Home Prices, Sales End Year Higher

The December RE/MAX National Housing Report found a 4.5% monthly increase in home sales, and a 0.7% increase in sales from December last year. On a year-over-year basis, home sales have increased in 29 of the last 30 months.

The October government shutdown and severe weather, among other factors, may have accounted for a drop in November sales and the small increase seen in December. Of all 52 metro areas surveyed in December, 37 reported higher sales than in December 2012.

Despite the traditional winter slow down, both home prices and sales inched higher in December. The RE/MAX National Housing Report, a survey of MLS data in 52 metropolitan areas, found the December median home price of $185,400 was 11.9% higher than the median in December 2012. After double-digit growth in home sales during the summer, sales cooled off, but December still saw a 0.7% year-over-year increase. Slower sales growth is associated with a limited inventory of homes for sale coupled with increased lending requirements and mortgage fees. At the rate of home sales in December, the Months Supply of inventory rose to 5.9 months, nearly equal to the 6.0 supply that defines a market balanced equally between buyers and sellers. Although the national inventory situation remains tight, it appears to be trending in the right direction. With a 12.0% drop in inventory from December 2012, the percentage of year-over-year inventory loss has shrunk for nine consecutive months.

For all homes sold in December, the Median Price was $185,400. This price represents a 0.9% decrease from

November, but an 11.9% rise from December 2012. The Median Price of a home has been greater than in

the same month of the previous year for 23 consecutive months. Home price increases

throughout 2013 have been attributed to the limited inventory supply and high buyer demand. Of the 52

metro areas surveyed in December, 45 reported higher sales prices than one year ago. Of those, 17

metro areas reported double-digit increases.

For all homes sold in the 52 markets surveyed in December, the average number of Days on Market was 73. This is five days higher than the average seen in November, but still 11 days lower than the average seen in December 2012. December marks the 19th consecutive month with an average Days on Market below 90. The low Days on Market average is associated with continued high demand and a reduced inventory of homes for sale. Days on Market is the number of days between when a home is first listed in an MLS and when a sales contract is signed.

The 2013 housing market has been characterized by a low inventory environment. However, recent inventory reductions are much less than what was reported earlier this year. December saw a 12.0%

loss in inventory from last year, and the Months Supply increased to 5.9. While improving, low Months Supply remains in some key markets.

A new study has revealed that while zinc may be best for prevention, acetaminophen, ibuprofen and perhaps antihistamine-decon-gestant combinations are the recommended treatments.

The study by Drs. Michael Allan, Department of Family Medicine, University of Alberta, Edmonton, and Bruce Arroll, Department of General Practice and Primary Health Care, University of Auckland, New Zealand, aimed at physicians and patients, looked at avail-able evidence for both traditional and non-traditional approaches for preventing and alleviating colds.

A review of 67 randomized controlled trials (RCTs) indicated that handwashing, a traditional public health approach, as well as alcohol disinfectants and gloves, is likely e�ective. Zinc may work for children (and possibly adults) — at least 2 RCTs indicated that children who took 10 or 15 mg of zinc sulfate daily had lower rates of colds and fewer absences from school due to colds.

The authors suggest that zinc may also work for adults. There is some evidence that probiotics may help prevent colds, although the types and combinations of organisms varied in the studies as did the formulations (pills, liquids, etc.), making comparison di�cult. Antihistamines combined with decongestants and/or pain medications appear to be some-what or moderately e�ective in treating colds in older children — but not in children under age 5 — and adults. It was found that ipratropium, a drug used to treat allergies and chronic obstructive pulmonary disorder, may alleviate runny nose when used in a nasal spray but has no e�ect on congestion.

According to the evidence, the bene�ts of frequently used remedies such as ginseng, (found in ColdFX), gargling, vapour rubs and homeopathy are unclear. Cough medicines show no bene�t in children but may o�er slight bene�t in adults. Honey has a slight e�ect in relieving cough symptoms in children over age 1. Vitamin C and antibiotics show no bene�t, and misused antibiotics can have associated harms. The study was published in the Canadian Medical Association Journal.

Ahmedabad Municipal Corporation’s Lig Housing Schemes Soon

AHMEDABAD: One of the biggest housing packages for the Lower Income Groups (LIG) would be unleashed by the Ahmedabad Municipal Corporation (AMC) in the coming days. After Auda laid stress on the affordable housing in the city in its latest development plan for Ahmed-abad, the AMC’s standing committee agenda carries allocation of construction works to various developers to come up with such houses.Under the JnNURM scheme, a package of 1,888 houses will come up in Vatva area. The funds for this housing project has already been allocated. The chief minister’s housing scheme promises a large package of 4,937 LIG houses in the coming year in various areas of the city. The plan involves a mix of housing, shops, kindergarten school and small dispensary.Housing schemes will come up at 29 locations including Vejalpur, Nikol, Chandkheda, Chandlodia, Thaltej, Kali, Vadaj, Vastral, Kankaria, Shahibag areas. Apart from lands reserved for housing in approved TP schemes, the AMC will also allot 20% land of closed mills for afford-able housing schemes.The criteria for applying for LIG housing has been that the family’s annual income should be between Rs 1 lakh to Rs 2.50 lakh. Each of the houses will be of 53 sq metre built-up area, with an estimated construction cost of Rs 12 lakh. Members will have to pay Rs 50,000 towards maintenance. The buildings consisting of housing will be of 10 floors or higher.Besides this more than 5,000 EWS housing will come up in the city at different locations. AMC will build 465 shops and 12 offices for cross subsidy purpose. They will be auctioned.“We have mentioned in our condition that the woman of a family will be the primary owner of the property apart from caps on period of sale of apartments,” says a senior AMC official.

Ahmedabad Muncipal Corporation Demolishes Illegal Structures, Clears Roads

AHMEDABAD: The estate and encroachment department demolished illegal constructions spread over 12,040 sq ft of area on the stretch from Chirag park to Faisal Nagar in Behrampura ward. The constructions were pulled down by the south zone team of the AMC( Ahmedabad municipal corporation) after they were found being constructed without proper permissions. As many as 52 industrial and commercial units were razed by AMC team. Until now, south zone team in different demolition exercise has cleared 15,140 sq ft of area in Behrampura ward and pulled down 88 illegal temporary structures.In another exercise, the estate and urban development department of the AMC cleared 80 ft of road stretch of illegal temporary structures in election ward of Navrangpura. The stretch from passport office to Panchvati was cleared for traffic. The west zone AMC team removed 12 commercial shops which were under construction, fencing and extensions. In another drive, west zone team of AMC cleared 500m of road stretch in Ambawadi. The AMC team removed 25 commercial sheds in the area.

Ahmedabad Builder Sent Into Judicial Custody

AHMEDABAD: Local court on Tuesday sent builder Umang Thakkar of Patang fame into judicial custody till January 4. Metro court after com-pletion of hearing on Monday had reserved the order on Umang Thakkar’s bail plea till Tuesday. Service Tax department had filed one more plea in a local court against Umang Thakkar’s hospitalization. Meanwhile, Umang Thakkar’s relatives and office people visited Service Tax office to pay Rs. 1.64 crore but Service Tax office refused to accept the pending amount. The service tax department arrested Thakkar last Friday for violation of tax provisions.As per the department sources, Thakkar, owner of Dharmdev group was arrested for collecting Rs. 2 crore tax from property buyers but not depositing it in government treasury. He was sent to police custody on Friday and presented before the magistrate on Saturday. This is the second arrest in Ahmedabad after the service tax commissionerate got the power to arrest tax defaulters.
