Battle hot temperatures in the gardenIn the cruel heat of recent weath-
er, spring plants that showedpromise are giving up on the sea-son. The Bok Choy is bolting, let-tuce is limp and the peas are con-vinced it’s the Armageddon, burn-ing out before they produce enoughfor a decent stir fry.
Hot temperatures caught manygardeners by surprise, and if you’refearing for the plight of your leafygreens and salad makings, try a fewtechniques to keep that gardengoing.
Water is the key to cool rootsand healthy growth, but using anoverhead sprinkler in our semi-aridspot means you lose a lot of mois-ture through evaporation. Set outdrip lines instead of using the sprin-kler to deliver water right where theplant needs it, on the soil.
Drip emitters or bubblers shouldbe placed close to the plant they arewatering, while soaker hoses areideal for snaking through the gar-den along rows of plants. Overlylong hoses lose water pressure to-
ward the end, so keep the runsshort – 25 to 50 feet – so waterdrips evenly through the line.
Once you’ve put your drip linesdown, mulch the garden. This helpskeep the soil cool and trap moisturein the ground, preventing evapora-tion and root death. Place mulch di-rectly over the drip lines, or if youwant to prevent weeds from sprout-ing lay down two sheets of newspa-per first, then cover it with 4 inchesof mulch. Be sure to avoid usingglossy newspaper sheets, which canhave heavy metals in the ink.
The choice of mulch is up to theindividual gardener, but in veg-etable gardens where most of theplants are annuals and the mulchwill be changed yearly, soft materialsuch as straw or grass clippings areexcellent. Grass clippings need tostand for three days or longer beforeuse, so pile them up next to yourfence to let your neighbors enjoythe scent of the cooling clippings.
Once the hoses are laid, attachthem to a timer. Many home irriga-
tion systems can run the garden foryou if you’ve got pipes to plot. But ifyou don’t have an automatic sys-tem, telling yourself you’ll remem-ber to shut off the hose before youleave is a recipe for disaster; avoidthis by investing in inexpensive,hose-end timers.
Hose-end timers can be as simpleas single irrigation clocks that runthe hose once then shut it off, or ascomplex as running several zonesthroughout the course of the week.Once you’ve decided which fitsyour budget and desire, hook it tothe hose and house, and run it for15 minutes to gauge how much wa-ter is delivered in that time, andhow deeply. Adjust the run time todeliver a deep soaking of 2 to 4inches.
Check the soil moisture daily tochart how quickly the ground driesin the top 2 inches of soil, and whenit’s dry set the timer to water again.In general, a vegetable garden usesone-quarter-inch of water per day,so run your timer long enough to
deliver approximately 1 inch ofwater every three to four days.
Now that the roots are cool andwater is flowing evenly to the plant,consider tenting tender plants withshade barrier cloth. A loose-wovenmesh fabric that blocks the sun canstretch the life of heat sensitivecrops, such as lettuce, spinach orpeas. Covering the crops like a para-sol, different mesh densities deter-mine how much sun is shaded.
At this time of year, when the soilhas not yet warmed enough to re-flect baking heat back up onto theplants, a 25-percent shade barrierkeeps sensitive plants under the il-lusion of late spring temperatures,despite our sizzling sunshine. Lookfor this at local garden centers, orask them to order it for you.

It has been sitting aroundfor more than 40 years, and wehave decided to sell it becausewe are never going to use it.The pieces are marked “JohannHaviland Bavaria GermanyChippendale.” I have a servicefor 12, including dinner and sal-ad plates, soup bowls, cups andsaucers, plus sugar bowl, cream-er, gravy boat, two serving plat-ters and two serving bowls.What is the value of this chinaset? – P. Dear P.V.: The name Haviland islegendary in the dinnerware trade,but most of the enterprises withthis moniker were located in andaround the French town of Limo-ges. However, Jean Havilandfounded Johann Haviland inWaldershof, Germany, in 1907; hewas the son of Charles EdwardHaviland and the grandson of
David Haviland, the founderof the French company inLimoges.
Jean changed his nameto John or Johann whenhe opened the Bavarianbusiness, and the com-pany remained underthat title until 1924.
The pattern name onthe pieces is Chippendale,and we thought running thisdown would be easy. But itturned out to be more difficultthan we had originally supposed.Chippendale is a plain patternwith no decoration, but the termactually describes the shape of thedishes in today’s question. Thepattern name of this set is WildRose.

Rose dishes not a big sellerQ: My son wanted to refinance his
house, but it was underwater. So he tooka loan against his 401(k) to pay off thesecond loan on the property. He hadstarted to pay back the loan by automaticwithdrawal from his weekly paycheck,but he was suddenly permanently laid offfrom his job.
He called the company that manages his company’s 401(k)plan and was told he has 60 days to pay back the loan in full,cash out the plan or transfer his 401(k) to a new IRA. Also, thecompany he had worked for is fighting paying his unemploy-ment benefits. So that income is on hold until the hearing issettled.
The good news is he will start a new job with the federal gov-ernment at the end of this month, but we don’t know what hecan do about his 401(k) loan. Do you have any suggestions?
A: If you don’t pay back a 401(k) loan within 60 days, the IRSwill treat it as a distribution from the 401(k) and your son will owetaxes and perhaps penalties on the cash. This is why I never recom-mend borrowing from a 401(k) – you just never know when you’regoing to lose or change your job these days.
Your son has two choices: Find a way to pay back his 401(k) ac-count in full within 60 days, or take the loan as a distribution.
Whichever he decides, your son should roll the rest of the ac-count into an IRA. That will give him the opportunity to invest themoney where he deems best and avoid paying taxes on that moneyuntil he really needs it when he retires.

Growing potatoes is easier than you thinkBy Sean Conway

The potato was once considered foodfor the lower class. Today it is one of ourmost popular vegetables, and has been amainstay in American diets since theturn of the last century.
Nonetheless, potatoes have taken aback seat in home gardens to vegetablessuch as tomatoes, zucchini, peppers, cu-cumbers and beans. What most garden-ers don’t realize is that potatoes are oneof the easiest vegetables to grow. Theythrive in a variety of soils and can begrown as easily in small spaces and con-tainers as in an open field.
Although most people are only famil-iar with the few varieties of potatoesthey find in grocery stores, the tubercomes in dozens of types, each withunique attributes, including a range ofcolor and textures. There are blue, red,purple, golden and orange potatoes, andall will grow well in gardens or contain-ers.
One of the bonuses of growing pota-toes is that you can eat them at variousstages of growth. New potatoes, whichare simply young, smaller potatoes, areoften found on roadside vegetablestands, long before the larger maturepotatoes are harvested.
Potatoes will happily grow in averagesoil, so a great deal of preparation is not
really needed. However, the addition ofcompost will improve yield. Avoid usingfresh manure or lime in the soil whengrowing potatoes. Large amounts of ei-ther can increase the incidence of scabon the potatoes by raising or loweringsoil ph too much. Till or spade the soilto a depth of 10 or 12 inches prior toplanting.
If the seed potatoes you buy are smallin size, plant the whole potato. If theyare large, cut them in half, or quarters.Each section should have two or three“growth eyes.” After cutting, let the sur-face callus over before planting to adepth of 1 to 2 inches.
If space is an issue, potatoes can begrown in containers. Start by placing a 6to 8 inches of soil on the bottom of thecontainer. Plant the seed potatoes andwater and place in full sun. Be sure touse a container with adequate drainage.After the potatoes have sprouted and areseveral inches tall, add several inchesmore soil to the container around thebase of the plants. Continue the processover several weeks until the soil level isat the top of the container. Increasingthe soil around the stems of the plantswill yield more tubers below the soil.
Potatoes can be harvested after theplants have flowered and the vines havedied back. After digging potatoes theymust be stored out of direct sunlight. Acool, dark place is best.

Jim Sahnger, a mortgage consultant with Palm Beach FinancialNetwork in Stuart, Fla., says he’s noticed a significant uptick inhome loan activity as rates have fallen.
“People recognize the great value that exists,” he says.Refinance mortgage loan application volume is now at its high-
est level since October 2009, according to the Mortgage BankersAssociation.
David Kuiper, a mortgage planner at First Place Bank in Hol-land, Mich., says refinance activity has “picked up significantly”in his market. He says homeowners who missed out the last timerates hovered near record lows “are making sure they don’t missout again.”
Chris Sipe, senior loan officer at Embrace Home Loans in Fred-erick, Md., also says refinancing activity is strong, especiallyamong homeowners with adjustable-rate mortgages who hesitat-ed to refinance earlier.
Previously, these borrowers held back because rates on fixed-loan mortgages remained at least 1 percent higher than the rateon their current ARM. That fact made them reluctant to tradetheir current low payment for the future long-term security andstability of a fixed-rate mortgage.
“This dip has allowed them to jump on a fixed rate that is amuch more reasonable increase over their current rate,” Sipe says.
However, not all is well in the world of home loans. While refi-nancing activity is red hot, new purchase mortgage loan activityhas dropped sharply throughout the past month and is now at itslowest level since April 1997.
Despite such gloomy purchase numbers, all three mortgageprofessionals have high hopes for summer home sales.
“I’m very optimistic about summer sales here in west Michi-gan,” Kuiper says.
First-time homebuyers continue to enter the market in Michi-gan, despite the recent expiration of homebuyer tax credits, hesays. He also has seen “increased construction activity and sec-ond-home purchases.”
Sipe says home shoppers remain patient, but are willing to actquickly if they see something they like.
“Inventories are high, and prices and rates are still low,” Sipesays. “I don’t see these factors changing anytime in the foresee-able future. That is going to drive demand more than anythingelse.”
How good are the incentives to buy right now? Sahnger saysmortgage rates and housing prices are both so low that “the costto rent can be more expensive than the cost to own.”
Sahnger did a little investigating in his neck of the woods,Florida’s Treasure Coast. He looked on Craigslist and found a1,300-square-foot, three-bedroom renting for $1,000. The homedoes not have a pool or garage and is “not (in) the best part oftown.”
Then, he found a three-bedroom, two-bath home in a nicer partof town for sale at around $155,000. The home has a pool and atwo-car garage.
Sahnger arrived at a monthly payment of $1,054 for the secondhome, including the cost of principal, interest, taxes, homeown-ers insurance and mortgage insurance at 90 percent loan-to-value.
After crunching the numbers, Sahnger says the decision to buythe second house instead of renting the first becomes a “no-brain-er for those qualified to move forward.”
“( T h e re ’s) no comparison between the two,” he says. “Plus,you get the tax deductibility on the interest, taxes and PMI.”
In fact, in light of today’s low prices and rock-bottom mortgagerates, Sahnger says “this is really the best opportunity we’ve everseen” for homebuyers to get a good deal.

Jyoti always has her head in the clouds – l i t e r a l l y.From her early work as a bush pilot in Alaska toher current job as a pilot with a major airline, shehas spent a lot of time soaring above the rest of us.But when she’s not at 30,000 feet and has her feetplanted firmly on the ground, Jyoti enjoys a casuallifestyle that includes relaxing at home and enter-taining friends.
She likes her small, 100-year-old home, but wasunhappy with her main-floor living space. Thedark living/dining room had an awkward layout,splintering wood floors and a big, nonfunctioningeyesore of a fireplace. With its cramped layout anduncomfortable seating, the space was far from thewarm, welcoming place Jyoti longed for. So shehanded me the controls and asked me to design abright living space in which she could kick back onher own or comfortably entertain friends.
The room had two walls that chopped up thespace and had no real purpose – a small knee wallin the entranceway and a larger wall separating thehallway from the dining room. So I kicked off theproject by tearing down these walls and turning theground floor into one big open-concept space.Then, to give it a cleaner and more contemporarylook, I ripped out the fireplace, painted the walls ina soft vanilla, put in recessed lighting and putdown some new dark-wood flooring.
In the living area, I created a nice feature wallwith a framed television (that turns into a mirrorwhen not in use) above and a lovely storage benchbelow. I then flanked the bench with creamy cabi-netry: On one side is a cabinet that contains a newstainless-steel gas fireplace; on the other side is atall storage cabinet that houses a media center anda lot of display shelving.
To keep the look warm and inviting, I put a bigbrown sofa by the window and a matching loveseat across from it, along with a wooden coffeetable and creamy area rug. This all comes togetherto create a nice, comfortable entertainment nookwith a lot of seating.
In the dining area, I put in a double-pedestal, ex-pandable wooden table that can seat six or 12, de-
pending on Jyoti’s needs. Behind the table sits awood hutch, and around the table are new cream-colored dining-room chairs.
In keeping with the global nature of Jyoti’s life, Idecided to use exotic colors and fabrics, includingred and cream patterned drapes and a host of throwpillows in rich beiges, cool blues, hot reds and deepbrowns. I even painted the wall leading up Jyoti’sstairs in a rich red for an added “wow” f a c t o r.
I then created a little area in Jyoti’s entrancewaythat includes a big mirror, a console table and alovely area rug.
To bring extra brightness to the room, I put in abeautiful crystal chandelier above the pedestaltable, two mini drop pendants in the hallway and a
couple of crystal sconces in the dining area. Theseall work collectively to make the new open spacefeel light and bright, with a touch of elegance.
Lastly, I put in some accents and accessories, in-cluding some nesting tables, a few stools and a lotof Jyoti’s favorite collectibles from around theworld.
This small space needed to soar to new heights.So I picked it up with warm lighting, eclectic acces-sories and global flair, and now it’s a welcominglanding pad for Jyoti. How divine.

What makes a successful containergarden? Good potting soil is the firstkey ingredient. You will want a mix-ture that provides a good combina-tion of excellent drainage and aera-tion. Regular garden soil is too heavyand dense for use in pots.
“Look for ’p ro f e s s i o n a l ’ on the la-bel,” says Susan Hamilton, who over-sees the University of Tennessee Gar-dens. “That word puts the potting
soil in a whole different category. Youwill be paying a little bit more, but itwill be high-quality.”
To tell whether the potting soil hasthe right consistency, give it thesqueeze test. “If it feels like pastrydough, yet it still crumbles, that’s agood sign.”
More advice from the experts:• Select plants that are compatible
in terms of light, water, growth and
the conditions in the chosen site.Don’t mix a shade- and water-loverlike impatiens with a dry-and-sunnyplant like thyme. Some plants likemint are such aggressive growersthey need a pot of their own.
• Pay close attention to watering.For containers in sunny, hot or windyareas, watering twice a day may benecessary. A plant that has outgrownits pot will also need more frequent
watering.• Consider using a water-absorb-
ing polymer; it will improve themoisture retention of the potting soil.Follow the directions on the package.
• Top-dress with mulch and aslow-release fertilizer. You’ll be re-ducing the evaporation rate as well aseliminating regular feedings.
