Supporting homeless youth in our region The team at Colliers International Wollongong are encouraging the local community to come out and support the annual Ride Around The Lake on Saturday 3rd May, 2014. Ride Around The Lake is a charity cycling event that raises funds for Lighthouse Youth Initiative. The ride starts and finishes at Lakeside Park in Kanahooka.

Marcelo Ramirez, Associate Director of Colliers International Wollongong said they recently came across this great local charity which supports homeless youth in our region. “The Lighthouse Youth Initiative helps break the cycles of youth homelessness in the Illawarra by accommodating and supporting homeless youth aged between 16 and 24 years,” he said. “They also provide training and employment related experience for disengaged youth.”

Managing Director Simon Kersten said that when they asked what they could do to assist this great cause, Lighthouse Youth Initiative informed them about their annual fundraiser, Ride Around the Lake. “It is a great family day out where you can do a 10km ride along the lake foreshore or a 40km ride around the entire lake,” he said. “ We are delighted to support the event.”

Swimming pool compliance extension Property owners with swimming pools have secured more time to ensure their pools and spas are compliant, with the Real Estate Institute of New South Wales having worked with the government to extend out the deadline.

From 29 April 2015, all properties with a backyard swimming pool or spa that are sold or leased will need to have a valid swimming pool compliance certificate. Previously, this had been April 2014.

The additional twelve months provides property owners with more time to ensure that their swimming pool is compliant before their property is sold or leased.

A copy of the valid Certificate of Compliance or relevant

occupation certificate will need to be attached to the sale contract or new residential tenancy agreement to sell or rent any property with a swimming pool or spa pool.

Borrowers warned of interest rate hikes by late 2014 By the end of the year borrowers will be facing higher interest rates and higher resulting costs, Finder.com.au is warning.

While a recent survey of economists and banking experts predicts the Reserve Bank will keep the cash rate on hold in the immediate future, almost half of the 11 surveyed expect the rate to rise in the last quarter of the year.

Those who tipped an increase suggested that the rise might be on Melbourne Cup Day, with experts from Commonwealth Bank, Commsec, HSBC, ING Direct and St George Bank agreeing with a late-year increase forecast.

Money expert at Finder.com.au Michelle Hutchison, said investors should plan now. “If the official cash rate does increase by the end of the year, it’s likely that we will see home loan interest rates start creeping up before then,” she said. “It’s a good idea to review your budget and factor in higher costs now, before interest rates rise.”

Mrs Hutchison reminded those looking to buy to factor in a buffer for if interest rates do increase. “Despite rates not appearing likely to move until at least the end of the year, now is the time to plan for a rate rise,” she said.

The recommended buffer to factor in is for two percentage points in upwards movements, or for a $300,000 loan – an extra $400 per month.
