Floor CareYou only get one chance at a first impression. Walking into a health care facility, office, or retail store, what is one of the first things you notice? The floors!Are they clean, clear of debris and scuff marks, or are they dirty and dingy? Floor care is often overlooked but the impact it has on customers and clientsis immeasurable.

Safety First! Safety is very important during floor maintenance, for both the person doing the cleaning and especially for people walking in the area being cleaned. Slips and falls can happen in a second and can be very dangerous, causing broken bones, head injuries or worse. The proper use of floor signs as well as following correct cleaning procedures can reduce the risks of injury.

Proper Use of ChemicalsThe improper use of cleaners and strippers may damage floors. Frequent treatment or inadequate rinsing may cause cracking, shrinking and/or discoloration. Always read the label and SDS instructions prior to use.

WaterUsing the correct temperature of water, cold to room temperature, has a large impact on the outcome of the cleaning process. Follow all directions on labelsand SDS sheets carefully to avoid any problems.

Heel MarksBlack heel marks can be removed using a fine nylon pad moistened with a neutral pH detergent. Rinse thoroughly with a clean cloth and water.

Gum, Tape and Other Sticky ResiduesSticky residue can be removed with a smooth, plastic putty knife and Doodle Buster. Rinse with a damp cloth after application of product.

Proper Use of Equipment Keep all equipment clean and in good condition. Wash and rinse mops, pads, applicators, brushes and power cords after each use. Use a dedicated mop for each procedure. Proper use of equipment will help prolong its life, reduce maintenance needs and help ensure a clean floor after every task.


Floor StrippersFloor finishes create a glossy, protective layer that keep your floors attractive and free of scratches and stains. However, over time these layers wear down and become dirty, and need to be removed before a new one can be reapplied. Floor stripping is all about completely removing old wax, soil and debris found on the floor. Generally, it is one of the most labor intensive and time consuming jobs in the professional cleaning industry.

Did you know?When stripping finish from a floor, a high pH solution is used. This process leaves a high pH (alkaline) residue on the floorand leaves the floor with a high pH. The floor must be neutralized using an acid based neutralizer to bring the pH closer to neutral (7). Ideally the pH of the floor should match the pH of the sealer or finish to be applied.

Identifying your f loorsThe key to correct floor care is knowing the type of floor you will be caring for. Many floors can be ruined by applyingan inappropriate product. Floors are divided in two categories: non-resilient and resilient.

Non-Resilient FloorsThis flooring material is hard and generally has a higher cost, it does not flex or spring when walked on. Examples of non-resilient flooring are: ceramic tiles, marble, slate, terrazzo, concrete, porcelain, quarry tiles and onyx.

Resilient FloorsThis flooring material is firm, yet has a “give” or “bounce back.” It will flex without cracking, meaning the floor has some amountof cushioning when a load is placed upon it. However, carpeting is not resilient flooring because it has “give” but is not firm. Examples of resilient flooring are vinyl tiles, asphalt tiles, rubber, linoleum, wood, cork, laminate and poured synthetic resin.

NeutralizersA neutralizer cleaning chemical is anything but neutral. In the cleaning world,a cleaning chemical that is termed a “neutralizer” will most often be acidic, in the pH range of 2. Neutralizers are used to bring alkaline liquids and residues back to a pH of 7 or neutral, making it simpler to clean up and preparing the floor for the floor finish.

Hard Surface CareBacteria are everywhere — especially on the surfaces you touch. By maintaining clean surfaces, you’ll make sure that the right levels of hygiene in your environment are upheld. Without regular surface cleaning, cold and flu viruses are more readily spread from person to person. This can lead to periods of employee absence, which interrupts business, and costs the company time and money.

Terminology:

Dustbane’s Dynamic Surfactant Technology (D.S.T.)A surfactant that is exclusive to Dustbane. It was developed to increase the efficiency of the products while maintaining a neutral pH. This surfactant is biodegradable, and contains no phosphates, VOCs, EDTA or APE. It is not toxic to both aquatic life and humans.

VOCVolatile organic compounds (VOCs) are emitted as gases from certain solids or liquids. VOCs include a variety of chemicals, some of which may have short and long-term adverse health effects.

Solvent FreeDifferent solvents have different health effects, which will depend on the lengthand degree of exposure. Such exposure could result in skin problems such as drying, cracking, reddening, blistering of the affected area, or headaches, and drowsiness.

Ammonia FreeVapours may irritate the skin, eyes, throat, and lungs. People with asthma maybe particularly sensitive to the effects of breathing ammonia. Ammonia may alsocause kidney and liver damage.

Phosphate FreeIn the past, phosphates were commonly used in detergents because of their superior cleaning performance. Higher than normal phosphate levels can destroy the health of lakes, streams or other fresh bodies of water, as they allow algae to grow faster than would naturally occur.


All-Purpose CleanersA detergent is made with surfactants that aid in cleaning by reducing the surface tension of water, making soils water soluble. Water, by itself, cannot clean stains, especially organic stains, which have oil in them. Water’s surface tension does not allow the oil and the water to interact, thus the saying “water and oil do not mix”. When the surface tension is lowered through the addition of the detergent/surfactant, the water becomes, in a sense, “wetter”, because it spreads itself more and is more loose than it was in its normal state.

Carpet CareCarpet serves as a “sink” or collection point for everything that is trackedin or settles out of the air and can be tricky to clean. Carpet and hard floors require the same basic level of care and the same basic steps. Spots and spills should be attended to quickly, and regular cleaning should be performedon both. Both require a comprehensive program to ensure the best appearance and cleanliness.

All carpet maintenance programs should consist of the following 5 steps:

Step 1: Preventive Maintenance70% of all carpet soil is tracked into buildings from the outdoors by way of foot traffic. If soil is trapped at the door before it reaches carpet areas, cleaning time, labour dollars and health risks can be reduced.

Step 2: VacuumingVacuuming can remove up to 90% of soil from a carpet. Unlike hard flooring, carpet is three-dimensional and has the depth and ability to hide soiling. Carpet can trap and hold up to 1lb. of dirt per square foot before it starts looking dirty.

Step 3: Spot RemovalThere is no such thing as a stain-proof carpet. Carpets treated with stain protection are designed to slow down the absorption of liquids into the carpet fibers, makingit easier to clean and allowing more time to attend to it. The longer you waitto remove a spot, the more difficult it will be.

Step 4: Interim CleaningHeavy traffic areas may require interim cleaning between deep cleanings. Interim cleaning will not only extend the length of time between deep extractions, but will prolong the life of the carpet by reducing soil levels and reducing the overall number of extractions throughout the life of the carpet.

Step 5: Deep CleaningWater extraction is the most effective method of deep cleaning carpets. It is done using a cleaning solution which is sprayed onto the carpet at high pressure usinga jet spray.

Odour C ontrolOdour management can be a tough task. With the multitude of optionsto manage odours, it can be overwhelming and confusing to pickthe appropriate product for the task. The first thing to do when tacklingodours, is to find the source. There are tools you can use to find the sourceof the odour, such as a black light with fluorescence contamination. But remember, there are other substances that will react to the light, too. Another great tool is a moisture detector. Once you have found the source, the next step is to clean the surface. If you are unable to remove the majority of the sourceof the malodour, odour control products can be used. Many products are available, but what is the difference between an air freshener, an odour counteractant or deodorizer? How do you know which one is best and howdo they work? Here’s a quick explanation.

Deodorizer/Air FreshenerA product that “deodorizes’” will mask odours but does not cover the odour permanently — it simply adds a good odour to a bad odour or can give a room a fresh scent if odoursare not an issue.

Odour Counteractant/EliminatorThese products have an odour counteractant in addition to the fragrance. They neutralizethe malodour by breaking down its molecules in the air. An air freshener with odour counteracts is the best solution for a facility with offensive malodours such as smokeand rotting food that should be removed from the air.

Enzyme BasedEnzyme based products attack the contamination, creating enzymes that break downodour-causing matter — think of them like little pacmans. These products are ideal for bio-based odour such as urine that comes from naturally occurring bacteria and uric acid crystals. Porous damp surfaces like grout host and trap the bacteria, which feed on urine and consequently release strong odours. Humid conditions or rewetting the surface can reactivate the odours. The only effective way to completely eliminate such odours is to wipe them out at their source. The great benefit of enzyme based products is that they will keep working even after the initial application.
