Off the plan apartment protectionsThe NSW government has proposed two measures to protect buyers who purchase off-the-plan apartments from sunset clause cons.

Sunset clauses in some real estate contracts allow vendors to rescind a contract if construction runs more than a year over expected completion time, with the NSW government stating some developers purposely delay works to cancel the contract and then re-sell apartments at higher prices.

Innovation and Better Regulation Minister Victor Dominello has outlined two options to protect buyers, and is inviting public comment over the next month.

He suggests a term in all off-the-plan contracts, only allowing the purchaser to rescind, or to imply a term whereby if the vendor cancels a contract under a sunset clause and then resells the unit within a certain period of time, then the purchaser is entitled to damages equal to the difference on sale price between the two contracts.

“There is significant concern about the way sunset clauses are being used to rescind off-the-plan contracts,” Dominello said. “Purchasing a property is a life-changing decision, and we need to ensure consumers are protected against exploitative practices.”

Stockland Shellharbour Installs Australia’s Largest Rooftop Solar SystemStockland has celebrated the success of Australia’s largest single rooftop solar system at Stockland Shellharbour, with NSW Minister for Industry, Resources and Energy, Hon. Anthony Roberts MP, and NSW Environment Minister, Hon. Mark Speakman MP, visiting the centre for a rooftop tour.

The Stockland Shellharbour solar system, switched on in May this year, has already generated over 400,000kWh of energy for the centre, with the system on track to meet its target of 1.74 million kWh per year.

Marking Stockland’s focus on sustainability, the company today announced it is planning a further three additional solar panel projects at shopping centres in Western Sydney and Western Australia.

Stockland invested more than $2 million in the solar Photo-Voltaic (PV) installation at Shellharbour which also generated more than 50 jobs during the six months of construction, with close to half of the contractors from the local Illawarra area.

The system comprises 3,991 PV panels installed on the roof across a total surface area of 7,658 square metres – similar in size to a football field. On average, the system generates 4,789 kilowatt hours (kWh) per day – enough to power 280 homes and 28 per cent of the centre’s daily base building power requirements.

NSW Minister for Industry, Resources and Energy, Hon. Anthony Roberts MP, said Stockland’s solar panel system highlighted business confidence to invest in renewable energy across the State.

“I am proud to see the nation’s largest solar panel system right here in New South Wales, generating cleaner, greener energy, local jobs for the region and cost savings for business owners,” Mr Roberts said.

“The NSW Government congratulates Stockland for investing in a clean, secure and affordable energy

supply at Shellharbour and setting an example for other businesses to follow.”

NSW Environment Minister, Hon. Mark Speakman MP, also congratulated Stockland for its commitment to using renewable energy which will deliver both environmental and financial benefits.

“I am delighted to be here to see first-hand the size and scale of Stockland’s rooftop solar system. Construction of this commercial solar project is an important step for renewable energy in New South Wales, bringing with it environmental benefits, new jobs and a bright future for the renewable energy sector. This system is already generating enough energy to power 280 homes per day and will continue to offset around 1,700 tonnes of CO2 annually,” Mr Speakman said.

John Schroder continues, “We truly believe in the ability for sustainable practices to change the energy landscape in Australia and this system is an important step in that direction within the large scale commercial property arena. We continue to find innovative ways to improve our sustainability performance to deliver both monetary returns to our shareholders and long-term shared value benefits to our customers and other stakeholders in the communities we help to create and grow.”

The Stockland Shellharbour solar system is just one of a number of sustainability initiatives led by the diversified property company. Stockland issued the first Green Bond by an Australian corporation earlier this year which has assisted in funding the solar project. Stockland also has the largest number of Green Star rated shopping centres in Australia and yesterday released its 2015 Annual Review, highlighting key sustainability targets for the coming year.

Google revolutionising the environment, one roof at a timeGoogle Inc, the American technology giant, has an unofficial corporate motto – Don’t be evil. Sounds simple enough but you have the world’s internet search data under your belt, it must be difficult sometimes.

So what do you do when you’re taking a lot of criticism over your stances on net neutrality, copyright, censorship and privacy, to be seen as “not evil”?

Easy! You save the planet – one roof at a time. Well when we say “easy”, it’s easy when you’re worth a little over US$130 billion and employee 55000 of the best minds in the world.

Google has created a pet project to do just that. It’s called Project Sunroof.

Project Sunroof uses Google’s sophisticated mapping systems and combines it with information from other databases to perform an analysis of a properties roof and recommends a solar panel installation to generate close to 100% of the homes electricity usage.

The system computes how much sunlight hits the properties roof in a year by creating a 3D model of the roof and casts shadows from nearby structures from all possible sun positions. The system is so clever that it also uses historical cloud and temperature patterns to see what affect they may have on solar production.

At the moment, Sunroof is only available to a select few areas of previously mapped residential areas in the San Francisco Bay area, Fresno in California, and Boston, Massachusetts.
