SUMMARY OF ACCOMMODATION Entrance vestibule, main hall, second entrance vestibule, kitchen, inner hall, two separate wc’s, rear vestibule. Outside: hardstanding providing parking. An area of lawn to one side with additional area of lawn to the front with pedestrian path leading to the entrance vestibule. DESCRIPTION

• An excellent opportunity which should be of interest to investors, developers and/or restauranteurs looking for a unique opportunity to breathe new life into this well known, local characterful building.

• In our opinion the building would be suitable for a variety of uses (subject to obtaining the necessary planning consents), and whilst the building has had a favourable pre-application response for conversion into a three bedroomed dwelling along with two bedroomed holiday letting unit (Reference PA17/02730/PREAPP), it would, bearing in mind the culinary reputation of the area, make an obvious opportunity for any restaurateurs or business people working within the food industry.

• In brief the property consists of an entrance vestibule, a main hall (47’ x 24’6”) with 15’9” ceiling heights, timber floorboards and a stage at one end. A second entrance vestibule, the former kitchen/canteen and an inner hall serving the rear vestibule and two cloakrooms/wc’s.

• St Peter’s Church Rooms is accessed through two granite gate piers leading onto an area providing space for parking with, on the south western side of the property an enclosed area with low stone boundaries and to the front, an additional area with, again, clearly defined stone boundaries.

The rare nature of this opportunity should not be underestimated, and a large amount of interest is expected. With this in mind we have scheduled three viewing opportunities for prospective purchasers as follows:-

Saturday 24th February 2018 – 11am to 12.30pm. Saturday 3rd March 2018 – 11am to 12.30pm. Saturday 10th March 2018 – 11am to 12.30pm.

All viewings by appointment. With the closing date for offers being 5pm on Monday 12th March 2018.

There will be no opportunity to view the property internally outside of the above scheduled times. LOCATION Port Isaac’s roots go back to the 14th Century and is a truly wonderful ‘old’ village, which has remained unspoilt through the passage of time with slate roofed cottages lining the

narrow streets and alleyways which wind down to the steep sided harbour. Many of the old fishermen’s cottages are constructed from granite with slate fronting to the first floor, with substantial looking chimneys and local rag slate roofs and many of them are now listed as being of architectural or historic importance. The village was the location for the television serious Poldark and Doc Martin, as well as the film Saving Grace. Two notable features of the village are Temple Bar – recorded as the narrowest thoroughfare in the world and known locally as ‘squeeze belly alley’ and ‘The Birdcage’ – so named because of its unusual shape; it was used at one time as a cobbler’s shop and is now owned by the National Trust. Today the village is a thriving community all year round and the local fishing fleet still works daily from the beach and both the fish market and RNLI Station are run out of their old buildings in the centre of the village. There are a number of characterful inns and restaurants both around the harbour and at the top of Port Isaac, boasting views of the rugged Cornish coastline is Restaurant Nathan Outlaw awarded the UK’s best restaurant in the Waitrose Good Food Guide 2018. Port Isaac is well catered for with regard to sporting facilities in the area, which are quite superb, with a splendid surfing beach at Polzeath whilst at the entrance to the Camel Estuary, at Daymer Bay, the focus is more on windsurfing and kitesurfing. Further into the estuary at Rock there are high quality boating facilities with a well organised and popular sailing club and water ski school. On the opposite side of the estuary is Padstow with its famous fishing fleet and the restaurants that it serves, more recently made famous by Rick Stein’s series of television programmes and restaurants. Wadebridge is about 9 miles away, providing a wide range of town centre amenities, including supermarkets and a comprehensive range of shops, business, commercial and schooling facilities plus access to the Camel Trail, a former riverside railway track now popular with walkers and cyclists between Wadebridge, Padstow and Bodmin. There are several high quality golf courses in the area as well as, quite obviously, some of the most spectacular coastal walks available anywhere in the UK.
