Prestige price boom

PERTH’S most expensive homes are likelyto rise in price by 10-15 per cent this year aswealthy locals and overseas buyers hunt forprestigious addresses in a resilient economy,according to property researcher RP Data.

The rebounding share market andincreased business confidence is underpinningdemand for capital city waterfront and othertop-end homes, while prestige holiday homesare yet to catch up, senior researcherCameron Kusher said.

“You can’t underestimate how importantthe share market is for top-end buyers,” hesaid.

Angus Raine, chief executive of real estateagency Raine & Horne, said last year had beena “disaster” for the prestige market.However, most sectors of the market hadsnapped back and were now heading towardsa boom.

Mr Kusher said capital city prestigeproperty values fell 10 per cent during theglobal financial crisis, while coastal andholiday homes in areas such Dunsborough,Margaret River and Eagle Bay, in WA’s South-

West, recorded price falls of 20 per cent ormore.

RP Data found WA luxury home saleswere among the strongest in the nation in thefinal quarter of last year, compared with thesame period in 2008.

More than a dozen homes with $5 million-plus price tags were sold in the final quarterof 2009, compared with just one in the sameperiod a year earlier.

Nationally, 72 homes priced at more than$5 million sold in the quarter.

Geoff Baldwin, managing director ofRe/max WA, said 2010 would be a year ofincreasing growth in the market, butupgraders should take action in the shortterm rather than waiting.

“All indicators are pointing to prices torise steadily during the next 12 months andbeyond,” Mr Baldwin said.

“When people see the market showingsigns of growth, the temptation is to hold offand wait for more profits. However, this canbe a big trap if you are considering upgradingyour home.

“If your home is worth, say $500,000, andyou are looking to buy a better house that isworth, say $700,000, the gap is $200,000.However, if you wait for the market toincrease 10 per cent, your home will go up to$550,000 but the better home will go up to$770,000, increasing the gap to $220,000.

“In a rising market the best advice forprospective upgraders is to take actionsooner rather than later,” he said.

Meanwhile, the Housing IndustryAssociation confirmed that new housingsupply was nowhere near demand.

“We should have built 30,000 homes lastyear but we only built 21,500,” said HIA

senior adviser David Endersby.“We’re going to have the resource

economy starting to inflate again, immigrationwill come on, which was a big proponent inthe last boom, and we’ll be attracting morethan a thousand people every week to comehere. But where are they going to live?”

Mr Endersby said claims by the BarnettGovernment that 70,000 land blocks wereavailable to develop were “rubbish”.

“This is a perennial argument . . . with theDepartment of Planning because theyconsider a block of land available once it isapproved for development. But that block . . .could be five to 10 years away,” he said. ■

Q: I want to buy a property withmy brother. I have heard thereare a couple of ways that co-ownership can work. Could youexplain these to me?

There are two types of co-ownership. Firstly, you can be jointtenants. This simply means that theparties own the property jointly, inequal shares (that is, 50/50). If onejoint tenant dies, the property auto-matically passes to the other owner.Another option is to be tenants incommon. In this case, either party cansell their share of land or leave it tosomeone in a will. Tenants in commoncan own the property in equal shares,or in any other split (70/30, forexample). Generally, in your case,tenants in common would probablybe more appropriate.

Q: Is there any sort of annualcycle to the Perth propertymarket? Are there expectedpeaks and troughs of activity?

In my opinion, the answer here isno. The activity is pretty consistentthroughout the year and the annualpeaks and troughs are minimal. Thereis sometimes a slight flurry of activityat the end of the year, with families

relocating closer to new schools andso forth, and a slight flurry afterChristmas for those who did not havethe time to relocate beforeChristmas! With the newsuperannuation rules in place, theremay be more selling activity to attainsettlements before the end of thefinancial year but it all seems to evenout. And yes ... people do buy homesin winter. The peaks and troughs ofthe property market have much moreto do with economic movements thanwith the time of the year.
