COURSE POLICIES As per section 20-314a-4 of the Real Estate Commission Handbook: The real estate Principles & Practices course, shall consist of a minimum of sixty (60) classroom instruction and shall include, but not be limited to the following subject matter: (1) real estate law; (2) brokerage; (3) Connecticut real estate license law and regulations; (4) equal opportunity in housing; (5) real estate valuation; (6) financing; (7) specialized fields of real estate practice; (8) development; (9) land use regulations; (10) taxation; (11) market analysis; (12) the real estate business.

This course meets the minimum requirements as set forth by the State of Connecticut Department of Consumer Protection Real Estate Commission.

Cost Per Course: $499 per student. This fee includes the “Connecticut Real Estate: Practice & Law, 15th edition”, “Modern Real Estate Practice, 20th edition” and “Guide to Passing the PSI, 8th edition” textbooks, valued at $59. In the event you cancel your registration, the textbooks are non-refundable. See refund policy below for complete explanation.

Payment: Please complete the registration form in its entirety. Registrations can be mailed to ECAR at the address listed above if paying by check, or registrations and payment by credit card can be done by email or fax to the email address/fax number listed above. Registrations and payments in person can be made by credit card, check, exact cash, money order or cashier’s check.

General Information: Registration forms and payment (in full) must be received on or before 9/11/2020. A minimum of 12 students is needed to run this program. If the minimum number required is met ahead of the deadline, students will have the ability to register through September 21st. The Association reserves the right to cancel or postpone the course if enrollment is not enough to cover costs. If a course is postponed or cancelled, every attempt will be made to contact the registrants. Refund guidelines have been outlined below. Certificates will be given to those who have completed the minimum of sixty (60) classroom hours and have passed the course exam with a minimum of 70% (75% for Broker applicants) after the course. It is the student’s responsibility to clarify any questions with the State of Connecticut relative to moral character, criminal record, etc. as required by State License Law.

Course Schedule: The classes are held on Tuesday and Thursday evening from 5:30pm – 8:30pm via Zoom. The current schedule can be viewed by selecting: “Get Your License” at: www.easternctrealtors.com and then selecting the “Evening Classes” link. Attendance: A student is not allowed to miss more than one class or three (3) hours. The hours missed must be made up as 60 hours of classroom study is required to sit for the course exam. Missed class time can only be made up during ECAR’s Tuesday/Thursday scheduled classroom hours. Missing more than one (1) class or three (3) hours could prevent you from completing the 60-hour program. Transfers will only be permitted under extenuating circumstances and with the approval of Chief Executive Officer, Susy Hurlbert.

Dress Code: Business casual is the appropriate attire for this program.

Live-Virtual: Because this is a live-virtual pre-licensing class there are specific rules that the CT Real Estate Commission requires us/you to follow in order to receive credit:

•Have your driver's license available at the beginning of each class so your identity can be verified. •Please login to the class approximately 15 minutes early to ensure your audio/video work properly. •Your camera and audio must work, and your face must always be visible to the instructor. •You must be present in the Zoom room for the entire session unless we are on a scheduled break. •Be aware that this new format requires the CT RE Commission Regulators be invited so they can audit the class.

Refund Policy: 1. Cancellations must come in writing. The textbooks are non-refundable. 2. Cancellations received at least 72 hours in advance of the September 22nd class are entitled to receive a refund of the

course tuition, less the cost of the textbooks. 3. Cancellations received prior to the students scheduled 3rd class (final cut-off date) are entitled to a 50% refund of the course

tuition, less the cost of the textbooks. 4. No refunds will be issued after the final cut-off date.
