Patrick Airlie Elementary School was originally a 1 1/2 storey structure, constructed in 1957. In 1960 a two storey, 4 classroom addition was added to the south end of the building. In 1986 a one-storey addition (primarily the main office area) was added at the north-west end of the original school. The school has a total building area of 2520 square meters.The school includes 10 classrooms, a gymnasium, a computer room, a library and administrative offices. Two portables are attached and linked to the east elevation of the school. The 2009 student enrollment - 200
General Summary:
Structural Summary:Concrete foundation walls on concrete footings throughout. The building has cast-in-place concrete slabs-on-grade with conventional steel reinforcement. The basement walls in the 1957 Boiler Room consist of a poured in place concrete assembly. The gym and 2nd floor of the 1957 & 1960 Sections are framed in wood construction & structural steel beams. Structural load bearing masonry walls, structural steel & concrete columns and beams are located throughout the building. The roof is framed with either wood joists, including Glulam beams in the gym or OWSJ's & metal decking. Overall the structural elements are in acceptable condition. Recommendations: - Replace canopy at gymnasium exit doors - North elevation
Envelope Summary:The majority of the exterior walls have a masonry block wall assembly with a paint finish.should be replaced. Prefinished vertical metal siding is located on the west wall of the gymnasium and around the perimeter top of the 1986 addition. Thetop of the firewalls have a cement plaster finish above the roof line. Expansion control joints are located at the intersections of the additions. Building sealant is located between the exterior masonry walls, windows & door assemblies. The exposed concrete block walls, stucco and wood have a paint finish. The interior face of the exterior masonry walls has a concrete block wall assembly. Prefinished mechanical louvers are located on the exterior walls. The 1957 and 1960 sections have a wood fascia and wood soffit. The 1986 section has prefinished metal soffits. The windows in the 1986 section comprise of aluminum framed double pane windows with operable awning units. The windows on the 1957 and 1960 Section are wood framed with fixed and operable awning units. The entrance doors in the 1986 section comprise of painted steel doors & frames. The exterior doors in the 1957 and 1960 section have painted wood doors in painted steel frames & single pane glass panels. Roof sections A,B,C & D have a modified bituminous membrane roof assembly (SBS). The 1986 Section has a conventional built-up roof assembly. External metal gutters & downspouts are located at the edge of the sloped roof sections. One metal framed acrylic skylight is located above the main entrance in the 1986 Section. Roof hatches and metal ladders are located on several sections of the roof. Overall, the building envelope is in marginal condition. Interior Summary:Interior partitions in the gymnasium, corridors, classrooms, washrooms and vestibules typically consist of a painted masonry block walls. The offices and stage area, typically consist of metal framed gypsum board walls. A demountable partitions is located between the stage area and gymnasium. The stage area has been converted to a storage area. Interior steel framed windows are located in the administration office area. The interior swing doors generally consist of solid core doors with a sealed or paint finish in a painted steel or wood frame. The doors in the corridors and stairwells are either solid wood or hollow metal doors in painted steel frames and wired safety glass panels. Glazed side-lights andtransoms are located in most corridors. Tackboards and whiteboards are located throughout all teaching areas and corridors. Prefinished metal washroom partitions are located in all boys & girl washrooms. The room number or room name is mounted on or above the interior doors. The washrooms are equipped with typical washroom accessories: Papertowel dispensers, toilet paper dispensers, hand-soap dispensers, waste bins and mirrors. The stairwells in the original 1957 section have a poured in place concrete assembly. The stairwells to the stage area are framed in wood construction. The interior stairs have a rubber finish on the treads. The stairwells have steel railings and handrails. The stair handrails do not conform to the current Alberta Building Code. A ceramic tile wall finish is located behind the urinalsof the boy's washooms. Perforated wood panels are located in the gymnasium. The interior partitions throughout the school have a paint finish. Painted/sealed concrete floors are located in the utility rooms and vestibules. Ceramic floor tile is located below the urinals in the boy's washrooms and main entrance vestibule. Mechanical Summary:MECHANICAL SUMMARY (October 2009) Primary building heating is provided by two natural gas fired steam heating boilers which supply the building hot water heating system, including the air handling unit heating coil and the building heating terminal units (force flow convection cabinets, finned tube radiation cabinets, and unit ventilators). Building ventilation is provided by one air handling system serving the c.1986 building addition (the office area), and by unit ventilators in the classrooms, the library, the computer room, and the staff room. Ventilation for the gymnasium is provided by an exhaust system and fresh air infiltration. The air handling system for the c.1986 building addition is a constant volume mixed air system and there is no return air fan. The air handling unit is equipped with a steam heating coil, filters, and dampers. The fresh air supplied to the building by the air handling unit and the unit ventilators is balanced by the exhaust air flow from the air handling unit and from six roof mounted exhaust fans. Building HVAC equipment actuators and thermostats are generally pneumatic, and the control air supply system consists of an air compressor mounted on an air receiver tank, and includes a refrigerated air dryer. Washroom plumbing fixtures include toilets, lavatories and urinals. There are 14 toilets (nine vitreous china floor mounted flush valve type toilets and five vitreous china floor mounted tank type toilets), six urinals (six wall mounted vitreous china flush valve type urinals), and 14 lavatories (two wall mounted vitreous china lavatories and 12 counter

mounted stainless steel lavatories) in the building. Other plumbing fixtures in the building include drinking fountains (9), various sinks (14), and a shower stall. One natural gas fired domestic hot water heater provides domestic hot water for the building lavatories, sinks and shower. Fire protection for the building consists of fire extinguishers located throughout the building on wall mount brackets (ABCtype fire extinguishers). Current mechanical system requirements include replacement of the domestic hot water heater, replacement of the two steam boilers (as part of converting the building steam heating system to a hot water heating system), upgrading of the gymnasium ventilation with the installation of an air handling unit and an air distribution system, conversion of the building steam heating system to a hot water heating system (including replacement of the steam distribution system and steam heating terminal units with a hot water distribution system and hot water heating terminal units), replacement of the building exhaust fans, the addition of an exhaust fan for the staff room kitchen area, replacement of the unit ventilators with an air handling unit and an air distribution system, and replacement of the original pneumatic controls. Overall, the building mechanical equipment and systems are in Acceptable Condition.
Electrical Summary:The incoming hydro service to Patrick Airlie Elementary School is a 120/240V, 1-phase, 3-wire overhead service. A maindisconnect (600A/F500A) and splitter are located in the boiler room. Individual motor starters provide power for the mechanical equipment. The wiring in the building is typically standard wiring in conduit. The interior fluorescent lighting fixtures are T8 fixtures with electronic ballasts. The exit lighting in the building consists ofLED exit signs. The emergency lighting is fed from battery powered emergency lighting units. The exterior lighting consists of surface mounted HPS fixtures and incandescent lighting fixtures. The building is equipped with a Notifier AFP-200 fire alarm control panel. Detection and end devices include, smoke and heat detectors, combination bells/strobes and pull stations. The various communications and security systems within the school include; a Silent Knight security system that monitors motion detectors and the exterior doors, a Bogen P.A. system and a Nortel Meridian telephone system. A wireless network system has been installed within the school. Hard wired data network systems have also been installed. It is recommended, as routine maintenance, that a program for annual examination of major electrical components be instituted. Maintenance should include thermographic scans for hot spots and power shut down to allow examination of interior components for accumulated debris and signs of corrosion. The main concerns for Patrick Airlie Elementary School are: - 120/240V main service for the building is aged. - Boiler room branch circuit panelboard is aged. Replacement breakers are not available. - Original lighting switches are aged. - Incandescent exterior lighting is not energy efficient. Fixtures are aged. A study is recommended for the electrical branch wiring. Overall the electrical systems for Patrick Airlie Elementary School are in acceptable condition.

Portable Unit 60/67 - Age 1960- Area 80m2 Structure: - Wood frame construction with concrete piles bearing on undisturbed soil. Envelope: - Cladding -A painted plywood sheathing skirt with vents is located at the base of the elevation. The exterior skin has a stained & painted wood & metal siding finish with wood framing construction. Metal screens are located on the roof and windows. Galvanized metal flashings at roof parapet. - Windows - The exterior windows (4) are aluminum frame fixed windows (original). The windows have protective metal screens. - Roof Covering - The roof has a built-up roof assembly with wood deck. - Exterior Doors - Painted wood door & frame assembly are located in the common corridors.(1 doors) Interior: - Flooring - 100% Sheet Vinyl - Ceiling - Exposed wood structure with 12"x12" acoustical tiles - Walls -wood paneling with wood wall construction. - Interior Doors - Painted steel door & frame assembly - Equipment - Chalkboards, tackboards, open wood shelving, wall mounted coat hooks & curtains. Mechanical Summary The portable is heated by a natural gas fired forced air furnace (replaced in c.2009) with a supply air distribution duct system that runs along one wall just below ceiling level. The furnace is controlled by a digital thermostat. The furnace is located in an enclosure in one corner of the portable. The enclosure has an exterior combustion air supply for the furnace and a fresh air supply for the portable. The portable has a wall mounted exhaust fan. Storm drainage from the sloped portable roof is collected by two roof scuppers with downspouts discharging to grade. Fire protection is provided by one fire extinguisher in the common corridor which provides access to the two portables. The mechanical elements for portable classroom 60/67 were found to be in acceptable condition. Electrical Summary A 120/240V GLC-84 panel (c/w 60A, 2Pmain breaker) has been provided for the portable classroom. The lighting fixture within the classroom is a surface mounted T8 wrap-around fluorescent fixture. A P.A. speaker, telephone, battery clock and phone have been provided in the classroom. The portable classroom is connected to the school fire alarm system and battery powered emergency lighting has been provided. The electrical elements for portable classroom 60/67 were found to be in acceptable condition.
