Evaluator Name:

A single storey waste water pump station building was constructed in 1965. The building is approximately 9 squaremeters. The building is used as a waste water pump station. The site was snow covered at the time of theassessment.

General Summary:

Structural Summary:The building is constructed on a poured concrete foundation on concrete spread footings. A concrete slab on grade isprovided for the floor. The exterior and interior walls are constructed with concrete block, which supports the roof. Theroof is constructed with metal Q-decking and open web steel joists (OWSJ), The structural components are in overall acceptable condition.

Envelope Summary:The building exterior walls are constructed with concrete block. It is unknown whether or not insulation is provided.The roof is provided with a built-up bituminous roof with asphalt and gravel. Wood shingles are provided near theroofline of the building with wood soffits. A painted metal door with a painted metal frame is provided. Work anticipated in the next five years involves replacing the exterior metal utility door, the wood shingles, the built-upbituminous roof, and the metal gutter and downspout. The envelope components of the building are in overall acceptable condition.

Interior Summary:The interior walls are provided with painted concrete block. A painted metal utility door and metal frame is provided. Apainted poured concrete slab floor is provided. The ceiling in the building is provided by painted open web steel joistsand metal Q-decking. The interior components of the building are in overall acceptable condition.

Mechanical Summary:Two corrugated steel sump pits with sump pits with sump pumps are provided to lift the waste water from one lowelevation sump pit to a higher elevation waste pipe system, allowing it to continue to flow down gradient. An exhaustfan is provided through the roof. No heating is provided to the building. Work related to the mechanical components of the building in the next five years includes replacing the backflow. Overall the mechanical is in acceptable condition.

Electrical Summary:The main electrical is fed from the Power House. The building is provided with a Federal Pioneer panelboard. Thelighting consists of two interior T8 fluorescent light fixtures and exterior HP sodium lights. A smoke detector is providedand is monitored by the Power House fire detection system. Major works with respect to the panelboard, light fixtures, and smoke detector are anticipated within the next fiveyears. Overall the electrical elements are in generally acceptable condition.

The main entrance faces east and is accessed via a concrete sidewalk. The building is surroundedby grassed areas and mature trees/bushes, and an asphalt parking lot.
