We were very happy to see that nearly 50 people visited us. All got a chance to interact with each other in person and see our office. We had great support from RE/MAX MGM office with Manan Choksi, Aashil Patel, Pranav Pandya and all staff members greeted us with nice personal notes and gifts. We are also thankful to all RE/MAX offices and ARA members for visiting us which shows that we all are together in good and bad times. Monsoon is nearly over and we are seeing that demand for properties is moving up, investors are yet to be active but actual users are buying / renting properties. We think that it’s a market where people who have cash on hand can really get good deals and it’s the right time to invest in real estate. We assume that prices are not going down by more than 10-15% and will start seeing upward move- ment in pricing after Diwali. Whole of India has good monsoon which will improve the economy and will boost of sentiments of investors and end users. There was an article in Times of India saying that Ahmedabad is 11th in appreci- ated value of properties in India so I think we have got lots of potential for investors to invest and get returns. HIGHLIGHTS August has been very exciting month for us as we completed 3 years on 1st August 2013 and also Business Associates closing deals to celebrate our success. We closed 4 deals in this month making it a point to celebrate with 3 years completion.

On 1st August we had decorated our office with Red, White and Blue balloons and ribbons, we had invited our broker friends, family and clients to visit us and join the celebration. We were very happy to see that nearly 50 people visited us. All got a chance to interact with each other in person and see our office. Daredevil developers to buck realty trend

The Ambli-Bopal stretch is likely to emerge as the hub of high-end apartments

At a time when realty market is going through a slow-down,there are some daredevil developers who are all set to launch extremely high-end apartment schemes,with price ranging from Rs 1.5 crore to Rs 5 crore on Ambli-Bopal Road. These schemes will be real tall residential buildings with huge apartment size,mechanical car parking system with parking on the residence �oor,individual

lifts for each �oor,biometric locking system for apartments, and mobile-operated system to control lighting and electronic equipment in houses.

After Ahmedabad Urban development Authority (AUDA) declared four �oor space index (FSI) which will allow more construction on the same plot until 200metresoneithersideof the BRTS corridor,many developers are set to launch high-end,super luxury apartment schemes in the next few months on the stretch.

This stretch falls under residential-2 zone where only construction up to three �oors was allowed.However,with the recent change in the bylaws by AUDA,developers have the advantage to construct many more number of units on the same plot.

According to realty sources,these apartments will be of three to six bedrooms, hall and kitchen (BH-K),spread over 2,700 sq ft to 9,000 sq ft.However,most schemes are above four BHK,spread over more than 3500 sq ft.

One such daredevil developer is Rajesh Brahmbhatt of bSafal Group.He is coming up with the citys tallest residential building of 21 �oors on Ambli-Bopal BRTS road,about 150 meters from Iskcon Circle. (site of Gallops Mall, most probably)

The group will launch about 70-unit project on a 7,000 sq yard land. The apartment will be of 4,000 to 6,000 sq feet,with a saleable price of more than Rs 3 crore.The developer is also planning to hire an international architecture �rm to make the project a landmark.

In the last few years no high-end scheme has been launched in the western part of the city. More-over,on this stretch (Ambli-Bopal BRTS road) there are only high-end bungalows of 5,000 to 10,000 sq feet.Thus,the area will emerge as the hub for high-end apartment projects, said Brahmbhatt who is the MD of bSafal.

AUGUST, 2013oSimilarly,True Value Group is planning a 14-storied extremely high end apartment project on the same stretch within 200-metre radius.The uniqueness of this project is each �oor will have just one �at spread over 8,000 to 9,000 sq feet.The cost of the apartment is estimated to be around Rs 5 crore.

On the prospective buyers in the shaken realty market,True Value Group MD Manish Shah said,These schemes are for niche groups as no high-end scheme has been launched in the last two years.

AUDAs decision to allowing four FSI has almost doubled the plot price on this stretch compared to what it was three or four years ago.

Space Management Ltd CEO (land and residential) Hitesh Shah said,The land rates on Ambli-Bopal main road are Rs 1,10,000 to 80,000 per sq yard within the 100 metres of BRTS road.

For plots between 100 to 200 metres of BRTS route rates are below Rs 80,000 per sq yard,whereas the cost of plots outside BRTS corridor varies between Rs 60,000 and Rs 75,000 per sq yard.

Among other things, the falling rupee has also hit the vacation plans for several families. The Gujarati community accounted for almost 40 per cent of the total outbound tourists from the country, but the rupee devaluation has forced a change of plan for the globetrotters from the state.

The Ahmedabad-based Thaker family has been planning to go abroad for a vacation since six months. The family had shelved its plans for a trip to south-east Asia in March when the rupee hit the 52-mark.

"All of a sudden the dollar went up to 52 rupees; so we decided to delay our trip. We thought we will go on holidays during the Diwali break, assuming that it could go back to the Rs. 50 level. But with the dollar now almost at Rs. 65, we have no other option but to dump our foreign trip,'' said Dipak Thaker, a businessman.

The Thakers are now looking for a short domestic trip, but that too has its concerns.

"Lots of middle-class families like us will now prefer domestic destinations. We fear the rise in demand could increase the price for that too," says Mr Thaker's wife Neelam, a doctor.

"For middle-class families, we used to have tailor-made international packages, which used to cost Rs. 35,000 to 40,000. But now the price of that foreign package has gone up to almost Rs. 55,000,'' says Deepak Jaiswal, Managing director, AERIO, a travel �rm.
