The Banting and Best Elementary school was developed in 1980, with 2397 sm of space, and eight portableclassrooms were added shortly thereafter. No further additions were completed for the school, and by the late 1990'sall the original portables had been removed. Finally, in 2006, two new portable classroom units were added. Thisresulted in a current total area of 2549 sm. The building is one storey, with a small mechanical mezzanine. Theexterior of the school is a combination of brick masonry veneer, horizontal ribbed prefinished steel siding, anodizedaluminum windows and painted steel doors and frames. The original roof has been replaced with a two ply SBSmembrane. The interior is constructed of durable materials and has been well maintained. The capacity of this schoolis 275 students and the current enrollment is 260, in grades K to 4.

General Summary:

Structural Summary:Foundations for this school building are primarily concrete spread footings and reinforced concrete grade beams, withconcrete slab floors on grade. Walls are primarily concrete block masonry, with some gypsum board partitions. The roofstructure is steel beams, open web steel joists, and ribbed steel decking. The mechanical mezzanine is a reinforcedconcrete slab. No major upgrade work, associated with the structural components, was identified with this building, andno settlement or movement has been noted. Overall the structure of this school building is in acceptable condition.

Envelope Summary:The exterior of this school building has a finish of modular brick masonry veneer, on concrete block supporting wallconstruction. A broad fascia is constructed of prefinished horizontally ribbed steel siding. The window units aresealed double glazing, in anodized aluminum frames, with some awning vents in classrooms and offices. Exteriorentrance doors are flush steel in pressed steel frames, with a paint finish. The original built-up asphalt roof wasreplaced with an SBS membrane. Overall, the building envelope is in acceptable condition.

Interior Summary:Interior division in this facility is mostly concrete block masonry, with some partitions constructed of metal stud framingand gypsum board finish. All interior walls and partitions are painted. There are a number of folding vinyl accordionpartitions utilized to close off some open plan classrooms. Flooring is mostly vinyl composition tiles, with offices andlibrary finished with carpet. There is some ceramic tile in the washrooms,change rooms and showers. Thegymnasium is provided with a cushioned wood sports floor finish. Ceilings are primarily suspended T-Bar and lay-inacoustic tile. Washrooms, janitor rooms, storage rooms, and locker rooms are painted gypsum board. Interior doorsare mostly solid core wood in a pressed steel frames, painted. There is a considerable amount of plywood millworkthroughout, finished with plastic laminate and paint. Overall, the interiors of this school are in acceptable condition.

Mechanical Summary:This facility has two Bryan hot water boilers with circulation supply and return pumps for hot water perimeter fin tubeheating. there is a Trane air handling unit with a return air fan and outside relief air. This AHU is equipped with aheating coil, DX air conditioning coil and humidification. The condensing unit for the DX coil is located on the roofoutside the mechanical room. . The Gym has its own Trane air handling unit with return and outside air. There is Reliefhoods on the roof and a unit heater in the gym for supplemental heat. Domestic water is provide by a 75 mm watermain with dual RPBP. Domestic hot water is provided by a gas fired water heater with circulation pump located in themechanical room. Overall the mechanical systems appear to be in acceptable condition.

Electrical Summary:The main service in this school is a 800 amp 120/208 volt 3 phase 4 wire Westinghouse main distribution panel. Thereare several Westinghouse 120/208 volt 3 phase 4 wire branch circuit panels installed throughout the school. The firealarm system was upgraded in 2003 to a Mircom 1000 non addressable panel. The lighting within the school isprimarily made up T12 fluorescent fixtures complete with magnetic ballasts. The emergency lighting is accomplishedwith the use of a Dual Lite Inverter. All of the data cabling and the wireless network were installed in 2009. The datacabling consists of CAT5E cable. The paging system is the original Bogen system and connected to the Nortel NorthStar telephone system. It would be recommended to upgrade the following items in the next 5 years: Upgrade the gymnasium mercury vapor high bay fixtures to T8 fluorescent fixtures. Upgrade the emergency lighting Dual Lite inverter to battery packs. Overall the electrical systems are in acceptable condition.
