• November is agood time to makea nitrogen applica-tion for cool-seasonturfgrasses such astall fescue. Activelygrowing tall fescuemay need mowingas often as every 3-4 days under idealconditions.
• Speaking of tallfescue, one of thesignificant contrib-utors to its declineis the build-up ofexcess leaves.While it is not nec-essary to removeleaves as soon asthey land on theturf, it is importantto prevent themfrom completelyblocking all light,water and airmovement.
One of the easi-est ways to disposeof excess leaves isto continue mowingand chop them intosmall pieces wherethey will easilydecompose directlyinto the turf, pro-viding nutrients asthey go. At some
point, you may stillneed to collect theexcess, but thequantity will bemuch smaller andeasier to manage.Well-choppedleaves also providea nice head start tothe compostingprocess, with small-er pieces decompos-ing much quicker.
• Leaving plantsin the garden tendsto harbor pests anddisease so clean upany remainingplant residue assoon as possible.
• This is also agood time to cleanup some selectornamentals. Thekey word here is“some”. Perennialsthat are a bit coldsensitive should beleft alone until nextspring. Pruningthem now (eventhough they appeardormant) can setthem up for winterinjury. Also, plantssuch as ornamentalgrasses put on theirbest show in thewinter, makingthem good candi-dates for springcleanup.
• Don’t forget towinterize your toolsand equipment.Putting tools awayclean and sharp(with a light coatingof oil) will pay divi-dends in the spring.Adding fuel stabiliz-er to small enginesis also anotherimportant gardentask that will paybig dividends comespringtime.

A: Installing anew high efficiencytoilet (or HET) isone of the best ways
to start savingwater in your home.Standard toilets arerated at 1.6 gallonsper flush, while aHET is rated about1.28 gpf or lower.
The reason dual-flush toilets can bea popular choice isbecause they candeliver a full stan-dard flush whenneeded.
But, if you’rebasically flushingliquids, a secondflushing option isavailable at about 1gpf.

Many of us haveaccumulated somestudent loan debtduring our educa-tion. When prepar-ing loan documents,I often see studentloans set in defer-ment or forbear-ance, temporarilydelaying paymentsor reducing themonthly payment.New guidelines inthe mortgage indus-try change the waylenders calculatestudent loan debt,which may affectyour borrowingpower. Here is thescoop.
Loan approvalsare based on debtratios (DTI). Alender takes yourincome and dividesit by your debt
expenses. Forexample, if yourincome is $2,000and your expensesare $500, your DTIis 40 percent. Themore debt youhave, the higheryour DTI, and ahigh DTI can limitthe amount ofmoney you mayqualify to borrow.
Depending on thetype of mortgageyou’re applying for,a student loan
deferment or for-bearance may workfor or against you.
With convention-al lending, for thepast few years,Fannie Mae’s guide-lines requirelenders to calculate2 percent of studentloan debt (or repay-ment amountreported by credi-tor) in their overallDTI. Even if a bor-rower’s studentloan payments are
delayed, theamount owed isstill figured in theDTI calculation.
However, recentchanges have low-ered the require-ment to 1 percent,which improves theDTI, allowing bor-rowers to qualifyfor a higher mort-gage debt whenusing conventionalfinancing.
FHA Lendingguidelines, on theother hand, previ-ously did not countstudent loan pay-ment deferralsagainst a borrow-er’s DTI, as long aspayments weredelayed for morethan 12 months fol-lowing the closingof a home loan.
This was helpful formany first-timehomebuyers, allow-ing them to pur-chase homes earlyin their careers, butthe fact is, the pay-ments will eventu-ally become dueand may put home-owners in toughfinancial situationsonce student loanrepayment isrequired.
New rules inFHA lendingrequire lenders tocalculate 2 percentof student loanamounts, includingdeferments and for-bearance, to deter-mine a borrower’sDTI. This may
affect many first-time homebuyers’options for financ-ing since their DTIsmay now be higher,lowering theamount of moneythey are qualifiedto borrow whenusing FHA financ-ing.
If you have stu-dent loan pay-ments, talk with amortgage specialistto learn whatoptions are avail-able and which loanis the right fit foryour individualneeds and budget.Shop around andfind a lender youtrust and feel com-fortable with.

Maybe you don’tbelieve in ghosts orevil spirits. The folksmentioned in this col-umn, though, defi-nitely do.
DEAR MR.MYERS: Have youever heard of aghost called“ResurrectionMary"?
ANSWER: Sure.Far beyond the spir-its of gangster AlCapone and serialkiller John WayneGacy, who reportedlyhaunt Chicago,“Resurrection Mary”may be the mostfamous and oft-seenghost by residents ofthe Windy City.
She’s been spottedin nightclubs, taxisand floating aboutthe sprawlingResurrectionCemetery, where sheis believed to beburied.
Resurrection Maryis particularly inter-esting because,unlike her departedbrothers and sisters,she’s relatively talka-tive and outgoing.Experts on the para-normal say that mostdead souls whorefuse to leave theirearthly confines typi-cally are silent andseem very sad orangry.
Though accountsvary, the first sight-ing of Mary appearsto have occurred in1939, when a hand-some young manspied a beautifulblonde in a flowingwhite dress inside alocal ballroom. Hehad a delightful con-versation with her,they danced together,and the man offered
to drive her home asthe evening came toa close.
She accepted theride, and the coupleheaded to her moth-er’s house. Butabruptly, she told thegentleman to insteadturn onto ArcherAvenue -- the maindrag that leads toResurrectionCemetery. When theygot to the graveyard,she asked the driverto stop ... and thenpromptly vanishedinto thin air.
The next day, theyoung man went tothe house whereMary said she lived.The old woman whoanswered the doorinformed him thatMary was her daugh-ter, and that she haddied in a hit-and-runcar accident fiveyears earlier, andwas buried inResurrectionCemetery.
Suddenly, all thepieces to the puzzleseemed to fall intoplace. The man, whohad briefly workedin a mortuary, hadenjoyed dancing withMary the nightbefore -- but justcouldn’t forget howshe felt so icy to thetouch.
Renowned ghost-hunter RichardCrowe says that hehas collected morethan three dozen“substantiated”reports of sightingsof Mary, dating backto the 1930s. Herspirit typically showsup dancing in vari-ous ballrooms acrossChicago, and thenhails down a taxicabbefore disappearingwhen the fare comesdue. She also has
been spotted at nighton Archer Avenueand roaming thecemetery itself, in thesame flowing whitedress in which shedanced and was laterburied.
Many witnessessay her spirit givesoff an eerie, incan-descent glow beforegoing into the fog orcloudy mist thatoften covers thegraveyard at night.

ANSWER: It’s thenickname for about4,700 acres of scenicland in southernTexas that’s filledwith mountains,ravines, woodlandsand -- many swear --
ghostly apparitions.The first reports of
unearthly visitors inthe area apparentlydate back to the1800s. That’s whencowboys who wereriding the rangebegan telling friendsthat they often wereshadowed by a num-ber of mysterious fig-ures, includingapparitions of NativeAmericans, a squadof spirits dressed inthe full armor ofSpanish explorersand even a CatholicMonk.
Experts note thatthe area has one ofthe bloodiest histo-ries in the entireU.S. They speculatethat the restlessNative Americansouls may have beenslain by Americanfrontiersmen, or per-haps by the Spanish
explorers.The Spaniards,
who often took amonk or friar withthem as they foughtbrutal battles to
expand their empire,may have been killedby the Natives dur-ing combat, or sim-ply died from thenew types of diseases
they encountered asthey moved northfrom Mexico andSouth America intothe U.S. around1690.
