Be careful of aggressive pricing that may cause a house to linger on the market. Work closely with a real estate professional to arrive at a competitive price.”

And finally, don’t cut corners when selecting a Realtor. Find a Realtor that has in-depth experience selling multi-million dollar homes – it’s a different animal! Also, be sure to find someone that fits your style and temperament. Selling a multi-million-dollar home takes time and relationship and trust between the seller and Realtor is of ultimate importance. And have honest goals – it will help your Realtor understand what they need to do to meet your needs.”

With that being said, there is tremendous competition in the luxury home market. Inherently, luxury homes mean that there will be fewer showings, offers, and longer time on market, up to 130 days. Overall, the luxury price range only accounted for 14% of the closed sales this year.

For that reason, avoid the temptation to overprice, as 80% of sales had to reduce their asking price to accomplish a successful sale. It pays to know the list price to sales price ratio applicable to your property’s price point. Closely monitor how the market is responding to your home, and adopt to those responses. Be patient, engaged, and realistic - based on facts, not headlines.”

Are there local “hot zones” in terms of development? Within the marketplace, Shady Canyon has established itself as an address of choice among the county’s cap-tains of industry and professional athletes, with homes commanding prices commensurate to properties with ocean views.

What are buyers looking for in luxury homes right now?Buyers are looking for casual elegance in a home. Buyers are saying to me, “Find me an informal home where I can live with my family, but also entertain. I want some-thing that feels like a home, and not a hotel”. Buyers seek a large, airy chef ’s kitchen opening to an equally large family room – as this is the heart of the family. And they like a family-friendly floor plan with a large yard.
