    Redevelopment has a direct effect on the economic future ofCountry because it promotes renovation and sponsorsimprovements that are focused on the growth of thecommunity.

    The maintenance and improvement of the project area and thepositive effect they have on the rest of the community is a majorgoal of Redevelopment.

    LITERATURE REVIEW

    Redevelopment refers to the process ofreconstruction of theresidential/commercial premises by

    demolition of the existing structure andconstruction of a new structure.

    This is done by utilizing the potential of the

    land by exploiting additional TDR, FSI asspecified under the Development ControlRegulations of Municipal Corporation ofGreater Mumbai (MCGM).

    WHY REDEVELOPMENT IS

    REQUIREDFor Existing Owners:

    Though they are in direct need of extensiverepairs, societies are starved of necessaryfunds required to carry them out.

    On one hand, they do not have the resources

    and expertise to handle the repairs on theirown and on the other, the families of themembers have expanded and they need largerspace to accommodate themselves.

    Role Of PMC

    The builder approaches the owner of theland, enters into an agreement with the ownerfor permission to develop the land on theowners behalf.

    The builder constructs the buildings at hiscost, retains some flats for himself to be

    sold in the open market, gives a few flats tothe landowner and also pays him somemonetary consideration.

    Later, these flats are sold by the developer inthe open market and from such sale, he makesa profit.

    Later, when the building is actually conveyedto a co-operative society or a company, thelandowner and builder become party to the

    conveyance deed on which the stamp duty ispayable and the same is also registered

    CHALLENGESInability to assemble all members of thesociety at a single point of time, as some ofthe members may not be available. Some flatsmay be mortgaged to a bank or a financialinstitution

    Some of the members may be interested inpurchase of new flats at a discounted rate inthe new building.

    Anxiety in the minds of the members aboutpossible delay in completion of the project.

    The tax issues regarding redevelopment arenot clear to the society.

    Very high prices are expected on sale of old

    CONCLUSION

    There are constraints on the availability of open land within the city limits with fast growing demand forhouses and shortage of housing stock.

    There are thousands of ageing buildings which aredilapidated and have reached a stage where it is notpossible to carry out structural repairs andrehabilitation.

    The problem of old and dilapidated buildings in the cityof Mumbai grows more acute with each passing year andbuilding becomes dangerous and unfit for habitation.

    The only solution is to put them down totally and toreconstruct them.
