Although property in Gurgaon has fallen in value over the past two to three years, many ministers in the current cabinet own homes in upcoming projects in Gurgaon. Such investments perhaps support the view that investment in Gurgaon property is a wise decision.

While the average investor in real estate in Gurgaon buys a home either for end use or as an investment to pass on to future generations, the general trend among the top nine real estate markets in the country indicates that nearly ninety-seven percent of the real estate bought in the largest metro cities is for end use.

Many who are approached with the above statistic will likely disagree with the metric that indicates that ninety-seven percent of all real estate bought in the nine top real estate destinations is for end use.

To many investors, Gurgaon is an investor driven market and housing prices are propped up due to demand from investors, and according to many experts, demand is not propped up due to demand from end users in Gurgaon.

The statement that ninety-seven percent of the property in the nine top cities is driven by end users is wholly consistent with the statement that Gurgaon property is driven by investors and not by speculators or investors as when compared to the real estate in the nine largest cities, the percentage of Gurgaon real estate is certainly small. Thus both statements are consistent.
