Located in the Town of Ardrossan, AB, with a student enrollment of 810. Gross area of 11060m2. School was originallyconstructed 1958 with several additions over a number of years. A community theater and new classroom wing wereconstructed in 1968, portables were added in 1977, two sections added in 1980. A major renovation with 2 moreadditions and replacement of the west 1958 wing with a 2 story section with architectural upgrades and modernization ofthe entire school was completed in 1989. Subsequent renovations with a small addition in 1995 to complete thecommunity theater and a small addition in 2001.
General Summary:
Structural Summary:School constructed over various years with three changes in elevations on main floor areas with both ramps and stairs tothese areas . Primarily single story block construction with a two story wing replacing the west section of the originalbuilding added in 1989. School includes tiered structural concrete seating in the theater. Some sections constructed withHSS steel columns, girders and OWSJ, large gym has glulam beams supporting the roof deck. Overall condition is acceptable.
Envelope Summary:Rock dash stucco on all exterior walls, one building section has a 700mm wide band of steel siding around top of wall.Windows include; pre-finished steel, anodized aluminum, PVC and a sloped curtain wall skylight over the main entry.The paint finish on the steel windows is starting to fail; the windows will require re-painting in 5-7 years. Exteriorsealants primarily around window/door frames are beginning to fail and will require replacement shortly. Roofing consists of BUR, SBS and inverted BUR assemblies and are well maintained, oldest remaining roof sectionsfrom 1992. Two areas scheduled for replacement in 3 years. Overall condition is acceptable.
Interior Summary:Flooring primarily sheet linoleum with some carpeting and ceramic tile in washrooms, majority of architectural finishesand hardware were upgraded and 1989 modernization. Overall interior finishes are in good condition.
Mechanical Summary:Most of the air systems were installed after 1989. Although the boiler, pumps, piping distribution and valves are original,various upgrading has been completed recently. The mechanical systems are sufficient to maintain optimumenvironmental conditions for teaching and learning environment. In general, the whole mechanical system is in goodcondition and works well.
Electrical Summary:Incoming service is 1200 amp, 120/208V, 3 phase in good condition. Branch circuit panelboards are located throughoutthe facility and are reaching capacity. The interior lighting has been completely retrofit with T8 fluorescent lamps andelectronic ballasts. The gym has new metal halide fixtures installed and all exit lights are LED. Fire alarm system hasbeen upgraded to a new addressable Mircom FX-2000 system. Overall, the building is in good condition.

All the roof drains were installed in 1958, 1968, 1973, 1980 and 1988. Some of the old roof drains had been replaced whenthe roofs were upgraded.
New gas meter was installed in 2005. Most of the pipe systems were installed originally during the different constructionperiods.
Three Weil-Mclain (1980) cast iron sectional boilers and two Raytherm water (1955) tube boilers (model: 1020T, max input918,000 Btu/h) heat the school. Boilers, valves and heating pipes are insulated.
