PETRA’s project delivery structures outline common approaches for a successful project. Our experience and thorough understanding of these methods will guide you through the construction process; helping you reach your project goals.

PRE-CONSTRUCTION SERVICESPETRA’s ability to ensure a project’s success begins at the earliest stage of the project during pre-construction. We focus this important time and eff ort on value engineering and conceptual estimating. Our experienced estimating staff understands the diff erent approaches required for conceptual project costing and estimating the project with fully completed construction documents. Our estimators budget the cost of a project before it has been fully designed and documented. Working alongside our estimators, the project managers provide constructability reviews in order to ensure workable details and maintenance-friendly buildings. Th roughout the pre-construction phase, our project managers off er material analysis with regard to initial cost versus life-cycle cost, and project schedule for how the project will progress. Providing pre-construction service to our clients is just one more way PETRA adds value to each project.

GENERAL CONTRACTOR As General Contractor, PETRA takes responsibility for all construction trades in a single contract with the Owner. Th e General Contractor holds the contracts directly with each of the consultants, vendors and subcontractors. A General Contractor oversees all work and is responsible for procuring payment from the owner and for paying subcontractors. Under a General Contractor agreement, the Owner and its consultants are responsible for the design process, however, it is customary for PETRA to off er value engineering suggestions throughout this process.

CONSTRUCTION MANAGEMENT A Construction Manager oversees every phase of the construction project for the owner. Responsibilities include oversight of conceptual planning, budget pricing, design, and construction phases. As Construction Manager, PETRA manages the construction project and advises throughout the construction process. Under a Construction Management contract, the Owner holds the contracts directly with each of the consultants, vendors and subcontractors. Th is is a preferred method for Owner’s desiring complete transparency and control of the process.

DESIGN/BUILDDesign/Build is a method of construction in which a single entity provides to the client all of the services necessary to take the project from inception to completion. Th e Design Build team designs and constructs the facility. As a Design Builder, PETRA assumes the design, budget, and construction responsibility for the owner. A Design Builder contracts directly with the architect to develop drawings and then builds the project for a guaranteed maximum price. Th is system is used to minimize the project risk for an owner and to reduce the delivery schedule by overlapping the design phase and construction phase of a project. Under a Design Build contract, the client has a single point of responsibility in the Design Builder. PETRA has built “Rock Solid” partnerships with renowned architecture and engineering fi rms, which assures our clients a fi nished product that satisfi es beyond expectations.
