Low supply and high demand has created a dynamic real estate
market here in Northern Colorado. Of the 794 single family homes listed on the market in Fort Collins, 460 are under contract. Compet-ing offers and bidding wars are common at price points below $350,000. As a result, homes are selling for more than asking price. In the Fort Collins market, 58% of all of the homes sold in April had a final sales price that was at least list price or above.
There is opportunity for both buyers and sellers in today’s dynamic market. A successful outcome can be achieved with a solid under-standing of the trends in the market and by committing to proven processes. Here is some advice for sellers and buyers today:
Advice for Sellers: Timing, timing, timing
Conventional wisdom has long held the three most important factors in real es-tate to be “location, loca-tion, location.” Important? Of course. But we say tim-ing trumps location if you’re considering selling in today’s market.
Timing matters most when you want to get the most out of your property. Today represents an incred-ible time to sell that will not last.
First off, we’ve arrived at the traditional “high sea-son” in the housing market, as would-be buyers increase during the late spring and
summer months. Next, with relatively few homes on the market today, competition among sellers is low. Invento-ry is down almost 10% com-pared to last year in Northern Colorado. And finally, inter-est rates remain low—for now—which means buyers qualify for larger loans and bring more buying power to the table.
Advice for Buyers: The 7 Keys for Today’s MarketBe pre-approved
A “pre-approval” is much stronger than a “pre-qualifi-cation.” A lender can supply you with a written statement stating the lender’s prelimi-nary determination shows that you qualify for a par-ticular loan amount, based on income and credit infor-mation. Most pre-approval letters are good for 60 to 90 days. Sellers will also con-sider the source of the letter. Avoid obscure lenders and internet-based companies who are not as credible as well-known companies who have proven track records.Be fast and available
Often times the best prop-erties are already under con-tract by the time the week-end comes. The solution is to find time during the week
to look at properties that are fresh on the market. When the right opportunity comes along, act quickly to increase your odds of success.Be full price or higher
In today’s highly competi-tive market where multiple offers are common, buyers are differentiating them-selves by offering more than the list price. In the month of April, 58 percent of all the homes sold in Fort Collins had a final sales price of full list price or higher.Be prepared to escalate

There are seven con-tingencies in the Colorado Contract to Buy and Sell Real Estate. This means that after conducting their due dili-gence, a buyer has seven op-portunities to cancel the con-tract and have their earnest money returned. Appraisers use ‘old’ infor-mation – comparable sales from the past – to make their value determination, while buyers and sellers make their value determination based on the present market and expectations for the future. If a property does not ap-praise for full value, a buyer needs to be prepared with additional cash for the down payment. For example, if a buyer is purchasing a home for $300,000 with a 20 percent down payment and the home appraises for $295,000, the buyer would need an additional $4,000 for the down payment.

Most homeown-ers keep track of changes in the esti-
mated value of their homes. If the estimate increases, does it mean you should increase the limits of your home insurance coverage to accommodate the hike? The quick answer — maybe, maybe not. Why the hedge? It depends on why the value of your home has increased.
The good news? If what increased is the possible sale value, you’re likely in good shape, insurance-wise. The amount of home insurance coverage you need doesn’t change based on real estate prices.
How real estate prices work
Real estate prices focus on demand. The more de-mand there is for a house, the more a seller can ask to be paid. Demand depends on a number of factors and can change over time.
An example: Location is one of the most important factors in real estate. If a home is in a trendy neighbor-hood, a great school district or near desirable shopping or entertainment venues, its market value could be great-er than that of a house in an-other location. On the other hand, neighborhoods can fall off “popular” lists, school districts can be redrawn, and stores and theaters can
close. That same house likely wouldn’t sell for nearly as much.
Most recently, home val-ues have increased in many parts of the country as the real estate market heated back up after the recession. As more buyers enter the market, sellers can demand higher prices.
How home insurance pric-es work
When you buy home in-surance, you don’t base your coverage limits on what you paid for the house. Instead, you buy enough dwelling coverage so that you can re-build what’s likely your larg-est investment in case it is destroyed by a covered event such as fire or wind.
Factors taken into account in arriving at this amount — also called the replacement value of your house — in-clude the size of the house and local construction costs.
Insurance providers then consider the amount of risk presented by a particu-lar home and policyholder. Again, location is important: It determines the types of threats a home can face. For example, it costs much more to insure a home in Tornado Alley than it would for a similar house in a region with less-volatile weather.
One thing that’s not a consideration is the land that comes with the house. In most cases, events that could destroy a house leave the property under it relatively
unscathed. You still own it.
So do I need more insur-ance coverage?
It depends on which val-ue of your home increased. If just the market value in-creased — because more people are buying houses in your neighborhood, new amenities are built there or for some other reason — then you don’t need to boost your coverage.
However, there are two ways the replacement value of your home could change:
• Local constructioncosts increase. If there’s a construction boom in your city, it’s possible that the in-creased demand could send prices soaring. That’s why it’s a good idea to occasionally
