QI am a landlord. What would be your advice on what makes a good buy-to-let property?

Emma Newell, lettings manager of First Union estate agency, replies...

AIt depends on the ultimate purpose of the buy-to-let property. I tend to find people

are either looking for an investment they might use themselves in the future, or a pure investment they

intend only to let out. If you are looking to buy a property that you may live in

yourself at some point, then your criteria should start with what your requirements would be: gated development, river view, lift, secure parking, or outside space, and what period of property do you favour?

These may all be key points for something that would eventually be your home. Remember that landlords remain responsible for paying service charges when they let out a property, and this can often eat into any potential profit.

If you are looking at a pure investment, then consider buying an ex-local authority property as they still represent great value for money. One, two and three-bedroom flats let all year round, and four-bedroom flats are best hitting the market in the summer to tie in with students and graduates looking for their first property.

Look at the areas the flats are in – estates with a high percentage of private ownership are often better investments. These flats are usually great for space and if you use a good builder to do the work you can create a bright contemporary flat inside that belies the exterior. Service charges in these blocks tend to be much lower than private developments,

which again works from an investment perspective.Ultimately, whatever property you choose, I would

recommend presenting the interior in excellent condition with neutral décor, modern fittings and good quality furniture. The better the property looks, the less likelihood of a void period, and the more chance your tenant will look after it.

Find a good agent who can advise you, honestly, about what you can do to maximise your audience and achieve the best price. I always give landlords comparable prices on other properties that I have let recently, so they know the suggested marketing price is based on current market conditions.

village vibeKinleigh Folkard & Hayward lettings manager Leigh Pay takes South on a guided tour of TootingATTRACTIONS Tooting has become very popular among young professionals and families in the last few years. Not only does the area offer good quality homes, but prices are also extremely competitive and the Borough of Wandsworth offers the cheapest council tax in the country. Tooting is perhaps best known for two things: Tooting Bec Lido, which at 91 metres long and 30 metres wide is Britain’s largest open-air swimming pool, and Indian food – Tooting has some of the best curry houses around!

The area is incredibly diverse and the hustle and bustle of Tooting Broadway and its famous indoor market is in stark contrast to quieter Tooting Bec, which has a large common. The Furzedown area is popular with families and offers large Victorian homes and great schools.

SHOPS Tooting provides an extensive array of shops, mostly around Tooting High Street and Mitcham Road. In addition to the usual high street brands, independent retailers sell items such as clothing, electronics, DIY goods and foods from around the globe. For the larger designer stores and shopping centres, central London is a short tube ride away, or Wimbledon to the south has a number of larger chain stores.

TOP STREETS Some really great streets cater for all tastes. Bertal Road and Avarn Road are both ideally located near to the Broadway, while Moring Road near Tooting Bec Common is very popular. Closer to Wandsworth Common, Crockerton and Dalebury Roads are highly sought after.

RESTAURANTS AND PUBS There are more than 50 restaurants and bars to choose from. The Antelope is a great gastropub and was a runner-up in the 2010 Time Out awards, while The Selkirk is a fantastic pub with one of the best beer gardens around.

For something more upbeat, Tooting Tram & Social, a converted tram shed, is beautifully restored and features a cavernous, chandelier-lit main bar area and smaller mezzanine.

LEISURE Tooting Bec Common stretches several miles across and for generations has been a traditional meeting place for local residents. Facilities include an athletics track, swimming pool, lake, sports pitches and children’s playground. In the warmer months there are regular festivals, community events and concerts.

SCHOOLS The schools in Tooting have increased tremendously in the last few years. For younger children, there’s Sellincourt, Broadwater and Penwortham Primary Schools, while for older children, Graveney is a fantastic state school where 85 per cent of pupils achieved five or more GCSE passes of A* to C in 2010. It also has specialist school status. St George’s is a renowned medical university, and a large proportion of medical students live in the area.

TRANSPORT The rail service provides overland trains to Blackfriars in 25 minutes and Waterloo in 30 minutes, and the Northern Line tube takes you to Leicester Square in 20 minutes. There’s also an impressive bus and night bus service.

marketviewIt’s a new year. So why not a new home, asks Cheryl MarkoskyYou know things are on the up when builders start wielding their hammers

again. And there’s a fair number of them plying their trade south of the river.

First up is Nine Elms on the South Bank, Mayor Boris’s beloved brave new world with 16,000 homes over 195 hectares smack next to the new US Embassy, Battersea Power Station and a reinvigorated New Covent Garden Market.

Riverlight, six modern pavilions in landscaped gardens with riverfront walks, are on offer from St James. Prices start at about £750,000 for a two-bed, two-bath apartment, going up to £1.75 million for a three-bed, three-bath family duplex.

“For those worried about builders delivering what they say they will, we’re building an owners’ lounge, gym, spa and sauna – all available from day one,” explains Kathryn McCombe, St James’s sales and marketing director (020 7870 9620).

Ballymore’s Embassy Gardens (through Savills 020 8641 1840), designed by Sir Terry Farrell, will have 2000 homes in a horseshoe-shaped curve around the new US Embassy. Prices are from £399,000 for studios and £699,000 for two-bedroom flats.

A good buy is a one-off one-bedroom house in Mayford Road, suggests Christopher Lewis of Savills Clapham (020 8673 4111). “At £389,900 you get a house for the price of a flat.” He’s also selling five five-bed, three-bath houses in Sisters Avenue from £1,725,000 to £1,925,000 off Clapham Common. “They have a Victorian façade, but are modern inside. The basements have been dug out, the Common’s literally a stone’s throw away and Northcote Road’s round the corner.” A bonus for bankers is the imminent opening of a new overground train link running to Canary Wharf every 15 minutes.

Over in Wimbledon Village, London Square is constructing 10 three to six-bed homes from £2.5 to £4 million-plus. “Situated so close to the Common and High Street, and surrounded by recreational facilities and first-class schools, these state-of-the-art houses have generated interest from purchasers from home and abroad,” explains John Collard of Robert Holmes & Co (020 8947 9833).

Adam Stackhouse, head of new homes at Marsh & Parsons (020 7368 4831), is marketing two remaining four-bedroom, three-bathroom houses at gated Page Mews, Battersea, at £1,150,000 and £1,575,000. “The level of installations typically found in Marylebone, it’s not surprising that buyers of these houses are from north of the Thames.”

Marsh & Parsons is also launching a scheme of 14 flats in Tooting, with an unusual amount of outdoor space for the area.

Rymer Irens has thoroughly enjoyed the past three-and-a-half years operating in Wandsworth Common. Some said we were crazy to open at the start of the recession, but as we had all worked in the area for many years previously, we knew what we were taking on. And what is more, it has been immensely satisfying watching the business grow over these years, and our reputation too.

Wandsworth Common is also a terrific place to own an estate agency as the area offers so much for every age group. The shops, bars and restaurants create a genuine community supported by the numerous and excellent schools dotted all over the area. This was evident when we, the shop owners, hosted our first ever Bellevue Road Street Party in September. Thousands of residents descended on the road and Common, making it a day to remember. Stallholders and shop owners had a fantastic time.

Variety of homes is another aspect that keeps people here, as well as attracting new residents from all over London, as there really is something for everyone. Rymer Irens has made many significant inroads over the years and the exceptionally professional service we offer has kept us busy with countless referrals – word of mouth is so important, especially

in such a close-knit community. We have sold a very large number of homes within the Magdalen Estate – a very popular area to live in mainly due to the fact that the vast majority of homes there are well proportioned, have big gardens, and often off-street parking too.

Behind our Bellevue Road office, towards Balham, is another area where we have sold a very large number of homes. Bellevue Village itself, immediately behind Bellevue Road, is an area we are often involved with, and Nottingham Road, in particular, is very popular with our buyers. We have also sold seven wonderful homes in Ouseley Road alone, and countless more in and around Sarsfeld Road, Boundaries Road, and the roads in-between.

Telford Park Conservation Area and close to Clapham and Streatham High School are other areas where we have had many successes. These areas have many large family houses, with great communication links for commuters.

We are all excited about 2013 as not only is the beginning of a year traditionally a much busier and more active time, but we will also be opening our new office on Nightingale Lane.

Chauffeured between the properties in a silver Ranger Rover, the fashion designer viewed a £9m 17th century house in Richmond, a renovated £6m pad on Clapham Common, near Gordon Ramsay’s house, and an £18m Grade II listed mansion near the Thames in Richmond.

One property that reportedly caught her designer eye was a £10m home in Richmond rented out last year by Brad Pitt and Angelina Jolie.

Recycling wealthAfter three-and-a-half years of price growth, prime London house prices are likely to see a brief period of little or no growth, according to Savills forecasts. This slowdown comes on the back of high price rises since 2009, which have completely bucked the trend in the rest of the country and leave prime central London values 22 per cent above their 2007 peak.

“Prime London is an equity-driven, volatile market which experiences regular, short-lived adjustments when it is fully-valued,” says Yolande Barnes, director of Savills world research. “After such strong growth, we now expect prices to plateau in 2013. Increased taxation, including the stamp duty levy, strengthening sterling and a weakened global economic outlook could all provide catalysts for a slowdown, but the fundamentals in prime London remain strong so we expect that growth will resume in 2014.”

London remains a major world city destination for real asset investment and this is likely to continue after the brief lull expected in 2013. Prime central London is expected to outperform all other market sectors over the mid term, with price

growth totalling 26 per cent by the end of 2017.

Beyond the prime central locations, London’s other prime markets have traditionally been more heavily dependent on domestic wealth generation, particularly in the past from the financial sector. Prices have recently been boosted by a recycling of domestic wealth from buyers reluctant to relocate out to the commuter zone and some displacement of international wealth from prime central London.

Prime property values in areas such as south-west and north London are now 12 per cent above their previous peak levels. They are expected to plateau in 2013, rise by 3.5 per cent in 2014 and grow by 22.1 per cent by the end of 2017.

“In the absence of significant new City wealth generation, we expect these prime outer London locations to be increasingly reliant on the displacement of wealth from prime central London,” says Barnes. Evidence of this trend is already clear in Fulham, for example, where international buyers now account for around 44 per cent of the market compared to just 20 per cent two years ago.

Thousands of new jobs – and 450 treesWandsworth Council has set out its long-term vision for the borough aiming to provide thousands of new jobs and the new transport infrastructure needed to support a growing population.

The document will be handed to Mayor Boris Johnson, who has asked local authorities to help him produce a 2020 Vision for the capital. Meanwhile 450 trees are being planted across Wandsworth this winter to enhance its reputation as the greener borough.

and more people are coming out of rented accommodation. The market around £1 million continues to be the busiest, although we are seeing increasing activity at the top end as buyers come to accept the £2 million stamp duty charge.

While the rumour is that City bonuses are not going to be as large as usual this year, the general outlook for the economy is positive and we expect that this will be reflected in the property market.

With the stabilisation of prices, active buyers and some fantastic properties that we are about to launch to the market, we are expecting a busy start to 2013.

The Knight Frank research department are forecasting further growth, however this

is more than likely going to be modest in 2013, a prediction we agree with at grass roots level.

After a very strong start to 2012, the second half of the year saw a slowing at the top end. This could be because buyers wanting to purchase through company structures are waiting to see what potential changes to government policy may arise, and the continuing debate over a possible mansion tax rolls on.

That aside, Wandsworth and Clapham is predominantly a family area and upsizing and downsizing usually drives the market. We expect an increase in transactions in 2013 and increased confidence in the long-term future of the market.

Lettings team is expandingDemand for rental property in South-West London is increasing, particularly from young professionals and sharers. One and two-bedroom flats are now commanding the highest prices at around £29 per square foot and yields of 4 per cent or more, according to Savills statistics.

To satisfy the increasing demand, Savills is expanding its South-West lettings teams. Clare Neville (top picture) from the Savills Clapham office has been appointed to head lettings in Battersea, Nathan Yendle (middle) joins Savills Clapham as the new head of lettings, and Zeenat Hussein (also pictured) joins Savills Wimbledon as a lettings negotiator.

Natural light floods in to deliver the wow factorA clever undertaking means the best of both worlds – Victorian on the outside and contemporary indoors, says Cheryl Markosky“Pushing the boundaries created something extraordinary,” says Robin Chatwin, head of Savills Wandsworth, speaking of the developer/owner’s determination to produce an exceptional four-storey semi-detached family house in Nicosia Road.

Bombed during the Second World War, the redbrick Victorian house in Wandsworth was rebuilt on a vacant lot in the Seventies. Nothing much had been done to it since, so it was time for it to become the place where a family could reside happily again.

It took a year to get planning consent to excavate the basement, knock down internal walls, open out the back and reconfigure the layout, more than doubling the size to over 5000 square feet. “As good as they look on the outside, Victorian houses have split landings and lots of little rooms you can’t use well,” explains the owner.

Mega-subterranean basement projects, the archaeological digs of the property world, are common in these parts, adding essential and valuable living space. The new lower-ground storey transforms Nicosia Road entirely, with a large family/media/play room, good-sized home office (that could be used as a bedroom), additional bedroom and self-contained annexe (ideal for granny, nanny or manny).

“The trick to using basement space properly is to make it utilitarian, putting in the utility room, engine room for technology and other things you don’t want to see upstairs. Or, make it feel like part of the house and not an extension,” suggests the owner. Luckily, he’s opted for the latter, and although you’re technically ‘below ground’, you wouldn’t know it.

January is often a time when individuals reflect on the excesses of the festive period and tighten their belts, both around the midriff and financially.

Through 2012, while lenders were increasing standard variable rate (SVR) and your monthly repayments, the

cost of mortgages – in particular fixed rate – was falling. If you are on SVR or coming to the end of your current offer, then it is worth reviewing your mortgage. If someone offered you £50 or £100 a month every month, you’d take it.

So why not spend time shopping around or use a mortgage broker to see if you are eligible for a better deal that could save you money?

First choices Statistics show first-time buyers are back, reports Duncan Farmer Latest mortgage statistics reveal that in the past three months 10,000 first-time buyers took out a loan to buy a

house or flat in London – that’s the highest number for three years.

While overseas buyers have been credited with pumping vast amounts of cash into prime London property since the credit crunch, news that home-grown first-time buyers are back will help to keep the city’s market ahead of the problems seen in the rest of the country.

London’s housing market is unique: at 50 per cent, the level of home ownership is the lowest in the UK, yet because the city is so large it has nevertheless accounted for 28 per cent of the value of all first-time buyer lending in the UK over the past year.

First-time buyers here are also better off. Figures from the Council of Mortgage Lenders show that the average young buyer in London puts down a deposit of 25 per cent, compared with 20 per cent in the rest of the country. Bearing in mind that the capital’s house prices are much higher than elsewhere in the UK, this is no mean feat.

First-time buyers are older in London (with an average age of 31) compared with the rest of the UK (average age 29) and therefore have more time to build

savings and get better-paid jobs. Parental assistance is also greater here. Recent estimates indicate that only 28 per cent of first-time buyers in London bought without help from their parents, compared with 34 per cent in the UK overall.

Their incomes in the capital are higher too. The average first-time buyer household in London had an income of £50,000 compared with £34,000 in the rest of the country. They borrowed an average of 3.5 times their income with mortgage payments typically consuming 21.3 per cent of net income, compared with figures in the rest of the UK where the average income multiple amounted to 3.25, and 20.1 per cent of income was taken by mortgage payments.

First-time buyers in London make up a larger proportion of the total mortgage market – around 50 per cent compared with 40 per cent in the UK overall, reflecting demographics in London where there tend to be more young people of a typical first-time buyer age.

The news that this sector of the market is not only holding its own but is growing is great news for people looking to buy and sell throughout the whole of the London market. Foreign money is still coming in, but this stronger support at the very bottom of the market will give the whole property ladder more support and sustainability.

SEEKING FIXED-RATE SECURITYHSBC is launching a direct-only two-year fixed rate of 1.99 per cent for buyers with deposits of at least 40 per cent of the purchase price. The lender is also cutting rates on a number of existing two and five-year mortgage deals.

A two-year fixed rate of up to 60 per cent loan-to-value is now available at 2.49 per cent, down by 0.30 per cent, and with a £599 fee. A five-year fixed rate is available at 3.19 per cent, down by 0.10 per cent with a £499 fee, while a fee-free option is available at 3.39 per cent, down by 0.10 per cent.

“While there remains a low expectation of bank base rate increasing in the near future, it has been a week of surprises at the Bank of England and as yet we don’t know whether the new Governor will bring a change of heart within the monetary policy committee,” says HSBC head of mortgages Peter Dockar.

“We have seen increasing numbers of customers seeking the security of a fixed rate and I expect this trend to continue. With the security of our retail deposit funding, HSBC is committed to offering competitive rates to benefit our customers.”

Clearance sale bargainsIt might be rare for banks and building societies to hold sales, but Abbey has just held a seven-day clearance sale of cheap money through its network of brokers.

Its best offer was a two-year fixed rate loan at 2.89 per cent available for buyers with deposits of at least 25 per cent of their purchase price. The mortgage, which went on sale at the beginning of December, had a £995 fee and a maximum loan size of £1million and was available to homebuyers and remortgage customers.

In November Abbey for Intermediaries launched a 1.99 per cent two-year fixed rate, which was available for only seven days, so such sales may be a regular event, but as the deals are available only through its approved agents, anyone hoping to cash in should contact a broker.

Abbey has also launched two loans for first-time buyers with only ten per cent to put down: a 4.79 per cent three-year fixed rate up to 90 per cent LTV with no fee which is available to first-time buyers only. There is also a tracker version of the product priced at 4.29 per cent above base rate.

Regain your mortgage appetiteThere are signs that the market weakness of recent months may be coming to an end, according to the Council of Mortgage Lenders.

It estimates that total gross lending recovered to £12.9 billion in October, which would reverse the sharp dip reported for September, and imply that lending was 4 per cent higher than the year earlier. House purchase and remortgage activity are both likely to have picked up in October, in keeping with the underlying improvement in Bank of England approvals data over recent months.

The CML believes that special factors have distorted the monthly pattern of house purchase activity, but the underlying picture appears to have settled into a pattern of modest year-on-year growth.

Over recent months the cumulative effect of increases in standard variable rates by some mortgage firms and more competitive mortgage deals – on the back of better funding conditions – appears to have re-kindled some remortgaging appetite. It says that one important development for the market is that the upward pressure on new mortgage rates – evident during the first half of year – has shown signs of abating in recent months.

London is one of the financial capitals of the world, and benefits from significant diversity and service provision.

Some of the principal reasons for international investors buying in central London include the favourable exchange rate, the relatively benign tax regime, political and economic stability, good education provision, a safe haven for investment and flight capital, and a mature market with robust and positive medium-long-term growth prospects.

While there will inevitably be changes to the exchange rate and the tax regime over time, the fundamental attractiveness of London does not look as though it will diminish any time soon.

As globalisation marches on, international travel becomes more accessible, and as individuals’ wealth increases, London has fast become a truly global city. Five years ago, Knight Frank sold property in London to 31 different nationalities; this year, we have sold to 63 nationalities.

At the moment, Asian and European buyers are dominant in buying off-plan apartments in prime central London. Over time, as other overseas markets develop and become more affluent, it seems more than likely that they will follow suit, seeking to buy their own slice of London.

So what does this mean for the residential markets in South London? Because demand for property in central London is now global, the ‘trickle-down’ effect should result in stable or increased pricing throughout wider London. Relative to central London, Zones 2 to 5 become increasingly attractive because of their relative affordability.

We are already seeing some international interest in schemes outside central London, but in these locations it is still the domestic market that prevails. Those already owning property should benefit from increased demand with robust and increasing pricing. Those considering buying property should take some comfort that this city represents probably the safest place to invest in the country, with a strong likelihood of positive growth over the medium to long term.

Knight Frank forecasts growth of more than 19 per cent in prime outer London over the next five years. And talk to countless

international investors and you’ll hear that it’s their global destination of choice for property investment.

Report by Peter Hermon-Taylor, lettings manager of John D Wood & Co in WimbledonIn Wandsworth, 2012 was an interesting year for the lettings market. While it was a challenging year for the family homes market, with reduced numbers of corporate relocations from Europe and America thanks to the reduction of City jobs, on the whole we saw an overall rise in transaction numbers as well as new landlords. In fact, John D Wood & Co’s office in Wandsworth enjoyed a record year, with transaction levels across the board increasing by 34 per cent and property instructions rising by 24 per cent.

The traditionally busy summer period started much later than normal thanks to the distractions of the Olympic and Paralympic Games, but September and October were filled with activity and plenty of new tenancies were agreed. Those properties that received the most interest and let the quickest were accurately priced and presented to a high standard – both key factors when bringing homes to the market.

The Chancellor’s Autumn Statement showed the UK will now miss its deficit targets and there will be another round of spending cuts. It is fair to assume that the challenging economic situation will continue in 2013, but as ever there will be opportunities.

I believe that the middle-to-lower end of the lettings market (£600 per week and under) will fare best in 2013, as it did last year, as people unable to climb onto the housing ladder opt to renew their leases or move

into other rental accommodation. As strong demand continues, I expect modest price rises of between 2 and 4 per cent.

On a final note, I am delighted to report that I have now taken over management of the Lettings Department at John D Wood & Co’s Wimbledon Village office on Church Road. Wimbledon is one of the company’s flagship branches and has enjoyed a great deal of success providing a full lettings service for Wimbledon’s landlords for many years.

Tell us how you joined the property industry and briefly your career history to date.My career in the property industry started in 1999. During my time at university I worked for a property developer who built luxury houses in Surrey and Berkshire. After finishing a Business Management and Town Planning degree, I moved to South West London and subsequently joined the Jacksons team in summer 2002. Apart from some brief interludes opening new Jacksons offices, I have spent the vast majority of my time at the helm in our Balham office.

What do you enjoy about working in this market and what have been your highlights so far?The change in Balham and the local area has been a pleasure to watch and I have enjoyed pretty much every minute of it. The area has become increasingly popular and a great mix of people live here. The most enjoyable part of my week is getting out from behind my desk and meeting different characters. There is never a dull day.

What advice would you give to anyone considering a career in estate agency?Go for it and get stuck in! It’s hard work and long hours but the rewards can be huge. Once you have your first couple of years

under your belt, and a really good grounding, progress can be swift. There will be bad days, and you need to have thick skin, but as long as you enjoy what you do, these days won’t seem too bad.

How difficult is the current market for homebuyers, and what advice do you give them?There have been a number of obstacles for homebuyers in the last few years, however things are certainly looking up. Lenders have been loosening up criteria in the past few months. and with an extra £80 billion available in the market this should continue for the coming year. Virgin Money recently reduced rates by up to 0.3 per cent on some of its residential mortgage products. A three-year fixed mortgage with 30 per cent deposit is now at 2.95 per cent and is proving to be very competitive. Do your research and make sure you are ready to buy when you see the right place for you.

If you were Prime Minister for the day, what would you change or what new measures would you introduce? Keeping my comment strictly to the property market, I would start the year with a stamp duty holiday. How much of a reduction I will have to leave to Mr Cameron.

Where, in your view, is the best place to live south of the river and why? Having lived north of the river from 2002, I finally saw sense and moved south of the river in 2009. I have enjoyed living in Clapham for these past three years. It has loads of green space, great restaurants and bars, and excellent transport links.

If you were not an estate agent, what career would you choose and why? More than likely it would still be in the property sector. Most of my peers from university have ended up in the same industry as developers, commercial surveyors, builders or town planners, so I am pretty sure it would be one of these career paths. But if the opportunity arises, I’d consider becoming a ski instructor.
