THE NOMINAL VALUE OF U.S FARM REAL ESTATE (LAND AND BUILDINGS) HASBEEN CLIMBING STEADILY with almost no disruptions since the bottom dropped out of themarket in the mid-1980’s. In 2014, the USDAestimate of that value dropped for the first timein nearly 30 years, albeit only by about 2percent. This modest decline was far exceededby the decline in net farm income between 2013and 2014, which fell by more than 25 percent.Of course, farmland values are quite differentin the various regions of the country, dependingboth on the intrinsic fertility of the land,availability of water through rainfall orirrigation, and the demand for the crops orlivestock being produced.USDA’s National Agricultural Statistics Service (NASS), has tracked state-by-state averagefarmland values since 1997. We do know that farmland value has risen all over the country sincethat time, but no area quite so sharply as the Midwest--while Iowa’s average farmland value rosemore than 630 percent between 1985 and 2015, Pennsylvania’s rose about 285 percent andMississippi farmland value rose 183 percent over the same period.With farm income projected to fall even further in 2015, by another 36 percent according to theestimate released by ERS/USDA in August, what is likely to happen with farmland values in thenext few years? Since the income being generated by every acre of farmland has come downsignificantly in the past few years, it makes sense for the value of that land to decline as well.However, declines comparable to the catastrophic plunge of the 1980’s probably will not occur,for the following reasons: Today’s farmers are not as highly leveraged as they were 30 years ago. In 1985, the U.S. farmsector’s debt to asset ratio was 22.19 percent, while 2015’s debt-to-asset ratio is more than 40percent lower, at 13 percent. While the Federal Reserve is expected to trigger an increase in interest rates sometime this fall,it is highly unlikely that rates will ever approach the heights of the 1980’s.The U.S. prime interestrate peaked at more than 20 percent in 1981, and remained above double digits for most of therest of the decade. As long as the Renewable Fuel Standard (RFS) remains in place, it will ensure substantialcontinuing demand for corn for ethanol use, preventing a precipitous decline in corn prices, evenin the face of multiple bumper crops. U.S. ethanol production has increased nearly 20-fold between1986 and 2014, from 712 million gallons to 14.3 billion gallons, so it is a much bigger factor thistime around. Farmland is increasingly being viewed as a unique and attractive investment class amongsome institutional investors, as it has low correlations with more traditional investment classessuch as stocks and bonds, and historically has performed well during periods of high inflation.While there are some groups in U.S. agriculture who have concerns about the social and economicimplications of this development, it does create another source of demand for farmland beyondfarmers and traditional types of landlords, who are often heirs to family farms who are not willingor able to return to the land. With declining crop prices and land values, we are already starting to hear stories of farmersfinding it difficult to get operating loans to plant their crops. USDA needs to be ready to makesuch loans available to farmers through the FSA farm credit programs for those farmers whosecreditworthiness has been impaired by recent developments, and Congress needs to make surethat USDA has the resources it needs to step up in that area if necessary. There would likely be other adverse impacts from these developments, such as depressingfarmers’ net worth and slowing certain local economies due to a reduction in their tax base evenwith modest declines in U.S. farmland prices. However, one benefit of such a shift would be tomake farming somewhat more affordable to young people starting out in the business. Since theaverage age of principal U.S. farm operators was more than 58 years in the last Census ofAgriculture in 2012, any reduction in the cost of entry into farming could be helpful.

THE “JUST MEATS” STORY... family owned and operated for four generations!Mark and Matt Little, of Balston Lake and Lake Desolation, respectively, are part of a family of meat retailers with a long history. Their great-grandfather was a renowned cattle broker in the late 1800s and early 1900s. Their grandfather started the “JustMeats” business in Balston Lake and eventually moved it to Malta. In Malta the business thrived, due to the superior quality oftheir meats. Matt and Mark’s parents took over the business and ran it until recently, when the business property was sold.Matt and Mark had worked at the meat store all their lives and set out to locate a good place to re-establish the business. According to Mark, “We selected 1023 Route 29 here in Schuylerville because the route is very busy and the location is easilyreached from Saratoga and Southern Washington County. We did not want to be in a big city, so this setting is ideal for us. Thestore had been a deli, so it didn’t take much work for us to convert it into a meat market with a deli. We added a few coolers anddisplay cases and our great-grandfathers’ 150 year old meat cooler. (Seen here with Mark & Michelle Little, their children Lukas,Logan, Lauren, & Layie; and Matt Little) As you may have guessed by now, the market offers more than meats.Yes, you can purchase excellent quality Roast Beef, Turkey, Corned Beef,Ham, Chicken, Pork, all in cuts you may request “to order.” (You can evenask them to marinate some for you!) You can also get those same items inthe form of deli sandwiches, together with a good selection of cheeses,breads, wraps, potato salad, mac salad, baked beans and the like...allthings you might expect a good deli to offer. The deli opens at 7am, so you can obtain breakfast sandwiches, fruitcups, breakfast BLTs, oat meal, yogurt and granola and other great thingsfrom the breakfast menu. Yes, you can wash it down with coffee, tea, juice,milk, hot chocolate and other drinks. We asked Mark how their meats and meat prices compared to others inthe area. He said, “We offer nothing but the freshest of meats cut to youliking, along with produce which we buy locally whenever possible, whichallows us to provide freshness. Our prices are lower on some items andabout the same on others. The big difference is the freshness and the quality.” We then asked what consumers should look for when purchasing meats. The answer was “This is what we think about when we'rechoosing a piece of meat out of the case: (in no particular order)1. Well-Butchered - A skilled butcher who cares about the quality of his or her products will usually have well-butchered pieces ofmeat on display. Cuts of the same variety should be about the same size and thickness. The cuts of meat should also be smooth withno ragged edges, hacked bits, or uneven sections.2. Color - Color can vary depending on the particular cut or which animal it's coming from, but fresh meat should have a rich,vibrant, eye-catching color. Uniformity in color is usually an indicator of quality, since discolored spots can be a sign of poorhandling or meat that's past its prime.3. Texture - We also look at the grain of the meat (the direction of the muscle fibers) and how tight or uniform this looks. If thefibers are broken, very loose, or uneven, these can be more signs of poor handlingor just poor quality meat. It also helps to know a little about the cut of meat you're buying. Knowingwhich cuts have a lot of fat, which ones are more muscle, and what the muscleshould look like can help you choose the best ones. For instance, we look for a lotof fat marbling in a tender rib-eye steak, but uniformity of texture and grain ismore important in a flank steak.” Matt and Mark opened “Just Meats” in February and have been assisted byseveral people: Devynn Hough, Stephanie McBath, Jenna Irish and RaeganWoodcock, Sarah and Ashley Zdobnikow of Schuylerville and Mike Jeffrey andDave Stevens of Lake Desolation. HARRY ORLYK’S WORK WILL BE EXHIBITED ATMCCARTEE’S BARN in Salem, New York from throughOctober 31st. The exhibition of fifty paintings, curated by EveraSue Clary, provides an in-depth look at the artist’s work from1985-2015, which embodies the pure essence of landscape paint-ing, Orlyk’s paintings are rooted in the seasonal landscapes ofWashington County. They have echoes of the Hudson RiverSchool, but filtered through the use of color and composition ofthe Abstract Expressionists. They are strikingly beautiful. Thewinter paintings are composed of a pallet of umber, browns andeggshell whites that capture the barren beauty of the land. Mar-malade oranges and cobalt blues evoke the vividness of a hotsummer afternoon. Orlyk’s work is ambitious. Because he pro-duces a painting a day his work transcends predictable land-scape painting. He calls it a “portrait of days”: an evolving vi-sual journal of sunlight, land and his own emotional responseto a sense of place. “The land is a friend of mine. I enjoy sittingdown and listening to it.”His painting process is unconventional. Every afternoon he getsin his van, carefully chooses his location, clamps his canvas tothe steering wheel, and paints. He always asks permission ofthe people who own the land. As a result he forges a connectionwith them.Orlyk was born in 1947 in Troy, New York. He attended gradu-ate school at University of Nebraska at Lincoln, where he wastaught by a number of influential Nebraskan painters. For overforty years he has consistently shown his work across the coun-try, including the Carrie Haddad Gallery in Hudson, New Yorkand the Beamesderfer Gallery in Highland Park, New Jersey, aswell as internationally. In 1995 he was the recipient of aGuggenheim Fellowship. He lives in Salem, New York with hisfamily.
