Should Stamp Duty be stamped out?!What was really a tax on expensive property 30 or 40 years ago is now something that almost everyone has to pay. It is especially stacked against more expensive areas such as London and the Home Counties.

It’s bizarre that at £250,001 the rate triples from 1% to 3%. Above 3%, it rises in 1% increments to 5%. This is often the price range that ‘first time sellers’ buy in many parts of the County.

So what would Beresfords like to see happen to Stamp Duty?

• Some form of weighting in the lower price ranges of more expensive areas.

• Continuation of the Stamp Duty holiday for first time buyers.

• Bring in an interim band of 2% between say £250,001 and £375,000 to help those it impacts on most and make it consistent with other band differentials.

• Structure the tax so that as the band changes, buyers only pay the higher rate on the excess not the full amount so for example on £300,000, buyers would pay 1% of the first £250,000 and 3% on the balance.

The Government must remember that a buoyant property market can drive the economy forward.

When a property transaction occurs there’s a whole raft of other sectors that benefit, such as removal companies, builders, electrical stores, kitchen suppliers etc. And of course the more property transactions that take place the more revenue that goes to the Treasury with Stamp Duty, VAT etc.

Buying to let - a sensible option for funding retirement

Beresfords have recently experienced a substantial uplift in the number of enquiries being received from potential buy to let investors.

One of the main reasons for this is because many people are beginning to question how they will fund their retirement in later years.

At the time of the 2001 census, the total population in the UK was nearly 59 million. By 2027 it is predicted that this figure will have increased to more than 70 million due to increased migration and people living longer. As a result there will be an inevitable drain on state pensions.

Without adequate financial provisions in place, many will be faced with no alternative but to work well beyond the current age of retirement.

The demand for rented accommodation from tenants is expected to grow significantly over the next 20 years as many

become long term renters either through choice, affordability or other credit related issues.
