Constructed in 1959 this one-storey 4 room school had an original area of 584 s.m. In 1961 two additional classroomswere added with an additional area of 202 s.m. In 1963 a gymnasium and gym storage room comprising of 200 s.m. wasadded to the west end of the building. There are 4 portables attached to the building via a link and storage room on thenorth side. Total building area is currently 1350 s.m.
General Summary:
Structural Summary:Foundations consist of concrete piles and grade beams. HSS steel posts support a parallel chord sloping roofjoists/trusses over the classrooms. Roof is a metal Q-deck. The gymnasium has grade beams between concrete pierssupporting precast columns and an precast concrete roof 'T' system. The structure is in acceptable condition.
Envelope Summary:The building consists of exterior brick walls and stone cladding throughout. In 1990 the classroom exterior walls we5rereplaced with new aluminum windows and brick cladding. The exterior precast columns at the gymnasium are exposedand painted brown. The original BUR roof has been replaced with an SBS membrane and new prefinished metal capflashing and metal downspouts.The envelope is in acceptable condition
Interior Summary:The interior has brick clad walls around the classrooms. Original clerestorey windows at the corridor have been coveredwith drywall. Drywall partitions occur in the office area. Classrooms have sloped suspended ceiling tiles and oldercarpeting. The washrooms have their original ceramic floor and wall tiles which are in good condition. The interior is inoverall acceptable condition.
Mechanical Summary:The school has 2 Supper Hot boilers 720,000 each replaced in 2004, 1 large air handling unit, 4 fan coils and onedomestic hot water tank. The building is serviced with municipal sanitary sewer, storm sewer, domestic water andnatural gas. Heating is supplied through piping from the boilers to fan coils, and heating coils in the air handling unit.Classrooms and common areas get supply air from perimeter heat boxes with door and upper wall return. The grill inroom # 102 is blocked off and needs to be cleared. The systems are working satisfactorily with no major concerns atthis time.
Electrical Summary:120/240 V, 200A 1 phase 3 wire main distribution, underground feeders. Panels from various manufacturers at locatedthroughout the building. Interior lighting is mainly florescent with metal halide on the exterior. Emergency Battery Packsare located as required as well as incandescent exit lights. The fire alarm system is an Edwards 6500 and there is aSilent Knight Security system utilizing motion detectors. The phone system is Nortel and the PA system is a Raulandproduct requiring replacement. Cat5 data links are available throughout. Overall the electrical system is in acceptable condition.
