Lake Bonavista Elementary School is a one storey brick-faced building originally constructed in 1969 encompassingapproximately 2,800 square meters.
General Summary:
Structural Summary:Structural drawings were not available for review; however, the building structure consists of masonry block bearing wallswith open web steel joists supporting steel decking. The floor is poured concrete. The building's structural elements are in acceptable condition.
Envelope Summary:The building envelope consists mainly of brick veneer, with a stucco top portion on the west and south buildingelevations. The flat roof is a modified bitumen membrane roof. Exterior doors are painted wood in a metal frame. Aluminum windows are mainly fixed, and some contain an operableawning. Recommended work includes: - Replacement of deficient sealant on the building perimeter - Replacement skylight glazing with wire mesh or other type of reinforced glass - An upgrade to an automatic door opener for the west entrance. The building envelope is in overall acceptable condition.
Interior Summary:The majority of the interior walls consist of painted gypsum board or painted masonry block, with interior demountablewalls in the southeast and southwest classrooms. The majority of the building has either suspended acoustic ceilingtiles, or acoustic ceiling finishes. Classrooms and corridors typically have either vinyl sheet or vinyl tile flooring.Carpeting is provided in the library, teachers lounge and administration area, while the main boiler room has a sealedconcrete floor. The gymnasium and stage area both have hardwood flooring. The building's interior finishes are in acceptable condition.
Mechanical Summary:Lake Bonavista Elementary School was originally constructed in 1969 with no subsequent major renovations oradditions. The domestic water, sanitary, and rain water drainage piping is original to the construction of the building.There are backflow prevention devices (BFPs) present on the domestic water supply, boiler feed water supply,external irrigation hose bib, and the main fire protection standpipe system. The domestic hot water system includes anatural gas fired domestic hot water heater and a domestic hot water circulation pump. The building is heated by two central hot water boilers. Heating distribution is through original cast iron piping toconvectors, fan coil units, and unit heaters throughout the building. Three inline pumps (two supply and one backup)circulate heating hot water through the building. There is no air conditioning provided to the building. standpipe system complete with fire hoses throughout the building. The stage is protected by a wet-pipe sprinklersystem. Fire extinguishers are located in fire hose cabinets throughout the building. The following are recommended actions for the next five years, including scheduled replacements: - Repair sanitary vent stacks that have become clogged with roofing tar. - Replace all seized gate isolation valves in boiler room that service domestic water, hot water and fire protectionsystems. - Test and repair natural gas system that was potentially damaged due to vandalism. - Repair air intake screen and dampers on roof that was damaged due to vandalism. - Upgrade building control system to full BMCS to eliminate interface issues that are occurring due to the presence ofconflicting control systems. - Provide a separate thermostat for rooms 7 and 8 (rooms 131 and 132 on CBE building plan) and provide separatehot water supply loop to eliminate under/overheating of the two rooms due to their south facing windows. - Replace finned tube radiation Other elements that will reach or exceed their theoretical lives within the next five years appeared to be in acceptablecondition at the time of the site visit. Overall the mechanical systems in the building are in marginal condition.
Electrical Summary:The building has an original 600 Amp, 120/208 Volt service which feeds lighting, power receptacles, and mechanicalequipment in the building. The electrical sub-panels and wiring are generally original to the construction of thebuilding. All observed wiring was in conduit. The building is protected by a fire protection system that was upgraded in 2010 which controls fire alarm bellsthroughout the building. Initiation in the building is by manual pull stations, heat detectors, and smoke detectors. Interior lighting is provided by T8 fluorescent technology throughout the building. Exterior lighting is provided byincandescent fixtures located at entrances around the building. Emergency lighting has been upgraded in 2010 alongwith fire protection system. The building has a Silent Knight security system, which is externally monitored, a Norstar Meridian telephone system,a Bogen public address system, a Bell fibreoptic internet service, and a hardwired and wireless Local Area Network. The following are recommended actions for the next five years, including scheduled replacements: - Determine cause of premature failure of T8 lamps and ballasts and conduct needed repairs - Enhance motion sensor coverage in the library Other elements that will reach or exceed their theoretical lives within the next five years appeared to be in acceptablecondition at the time of the site visit. Overall the electrical systems in the building are in acceptable condition.

A wheelchair accessible washroom stall is provided in both the boys' and girls' washroom on the east side of the building.
The site contact indicated that all asbestos-containing materials had been removed from the building.
Suspected PCB-containing equipment identified within the building include fluorescent light ballasts and otherelectrical/transformer equipment.
No visible signs of suspected mould growth were observed in the building during the site visit.
