DescriptionThe site is currently scrubland which slopes from north to south, with its main frontage on Dorchester Avenue. A tree belt lines the northern perimeter of the site, forming a steep embankment at this boundary and helps to screen the site from the neighbouring residential properties beyond. Kelvindale Primary School and its playing field bound the site on its southern side. The majority of the developable area is generally level and is grassed with some scrub vegetation.
