St. Mark is an elementary school constructed in the year 1974. It is a single story structure with a gross area of2286m^2. This includes a portable section attached to the south side of the building.

General Summary:

Structural Summary:This building was constructed in 1974. The building is sitting on concrete foundation walls with load bearing masonry wallsrunning up to an OWSJ roof construction. This building is a single story structure and it is in an overall acceptablecondition.

Envelope Summary:The exterior walls are constructed with concrete block, painted. With similar type of concrete block accent pillar plow outto deviate the long wall. Siding for the canopy and articulation at the window area. Windows are older version of dark bronze anodized aluminum frame 2 pane vented windows with expanded metal meshin front. Roofing observed as two ply modified bituminous membrane system. Exterior envelope is failing (single wythe concrete block) and requires upgrading, windows and doors require upgrading .The envelope is in need of some repairs, but it is overall in acceptable condition.

Interior Summary:Floors in common areas and classroom are vinyl and sheet flooring. The administration area is carpeted. Quarry mosaictile in washroom areas. Walls are painted concrete block and gypsum board wall. In some area with fabric finished wallpanels. Replacement of some interior finishes required, some work required to address code issues. Overall the interiorsare in an acceptable condition.

Mechanical Summary:Heating is provided by 8 gas fired boilers feeding perimeter radiation and a heating coil within the single Air Handling Unitserving the site. The control system is pneumatic. Classrooms have been altered from original heating zones. Thecurrent heating zones are too large and will result in poor temperature control. Domestic hot water is provided by a gas fired DHWH installed within the last 5 years. Plumbing, sanitary and domesticwater lines are in satisfactory condition. Mechanical systems are generally in reasonable condition however the building doesn't meet current code requirementsin regards to sprinklers, fire extinguishers, gas pipe identification and Boiler room ventilation. Overall the Mechanical System is in Acceptable condition

Electrical Summary:This school has a 400 Amp 120/208 Volt Westinghouse electrical service that feeds five branch circuit panels throughoutthe building. Electrical switchboards and branch circuit panels are in good condition. New interior florescent fixtureswith T8 lamps & electronic ballasts are recommended. Exterior parking receptacles have been damaged and should berepaired in the near future. Emergency battery packs and exit lightings should be upgraded. Over all the electricalsystems are in acceptable condition for this particular school.
