February is a special month with significance touching the secular, romantic, and spiritual realms. First, it is the shortest month of the year. This year’s span is only 28 days. Also, Valentine’s Day was on the 14th of this month. Most of us forget this romantic day until it is upon us a week or two before the the14th; remembering just in time to send candy, roses and cards filled with human expressions of love and devotion to our true loves. We wish all a belated Valentine’s Day.

RE/MAX Metro also had a good month with two new Business Associates Mr Chirag Sethna and Mr Premal Jhaveri joining the team and I wish them all the best for their jour-ney in real estate. Research shows that weight gain is linked to two key as-pects of appetite, namely lower satiety responsiveness and higher food responsive-ness.

An infant’s hearty appetite may appear as a healthy sign, but could signal a predisposition to obesity, scientists have warned. A new research has found that infants with a heartier appetite grew more rapidly up to age 15 months, potentially putting them at increased risk for obesity.

The research linked appetite to more rapid infant growth and to genetic predisposition to obesity. The research investigated how weight gain is linked to two key aspects of appetite, namely lower satiety responsiveness (a reduced urge to eat in response to internal ‘fullness’ signals) and higher food responsiveness (an increased urge to eat in response to the sight or smell of nice food).

The authors used data from non-identical, same-sex twins born in the UK in 2007. Twin pairs were selected that differed in measures of satiety responsiveness (SR) and food responsiveness (FR) at 3 months, and their growth up to age 15 months was compared. Within pairs, the infant who was more food responsive or less satiety responsive grew faster than their co-twin.The more food responsive twin was 654g heavier than their co-twin at six months and 991g heavier at 15 months. The less satiety responsive twin was 637g heavier than their co-twin at six months and 918g heavier at 15 months. “Obesity is a major issue in child health,” said Professor Jane Wardle, lead author of the study from the University College London (UCL) Health Behaviour Research Centre.

“Identifying factors that promote or protect against weight gain could help identify targets for obesity intervention and preven-tion in future. These findings are extremely powerful because we were comparing children of the same age and same sex growing up in the same family in order to reveal the role that appetite plays in infant growth.“It might make life easy to have a baby with a hearty appetite, but as she grows up, parents may need to be alertfor tendencies to be somewhat over-responsive to food cues in the environment, or somewhat unresponsive to fullness. This behaviour could put her at risk of gaining weight faster than is good for her,” Wardle said. The research was published in jour-nal JAMA Pediatrics.

New bill proposes licenses for real estate brokersThe Times of India | February 18, 2014TNN | Noida The UP government has planned to draft a new law to tighten the noose around fraudulent real estate agents so that inter-ests of homebuyers are protected. A senior official in Lucknow said that under the law dealers are required to register them-selves with a local government body and obtain a license for practicing. The UP urban housing department is drafting the bill to regulate property brokers. "Once the draft bill is ready, it will be approved first by the cabinet and then passed by the legislative assembly to make it a law," said an official. With the boom in real estate, especially in areas like Noida, Greater Noida and Yamuna Expressway, a large number of cases of property fraud and cheating have cropped up. "Usually police do not entertain such cases or have no means to bring the fraudsters to book. The bill will ensure that interests of the common man are protected stringent action is taken against unethical dealers," the official said, adding that while brokers enjoy handsome commissions, with a few big players making crores of Rupees overnight, they hardly take any responsibility of buyers in cheating cases. The draft states, "The district magistrate or any other top official in each district will be appointed as the nodal officer, who will issue licences and address grievance of buyers against erring agents, who, in the absence of any regulatory authority go scot-free in case of cheating or poor services." Realty experts said this decision will bring in more accountability, reliability and transparency for homebuyers. "This deci-sion should have been taken much earlier. Strict implementation of the bill is required in order to make this effort a success," said RK Arora, vice president CREDAI (west UP) and CMD Supertech group. Other developers said brokers play a major role in the real estate sector. "Due to a few unethical brokers, the entire industry suffers. We hope this bill will boost the credibility of the realty sector," said Amit Gupta, MD, Orris Infrastructure and member Assocham.

Union Ministry Of Corporate Affairs Notified New CSR

Union Ministry of Corporate Affairs notified new Corporate Social Responsibility (CSR) rules for companies on 27 February 2014. The new CSR rules will become effective from 1 April 2014.

The new rules give effect to Section 135 and Schedule VII of the Companies Act, 2013, which relate to CSR related spend-ing by companies.

The new rules mandates that Companies having huge profits would have to spend at least 2 % of profits on the CSR activi-ties which in turn would be used for the benefits of the society.

Companies having minimum of 500 crore rupees net worth or 5 crore rupees as net profit or 1000 crore rupees turnover are mandated to spend 2% on CSR activities. However, while undertaking net profit criteria, profits from overseas branches and dividends received from other companies in India will be excluded.

Provisions

Companies falling under ambit are required to spend 2 % of their 3 year average annual net profit on CSR activities in each financial year, beginning from the next fiscal year 2014-15.Company has to declare its CSR policy. This policy should mention plans/ activities /programmes or projects. These works should not be a part of routine business activities.Companies can undertake CSR activities as per the approval of the company’s board and decision of its CSR Committee in accordance with its CSR policy.Rules also define the manner in which CSR committee should formulate and monitor CSR policy, role of board of directors.A Company is permitted to collaborate with other companies in pursuing their CSR activities but they need to show their CSR reports separately.Companies are permitted to spend only 5% of the total CSR expenditure for manpower required for CSR activities in a single financial year. The manpower would include company’s own personnel and those of the implementing agencies.Company can also carry out CSR activities with a Society or a registered trust.Surplus from CSR activities cannot become a part of the profit of the company.Any type of contributions to any political party will not be treated as CSR activities. Spending for the benefit of the company’s own employees also cannot be a part of CSR activity.All CSR activities will have to be within India.The new rules will be applicable to the foreign companies registered in India.
