestern Australia shows that while thevacancy rate in Perth dropped slightly from4.7 per cent in December to 4.1 per cent inMarch, the overall median rent remainsunchanged at $370 per week.

REIWA president Alan Bourke said theslightly lower vacancy rate was due todiminished stock and not to increased

demand by tenants. “What we are witnessingis that many investors who found it hard tosell in the last couple of years put theirproperties into the rental system to ride outthe downturn,’’ he said.

“Now that things have improved, someowners are listing these dwellings for salewhich accounts for the increased stock forsale and the lower vacancy rate.’’

Mr Bourke said this dynamic also helped toexplain why rents were stable. “There is nogreat demand pressure to cause rentincreases, and it’s notable that typical rents in

Perth have only grown by about $10 perweek since the December quarter of 2008,”he said.

REIWA data shows that the median rentfor a house in Perth is $380 per week, up bya modest $5 on December, while the medianrent for units, apartments, villas andtownhouses was steady at $350 per week.

Despite no movement in Perth’s overallmedian rent, some sub-regions didexperience rises and falls. REIWA data showsthat rents increased by 6 per cent inBayswater-Bassendean (to $350 per week),

and by 5.7 per cent in the north-west sectionof Wanneroo ($370).

Conversely, rents fell by around 3 per centin Gosnells ($330), and the western suburbs($440).

Mr Bourke said that a vacancy rate of 3 percent was ideal for Perth and provided theright equilibrium between supply anddemand. “The current vacancy rate istherefore about 36 per cent higher thanPerth’s long-term average, but this canchange quickly if jobs pick up strongly on theback of a resurgent resources sector.” ■

Migrants set pacePROPERTY values in thewestern suburbs will benefitfrom strong levels ofoverseas migration to WA.

According to TravisColeman, valuationsmanager of Propell NationalValuers, the latest ABSpopulation figures for theSeptember 2009 quartershowed that WA had thehighest population growthrate in Australia with thepopulation rising by 2.9 percent over the previous year.

“The big driver inWestern Australia's surgingpopulation rate is overseasmigration, with over 40,000new migrants coming to WAduring the past year,accounting for 66 per cent oftotal population growth,’’ hesaid. “Many of theseoverseas migrants will beemployed in highly paidpositions associated with the

resources sector or willestablish new businesses inPerth. Traditionally, thesehigh income migrantsgravitate towards moreaffluent areas in Perth suchas the western suburbs.”

Mr Coleman said thelatest census figures, forexample, show that 29.7 percent of residents inNedlands were bornoverseas, as were 28.7 percent in City Beach.

“Property values in thesehigher priced areas of Perthare stabilising and showsome signs of improvementafter a period of significantdecline,’’ he said.

“This improvement in thetop end of the Perthproperty market shouldcontinue during 2010 as aresult of increasing demandfor homes due to WA’srising population rate.” ■

MIRVAC’S The Wharf at Mindarie Keys has anchoredmore than $6.5 million in land sales in the past 12 weeks,with buyers eager to snap up the final ocean and marinahomesites in the exclusive development.

Only six homesites (starting from $820,000) are nowavailable, giving buyers limited opportunity to secure awell-priced and positioned property before improvedmarket conditions see values begin to rise.

Since its launch to the market in 2003, The Wharf hasbeen a huge success, with more than 200 homesites sold.

Situated between the Mindarie Marina and IndianOcean, the final homesites feature uninterruptedpanoramic water views.

Mirvac WA chief executive Evan Campbell said theywere priced to sell.

“These homesites represent truly exceptional value,and I anticipate they will not remain on the market forlong. We have priced these last lots to ensure they sell,’’he said.

“Buyers are viewing this as a great opportunity tosecure land for their new dream home or to invest nowfor future growth.”

Mr Campbell said there were very few opportunitiesto secure such well positioned homesites in Perth.

“Coastal property remains the most sought-after inthe country, and as Perth continues to be developed out,homesites of this calibre are rarely on offer,” he said.

“The Wharf is perfectly positioned, enjoying the bestof the relaxed surrounding precinct and stunning viewson offer, while being less than 35 kilometres from thecentre of the city.”

There are also a whole range of amenities right on thedoorstep, including cafes, restaurants, shopping centres,schools, public transport and the Mindarie Marina.
