Former home of Mick Williams sells for $2.5mThe former Mount Pleasant home of the late Marsden ‘‘Mick’’ Williams has sold for $2.5 million, setting a record sale price for the suburb.

The well-known Illawarra businessman spent his whole life living in the region and contributed to many community projects and infrastructure.

Selling agent Ben Baaner of Ray White Wollongong said the property was sold to local buyers who wish to remain anonymous. “The home was sold before the property had even been put to the market and the contracts were exchanged last week,” he said. “I feel privileged to have been involved in the sale of this unique property.”

Mr Williams had a 60 year affection with Japan, a country he visited regularly, and this was reflected in the outdoor design of the Mount Pleasant home which featured gardens that perfectly blended the Australian bush with Japanese-style gardens.

He started his first company, B&W Steel, in Wollongong in 1939 on the day World War II broke out. After the war, he established Allied Constructions and was later involved in the formation of Transfield Pty Ltd.

In 2006, he donated $3 million to the University of Wollongong’s new Graduate School of Medicine to honour his late wife, Roberta. The money was used to set up the Roberta Williams Chair of Medicine (General Practice).

Mr Williams passed away on September 4, 2013, aged 97. He is survived by his partner and three sons.

Don’t put the cart before the horseFor people who already own Real Estate and are contemplating a sale and purchase, Director of MMJ North, Roger Hughes offers some advice to help with the process.

It would be lovely to think that all our decisions would be made in a logical and objective manner but when we are buying a place to live in, as opposed to an investment, often a bit of emotion creeps in. This is natural but can sometimes lead to people making some unwise moves.

If space is an issue and you like the area or street you are in, first determine whether extensions/renovations are feasible. An experienced agent can comment on the likely worth of the finished product and warn you against some common design mistakes. Are you over capitalizing for your area? Is there enough yard left for the size of the home?

Gain an accurate appraisal on your own home. You should get a full list of recent sales of comparable homes in your area as well as a list of home currently on offer similar to yours. This will also include a detailed list of your changeover costs, e.g. stamp duty, agents fees, solicitors, loan fees etc. This appraisal is free of charge.

Look around the market place at properties that you think may suit, perhaps they have the extra bedroom or second living area you are after. Maybe it’s a villa you desire. Opens are a great way of doing some quick fact finding. Write down the details, price features, pros/cons.

Once you are convinced that you will find something in the bracket you are looking, put your home on the market… I can hear you now… “ but we haven’t found the perfect home… we will sell and end up on the street.”

The worst thing that can happen when you are not in a financial position to buy is to find your ‘dream home’. Remember that little thing called ‘emotion’. It makes people say and do some downright financially dangerous things.

Building approvals could reach all-time highAccording to statistics gathered by the Housing Industry Association (HIA), building approvals could reach an all-time high in 2014.

Seasonally-adjusted building approvals reached 188,153 in the preceding year up to March 2014. To place that into perspective, this is higher than previous peaks during the years up to April 2000, May 2004 and October 2010, which saw building approvals shoot up to 179,721, 183,825 and 182,446 respectively. It is only marginally lower than the historical highs of 189,140 in May 1989 and 194,237 in October 1994.

Every state and territory experienced some growth in approvals, other than the Northern Territory. New South Wales saw the biggest increase, at 42. 9 per cent.

Detached houses continued to make up the chief proportion of new approvals, representing 58.6 per cent of total approvals. While slightly under their 10-year average of 65.3 per cent, this is still a substantial number.

But representing a shift in composition of new home building, it is multi-dwelling units, particularly units in buildings with four storeys or more, which are what the HIA refers to as the “overwhelming driver of growth” in building approvals. These made up a 24.5 per cent of total approvals this quarter, well over its 10-year average of 15.3 per cent.
