DESCRIPTION

• Venayr is a distinctive detached family residence which, we believe, was constructed in the 1950’s and has recently been the subject of a comprehensive refurbishment programme which was completed late last year.

• The house is very broad fronted and, accordingly, the bespoke renovations now provides cleverly designed semi open-plan living accommodation which combines nicely alongside the restored period details.

• The principle sitting room has an impressive curved bay window with beautiful windows out over Falmouth Bay. In addition, there is a second reception room, impressive kitchen/breakfast room, dining room, snug, playroom/gym, study, utility room with shower and access to the double garage completing the ground floor accommodation.

• Importantly care has been taken to ensure that optimum advantage of the wonderful sea and coastal views is appreciated from all principle rooms.

• Externally the façade is rendered and part hung with Delabole slate alongside large double glazed windows under a Delabole slate roof with slate hung hips and gables.

• The interior is especially light and spacious with large or picture windows to most rooms on the seaward elevation. Decorations are to a high standard in tasteful neutral colours, complimented by lovely throughout most of the ground floor.

• The beautifully appointed kitchen/breakfast room has been thoughtfully refitted and is virtually unused since refurbishments were completed.

• The bedroom accommodation is highly versatile and all five bedrooms (two with en-suite bath/shower rooms) command magnificent views across the bay. In addition, there is a family bath/shower room and additional wc.

• There is gated driveway parking leading to a double garage and turning area with a secluded courtyard and lawned garden to the rear. To the front there is a superb decked sun terrace as well as well stocked front gardens.

LOCATION The harbourside port of Falmouth is the third deepest natural harbour in the world and gives access to some of the finest day sailing waters in the United Kingdom on the Fal, Percuil and Helford Rivers and the many beautiful hidden creeks and tributaries. Boscawen Road is set away from the busy harbour with its quays and dockland and is located on the south side of the town facing out over Falmouth Bay and the open sea. Venayr enjoys a particularly commanding position towards the top of Boscawen Road facing south east of a coastal greenbelt which we understand, is covenanted against future development, commanding particularly beautiful far reaching views from both the ground and first floors – the latter especially panoramic – over Falmouth Bay from Falmouth seafront, around the coastline to Pendennis Castle and headland, across the mouth of the Fal Estuary (Carrick Roads) to St Anthony Headland and lighthouse and, on the western side of the bay, around the coastline beside the entrance to Swanpool Cove and beyond the mouth of the Helford River along the east coast of the Lizard Peninsula. Gyllyngvase Beach lies just a few minutes’ walk from Venayr, likewise the promenade along Falmouth seafront. Across the field opposite, a couple of minutes’ walk away, there are wonderful scenic walks along the coast path, around the headland to the beach and cove at Swanpool where there is a good beach café and a delightful bistro, Hooked on the Rocks, directly beside the seashore. The coast path continues to Maenporth, Mawnan and beyond to the famous Helford River. The town centre is close at hand and provides excellent amenities with a good range of shopping and commercial facilities. A railway station and single track branch line operates from Falmouth to Truro where there are regular intercity services to London Paddington (travelling time approximately 4½ hours). Newquay Airport at St Mawgan is about 20 miles away and has regular flights to London Gatwick. For the more sporting orientated, there are golf course nearby at Falmouth, Budock Vean, Killiow near Truro and Truro, whilst the area has superb sailing facilities with a variety of yacht clubs and marinas enabling easy access to the sailing waters. The coastline offers unspoilt secluded beaches and wonderful scenic walks in many Areas of Outstanding Natural Beauty.
