OLPH is a one storey K-9 school in Sherwood Park with a mezzanine located in the Music Rm. The original 1984.2sq.m. building was erected in 1963 with additions later built in 1964 (481.2 sq.m.), 1980 (1239.5 sq.m.), 2000 (243.6sq.m.), and 2004 (312.4 sq.m.). Renovations were also done to portions of the building at these times. Portables havebeen continually added throughout the life of the school in 1982, 1997, and 1998. The 1982 portables are at the end oftheir life expectancy and need to be replaced. The overall condition of the school is acceptable.

General Summary:

Structural Summary:All portions of the school are similar in construction with concrete grade beams on concrete piles and concrete blockbearing walls. It is typical throughout all portions of the school to have slab on grade construction. In the 1963 classrooms aplywood subfloor is used on top of the concrete slab. Roof construction of the 1963 and 1964 portions consists of glu-lambeams and fir decking on concrete block walls. The 1980 addition adopted this construction for the Library, but created anOWSJ, beams, and concrete block roof construction over the Gymnasium. Steel beams and metal decking were used forthe remainder of the 1980 addition. 2000 and 2004 roof construction also consisted of OWSJ, steel beams, and concreteblock walls and bond beams. The overall structure of the building is acceptable.

Envelope Summary:The overall building envelope is in acceptable condition with stucco and brick as the main exterior finishes. Windowseals have begun to fail in 1963, 1964, and 1980 portions, all require window replacements. SBS roof replacements onthe 1963, 1964, and 1980 roofing systems are required, with additional attention brought to the mechanical unit on the1963 portion which will have to be raised. Metal cladding is required over the existing wood fascia along the 1963 and1964 roofs of the school

Interior Summary:The interior of the school is overall in acceptable condition. Flooring is one of the dominant problems in the school as the1999 flooring in the 1963 portion must be replaced, along with vinyl tile in some classrooms and carpet in the Music Rm.and Library. Lockers in the 1963 corridor along with millwork in the classrooms must be replaced. Interior swinging doorsare also in poor condition in some areas of the school and must be replaced.

Mechanical Summary:Mechanical systems are in good condition, except for two interior ventilation systems that are original and should bereplaced. The original buildings plumbing fixtures are at the end of their life expectancy, and also should be replaced.

Electrical Summary:The electrical systems are in good condition. Recent upgrades have occurred to the electrical power systems, energyefficient lighting, digital clocks, and intercom systems. Lights in gym have not been upgraded.
