FALL - WINTER 2017 MANAGERS corner Smoke Detectors compliant with the Fire Code have been installed in all units. Thank you to residents for your cooperation in allowing access to your units for the inspection. The Piano Works Condominium Association Documents & Rules & Regulation need to be followed. Here are the most common issues: Noise complaints due to rug removal and/or noisy activities during quiet hours 10 PM–6 AM. Owners with more than one pet or renters with a pet Unwanted items abandoned in common areas, storage areas or next to the dumpsters. No Thank You The Board & Property Manager will not act on anonymous notices. If you have a problem or concern regarding the Piano Works – please contact the Property Manager or a Board member with details such as unit #, name(s), date & time so appropriate steps can be taken. Thank you. Thank you to our Community of Volunteers who give their time to help keep Piano Works looking its best. Gardening & Plants: Linda, Jennifer, Jane & Anita Light Cleaning of Hallways, stairwells, elevators, windows & dehumidifiers: Karen, Gail & M.E. Mailroom organization – Jennifer. Display case cleaning – Gail. Donation of a picnic table for the Studio courtyard – Heather. Spring Clean Up – special thank you to Kevin. Apologies to any we have missed. If you have a Piano Works area you would like to adopt or project you would like to work on - please contact a Board member. LIVING IN THE PWCA COMMUNITY - Please be considerate of your neighbors. Our walls & floors do not dampen sound. Quiet hours are 10PM to 6AM (per our documents – carpet cannot be removed without Board approval as it helps dampen sound). Bulky waste & unwanted items should be brought to the town transfer station. Items left in the storage rooms or beside dumpsters are unsightly & may incur additional expense to PWCA to remove. Please leave the laundry rooms clean, clean up after your pet & dispose of cigarette butts properly. Smoking is not allowed on the balconies. Please report any maintenance issues to the property manager. Let’s all help keep our community looking good. PWCA NEWSLETTER This Newsletter will be published a few times a year to help keep owners & residents informed on Piano Works activities and to help promote and maintain our community. 23 rd Annual Deep River Family Day is on Saturday September 16 th . Check the Deep River CT website & posted flyers for the day’s events which start with a 5K race or walk. Most town businesses have discounts or events. The day ends with Fireworks at Plattwood Park. Monthly PWCA Board Meetings are at 6 PM in the Common Room. The meeting dates for the rest of 2017 are: September 6 th , October 4 th , November 1 st & 29 th (Annual), no meeting in December. PWCA fall - winter 2017 Newsletter

HVAC filters should be changed at least every three months to ensure air quality, increase energy efficiency & prolong the life of your air handler.

Thank you again for updating your smoke detectors so we are compliant with the Fire Code – and the building is safer. All unit smoke detectors over 10 years old (the usual shelf life) have been replaced & smoke detectors have been added outside of the bedrooms. Smoke Detector batteries should be replaced several times a year.

PWCA Owners do not receive a water bill but PWCA does. Please be mindful of your water use & check that your faucets & toilets do not leak or run.

Maintenance REMINDERS

Pratt, read & company sign

An interpretive sign has been installed just south of Piano Works highlighting some history of Pratt, Read & Company.

WHERE’S the Sleigh?

Storage lockers

Each unit has a storage locker with their unit number on it. The lockers are located in the lobby or 3rd floor storage rooms. To help keep the Storage Rooms clean please discard any unwanted items in your locker & keep your locker locked.

Package room

Packages are being delivered to the Package Room (to the right of the lobby stairs). If you notice that a package has not been picked up – as a courtesy let your neighbor know, as they may not be expecting a package.

Please remove your packages in a timely manner & recycle packaging in bins by the dumpster.

As part of the effort to spruce up the Common Areas – a new home was found for the sleigh. Rich Kalapos plans to use it in a display at the Deep River Historical Society.
