FCC Environment, a leading waste and resource management company, is promoting a long-term development opportunity to the east of Sutton Courtenay. The site is being promoted as Radcot Green and would involve the redevelopment of the current FCC waste operation at Sutton Courtenay.
The proposed development site covers around 263ha and sits in part within Didcot Garden Town. A portion of the site currently accommodates a historic landfill area and investigations have confirmed that the area, along with other former mineral extraction and backfilled land, are viable and deliverable brownfield development areas.
We take our responsibilities as long-term custodians of land seriously, and it is vital for our legacy planning that we now look to the future to deliver truly sustainable development, with high-quality placemaking that aligns with the ambitions of the wider FCC business.

Why now?The Vale of White Horse District Council has launched a Call for Sites as part of its Local Plan Review. This formal process requires landowners with sites suitable for development to submit further information to the Council. To support this process, we have now submitted further information regarding the potential development opportunity at Radcot Green.
This is the first stage of the Local Plan Review and we are keen to work in partnership with the local authority, and community, in the months and years ahead to plan for future growth. Put simply, the development of Radcot Green will not happen without support through the Local Plan.

Any proposed development would be kept physically separate from Sutton Courtenay and Appleford. However, it would include enhanced pedestrian, cycle, and public transport connectivity with these villages, as well as Didcot, Culham and Clifden Hampden.

Infrastructure led development
The opportunity at Radcot Green could deliver significant benefits but must respond to planned investment in infrastructure. The opportunity will be enhanced by local road improvements, including the proposed Thames River crossing which will connect Didcot to the A415 at Culham Science Park. The development will progress as the key infrastructure is delivered.
Sustainable developmentOur vision is to create sustainable carbon-neutral communities, working with local and national partners and with consideration for the environment at every stage. We take our long-term stewardship of land seriously, and as a master developer will retain control of the quality of development and design throughout the process. Our approach is to both enhance and protect the open spaces within all developments.
Sustainability remains central to any development at Radcot Green so we have planned cycle and pedestrian routes to maximise connectivity. Our aspiration is to power the new development using renewable sources that include solar, biomass or other green energy power.

Next stepsIt is important to note that the opportunity at Radcot Green is a long-term consideration and will come forward alongside the Vale of White Horse District Council’s Local Plan Review. No detailed plans have yet been developed.
