La aventura comenzó cuando algunos estudiantes de Arquitectura iniciados los 90’s decidieron formar un Estudio como ámbito propio de trabajo, que se perfila rápidamente para la construcción de maquetas.

La habilidad natural para la lectura de proyectos y la particular pasión por las formas, pronto nos convirtió en auxiliares vitales para los más importantes estudios de Arquitectura del país.Así nace Sitio Arquitectura, integrado actualmente por Florencia Bellini, Alejandra Kossak Bondiuk y Fernando Pereira Figuerón.

A partir del año 1997 y con los títulos profesionales correspondientes, dejamos a un lado la construcción de maquetas y comenzamos a ejercer la Arquitectura. Desde entonces a la fecha, hemos desplegado nuestras habilidades en todos los programas posibles: residencias, casas de playa, locales comerciales, edificios, Arquitectura Industrial y también Corporativa.Tomamos la Arquitectura como camino en la búsqueda de soluciones a las necesidades específicas de cada proyecto, de

cada momento y de las personas que vivirán nuestra arquitectura mañana.

Con un diálogo permanente entre lo arquitectónico y lo tecnológico, estamos abocados al desarrollo de edificios inteligentes, donde el diseño estimula los sentidos y la innovación aplicada a la funcionalidad mejora la vida de las personas y la relación del conjunto con el medioambiente.Somos pioneros en obtener la certificación LEED (Leadership in Energy & Environmental Design) para Uruguay y el primer estudio de arquitectura en el país, certificado en la implementación del Sistema de Gestión ISO 9001-2008, convirtiéndolo en una herramienta metodológica con el fin de consolidar procedimientos explícitos, medibles y trazables.

About Us

The adventure started in the 90s, when some Architecture students decided to set up a studio as their own workplace which quickly got a scaled modeling-profile.

A natural ability to read projects and our unique passion for shapes soon made us become vital assistants of the most important architecture studios in the country. That´s how Sitio Arquitectura was born, a team of professionals currently made of Florencia Bellini, Alejandra Kossak Bondiuk and Fernando Pereira Figuerón.

From 1997 on, and once having obtained our degrees, we left scaled model making aside and started to exercise the profession. Since then, we have displayed our skills in every single program we have undertaken: residences, beach houses, commercial premises, buildings, industrial and also corporate Architecture. We take Architecture as the path in our search for solutions that meet the needs

of each project, time and people who will experience our Architecture tomorrow.Based on a constant dialogue between architecture and technology, we are devoted to developing intelligent buildings, where design stimulates the senses and innovation applied to functionality improves people´s lives and the relationship between the whole and the environment.

We are pioneers in obtaining a LEED Certification (Leadership in Energy & Environmental Design) for Uruguay, and in being the first Architecture studio in the country that is certified to implement the ISO 9001-2008 Quality Assurance System making it a methodological tool aimed at consolidating explicit, measurable and traceable procedures.

Contamos con importante know-how en la industria farmacéutica, habiendo desarrollado proyectos de diversas características en los principales laboratorios del Uruguay.

En la actualidad, Sitio Arquitectura es el único estudio en nuestro país que se ha dedicado específicamente a resolver las necesidades del rubro químico-farmacéutico, veterinario y producción de cosméticos, cumpliendo con las normas nacionales e internacionales y lineamientos GMP, para llevar adelante obras con un alto nivel de exigencia en los stándares arquitectónicos.

La experiencia nos indica que brindar soluciones en un rubro con tan altos parámetros de calidad se basa en la sólida respuesta a una pregunta crucial: “¿Cuánto tengo que invertir en este proyecto?”.

Mediante la concreción de obras y proyectos en laboratorios tales como: Roemmers, Urufarma, Celsius, Dispert, Andrómaco, Gramón Bagó, Abarly, Dr. Selby, König, etc, hemos perfeccionado nuestros procesos de diseño, a efectos de responder eficientemente a los requisitos, las normativas vigentes y los tiempos, que proyectos de esta magnitud exigen para ser llevados a cabo.

We count on relevant know-how in the pharmaceutical industry, having developed several projects for the most important laboratories in Uruguay.

Sitio Arquitectura is currently the only architecture studio which has specifically focused its work on finding solutions for the needs of the chemical-pharmaceutical, veterinary and cosmetics production industries. This work is developed fulfilling national and international regulations and the GMP guidelines in order to develop building works with high-level architectural standards.

Experience has shown us that providing solutions in an area demanding such high quality standards is based on answering a critical question: “How much do I have to invest in this project?”

Our experience in projects and building works for laboratories such as Roemmers, Urufarma, Celsius, Dispert, Andrómaco, Gramón Bagó, Abarly, Dr. Selby, and König among others, has allowed us to improve our design processes in order to give efficient answers to the requirements, current regulations and timings that projects of that scope demand.

Dentro de la llamada Arquitectura de Procesos, inscribimos este tipo de proyectos destinados a la planificación, ejecución y mejora continua de la producción de industrias y empresas.

El proceso de densificación de la ciudad, el impacto en el incremento del tránsito dentro del área urbana, la descentralización del punto de compra con el de distribución y la alta tecnificación en los sistemas de almacenamiento, han generado la aparición de polos o centros de distribución.

Desde Sitio Arquitectura hemos contemplado estas dinámicas y escenarios, para lo cual nos capacitamos de forma permanente respondiendo integralmente a las necesidades de este sector específico.

Estudios de Viabilidad económica, técnica, de localización y ambientales forman parte de las acciones previas y necesarias para los clientes de este sector, que culmina en el desarrollo de un proyecto de diseño arquitectónico.

This type of projects is part of what is known as Process Architecture. They are oriented to a continuous planning, development and improvement in the production of companies and industries.

The population densification process of cities, the increase in traffic within the urban area, the decentralization between distribution and purchase points and the high technological development of storage systems, have brought about hubs or distribution centers.

Sitio Architectura has been aware of those processes and has sought for continuous training so as to provide comprehensive answers for this sector’s specific needs.

Analyses for economic, technical, location and environmental feasibility are part of the previous and necessary actions for clients in this area and all that work ends in the development of an architectural design project.

La Arquitectura Corporativa articula diversidad de variables, visuales, físicas, perceptivas, el capital humano de la empresa y los propios clientes; como elementos integradores de su construcción institucional.Las aplicaciones tecnológicas en obras de alta funcionalidad colaboran en el logro de estos objetivos, es por eso que Sitio Arquitectura está innovando desde hace años en el diseño de oficinas inteligentes para empresas.

Un ejemplo de ello es el edificio de oficinas Torre 58 que cuenta con múltiples dispositivos enlazados en sus sistemas y conectados a un software que permite mejorar su eficiencia energética.Además, es el primer edificio del país que cuenta con una instalación microgeneradora fotovoltaica de 3kWp, que vuelca su energía obtenida del sol a la red eléctrica urbana, siendo el primer edificio de oficinas en generar parte de su propia energía.

Otro ejemplo es Costa Carrasco Building, edificio de oficinas diseñado para obtener la Certificación LEED, ésta certificación distingue a los edificios que han demostrado un compromiso con la sostenibilidad al cumplir los estándares de más alta eficiencia.Proyectamos arquitectura que refleje la identidad de las empresas que confían en nosotros, para lograr un mejor vínculo con la sociedad.

Corporate Architecture puts together a variety of variables: visual, physical, perceptive, the company’s human resources and even the customer’s and all of them are constitutive elements in its institutional development.

Technological applications in highly functional building works promote reaching those objectives. That is why Sitio Architectura has been innovating for years in the design of intelligent corporate offices.

An example of this is Torre 58 office building. The building counts on multiple devices linked to its systems and to a software that allow to improve the building’s energetic efficiency. In addition, it is the first building in Uruguay that has a 3kWp photovoltaic micro-generating installation that feeds the solar energy that it collects into the urban electric supply, making this building the first one to self-generate part of its energy.

Another example is Costa Carrasco Building, which has been designed to get the LEED Certification. Such certification is awarded to those buildings that have demonstrated a commitment with sustainability by accomplishing the highest efficiency standards. The architecture we project reflects the identity of those companies that trust us and allows them to get a better relationship with society.

El espacio de compra es dinámico y requiere de un análisis particular por tipo de producto y fundamentalmente por rubro.Se trabaja para potenciar la experiencia de compra tantoen calidad como en cantidad, de modo de lograr optimizar los resultados en ventas.

La imagen corporativa es un valor a fortalecer y en algunos casos a desarrollar en conjunto con un equipo multidisciplinario. Éstos aspectos son los elementos determinantes en las decisiones sobre el proyecto de arquitectura, donde el espacio, equipamiento, iluminación, confort, materiales, exhibición e imagen general, conforman un universo determinante del éxito comercial.

Shopping spaces are dynamic and require special analyses that depend on the type of product and the industry. The objective is to boost the shopping experience so as to optimize sales results.

Corporate image is a value to be strengthened and sometimes to be developed by a multidisciplinary team. These aspects are critical for the architecture project decisions, where the space, lighting, exhibitions and image in general build up a singular universe that has an impact on the commercial success.

La posibilidad de la arquitectura de pre-figurar un uso o una forma desde la abstracción y llevarla a la realidad, es una capacidad que habita en la esencia de lo que hacemos.

Hemos realizado numerosos estudios y proyectos de desarrollo sobre suelo rural, potencialmente urbanizable o suburbano, operables por etapas para diversas demandas como: el sector inmobiliario, sector industrial o logístico (a instalar o reciclar), sector educativo o propietarios de grandes superficies en desuso osub-utilizadas. Estos estudios, se realizan con profesionales y asesores por área temática, de modo de evaluar las potencialidades legales, económicas, financieras y operativas en base a distintas alternativas de proyecto.

Nuestro trabajo en este campo es orientar y generar posibilidades de usos y formas que interpretan el lugar, sus condiciones estratégicas y generan un marco para su desarrollo.

The possibility that architecture gives of thinking a use or a shape in abstract, and then making it real is a capacity that lies in the essence of our work.

We have carried out several assessments and development projects in rural lands, in lands with a building potential or in suburban lands and for different demands: real estate, the industrial and logistics areas (to set up or refurbish), the educational area or for owners of large non-used or sub-used lots. Those evaluations are done in conjunction with assessors and professionals for each area with the objective of evaluating the legal, economic, financial and operational potential of the project based on different alternatives.

Our job in this field is to provide guidance and generate possibilities for uses and shapes that interpret the place and its strategic conditions, generating a frame for its development.

Arquitecta Florencia Bellini, recibida en la Facultad de Arquitectura, Universidad de la República Oriental del Uruguay en el año 1999.Socia de Sitio Arquitectura desde 2012.

Posee amplia experiencia y formación en el área de la construcción y gestión de Obra.

Encargada de Obras y del desarrollo de emprendimientos inmobiliarios, oficinas, arquitectura industrial y corporativa, del estudio Sitio Arquitectura.

Arquitecta Alejandra Kossak Bondiuk, recibida en la facultad de Arquitectura, Universidad de la República Oriental del Uruguay en el año 1999.Socia fundadora de Sitio Arquitectura.

Ha participado de numerosas capacitaciones en la región y en E.E.U.U. referidas a Logística e Industria Farmacéutica, y Project Managment.

Ha dictado conferencias sobre arquitectura industrial farmaceutica, siendo una de las pocas arquitectas especializadas en este campo en nuestro país.

Arquitecto Fernando Pereira Figuerón, recibido en la Facultad de Arquitectura, Universidad de la República Oriental del Uruguay en el año 2000.Socio fundador de Sitio Arquitectura.

She is in charge of Building Sites and Real Estate projects, offices and industrial and corporate architecture in Sitio Arquitectura.

Architect Alejandra Kossak Bondiuk, got her degree from the Architecture School, República Oriental del Uruguay University in 1999.Partner and co-founder of Sitio Arquitectura.

She has taken part in several training courses in Logistics and the Pharmaceutical Industry and Project Management in the region and in the USA.

She has given conferences about industrial pharmaceutical architecture as she is one of the few architects in our country with such specialization.

Teacher at the Architecture School, Uruguay’s State University (UDELAR), and at Universidad de la Empresa (Private University, Uruguay). Post-graduate course, specialization in Architectural Heritage Intervention.

He is responsible for Sitio Arquitectura’s Project Design area. He is also in charge of the Sustainable Architecture area and Leed Certification at Sitio Arquitectura.
