The following is a general guide to some of the usual Tenants responsibilities when taking an Assured Shorthold
Tenancy on residential property. However, there may be variations/and/or additional terms in the formal
agreement for the property concerned and all Tenants are strongly advised to ensure they read such agreement
beforehand, asking ELR to explain any of the terms or you may wish to seek independent advise before signing the
agreement.
By law once you have signed the agreement you must keep to it’s terms.
a) To pay the agreed rent as demanded usually calendar monthly in advance by standing order.
b) To register for and pay Council Tax.
c) To register and be responsible for gas, water, electricity, telephone and television licence (as applicable).
TENANT(S) MUST NOT CHANGE SERVICE PROVIDERS DURING THE TENANCY.
d) The Tenant(s) may be required to pay for an Inventory and Schedule of Condition which is checked on entry and at 3
monthly intervals to termination. Refer to ELR for details.
e) To make a contribution to the Landlord’s Solicitors charges. Refer to ELR for details.
f) To pay a Bond/Breakage Deposit (usually equivalent to one months rent) payable on the signing of the agreement and
refundable at the end of the term, subject to any deductions for cleaning, damage or breakages on checking the
Inventory and Schedule of Condition.
g) To pay one month’s rent in advance on the signing of the Agreement together with the Bond/Breakage Deposit and
any charges detailed in d & e above. All rent payments after the first month are to be paid by Banker’s standing order
unless specific alternative arrangements are agreed before the start of the Tenancy.
h) To maintain the property in good, clean and tidy order at all times. Sometimes this will include garden maintenance.
i) To thoroughly clean the windows (internally and externally) during the term of the tenancy,
j) To thoroughly clean the property on termination, including carpets, bed linen, sanitary and kitchen equipment and
appliances.
k) To occupy the property during the Tenancy, not to assign or sublet and to give up occupation and possession at the
end of the tenancy term. Tenants wishing to share will be asked to state the names of the intended occupiers of the
property who will be subject to standard references and financial enquiries and not to ‘replace’ them without prior
permission.
l) Not to have any services including telephone DISCONNECTED during the term or on vacating and not to change
any alarm codes or settings. Refer to ELR for instructions
m) To report any loss/damage or injury to ELR when acting as Agents immediately (or direct to the Landlord(s)).
n) Usually no pets of any description will be allowed but refer to ELR.
o) Certain lettings may be unsuitable for children – refer to ELR.
p) References are required in each case. These include financial and credit inquiries, employers and personal
references. You will be asked to supply full details so that we may write for confirmation. There is usually a charge
for the Bank reference. Most Landlords request a credit reference(s).
q) LETTINGS ARE NOT AVAILABLE TO STUDENTS, PERSONS RELYING ON STATE PAYMENT OR FOR
MULTIPLE OCCUPATION.
r) The incoming Tenant(s), unless specifically stated, will be responsible for the full payment of rent up to the end of
the contractual Tenancy whether they occupy the property or not.
s) In certain cases, the Tenant(s) may have to take out a contents insurance policy for the Landlord’s furnishings. It is
advisable for the Tenant(s) to ensure that their own personal effects are insured separately.
t) Tenants should note that some Landlords will deal with the Management of the property once it has been let by ELR.
