A home to more than 45,000 people, the densely populated area of Magomeni is not one
of the affluent areas in Dar es Salaam.
The area was associated with unplanned infrastructure, uncontrolled sewerage system and to top it all, impassable feeder roads that becomes a nightmare once disasters such as fire and floods struck.
Formal settlements have gone amiss in Magomeni, there are only squatters that dot the area.
Having seen the demands of formal housing and planned settlements in the area, Watumishi Housing Corporation (WHC) is now in the verge of giving the less affluent area of Magomeni a major facelift and a total transformation.
According to the Chief Executive Officer of WHC Dr Fred Msemwa, plans are on the card to deliver 5,000 houses before end of next year in various parts of the country.
He says the 104 Magomeni apartment project rising at Magomeni Usalama famous known as Magomeni Mikumi will be on two blocks of 15 floors.“The project is scheduled to be completed in 18 months,” says Dr Msemwa.
The apartment will be with a modern commercial floor in the first floor and two parking floors in the basement.
The price for the two bedrooms apartment with a size of 60 square meters is Tsh 73 million and three bedrooms with a size of 85 square meters is Tsh105 million.
Something unique about the apartments is the fact that they are modern fitted in with spacious bedrooms (one en-suite), sitting rooms, dining, kitchen and a public bathroom.
The project will be fitted with modern elevators, ample parking space, 24 hours security and other facilities to make it an ideal place for modern life style.
WHC is also undertaking other projects in various parts of the country including Mkundi-Morogoro (50), Gezaulole-Kigamboni (350+) Mabwepande-Bunju, Dar es Salaam (200+) and Kisesa-Mwanza
According to Dr Msemwa, WHC is aimed at supporting the government in providing better and affordable houses to public servants in the country.
“Our houses will be sold and loaned out to government employees at very affordable prices from as low as TSh 23million to Tzs 142 million at an interest rate of up to 12 per cent per annum,” he says.
The maximum period for servicing the loan is 25 years though customers still have options to reduce the number of years if they wish to do so.
Watumishi Housing Company (WHC) is a public entity established in 2013. WHC is a property developer and a
licensed fund manager for management of the WHC Real Estate Investment Trust (WHC-REIT). WHC-REIT was licensed by the Capital Market and Security Authority (CMSA) in 2015 and became the first fully-fledged REIT to be established in Tanzania and East Africa.
As a property developer, WHC-REIT is the main implementer of the Tanzania Public Servant Housing Scheme tasked with building of 50,000 housing units in five phases commencing from FY 2014/2015.
Houses shall be sold under mortgage arrangements to public servants and other eligible members of the public across Tanzania. Investment in Real Estate Investment Trusts (REITs) is a new concept in Tanzania and yet it provides an immense opportunity for the general public to participate and create personal wealth as well as contribute towards overall economic development.
WHC-REIT seeks to work with other national and international fund manager and other stakeholders to develop this market in a manner that is beneficial to all parties.

Well, that is just a sneak peak of the new spectacle in town which has recentlybecome the talk of the town. Morocco Square, is another statement of intent from the National Housing Corporation (NHC) in its quest of decongesting the otherwise suffocating central business district, but also changing Dar es Salaam skyline.
Located at the junction of Mwai Kibaki and Ali Hassan Mwinyi road, Morocco Square’s outlook speaks volumes of what the architect had in mind.
Dubbed as biggest three level square tower in East and Central African region, Morocco square is a project of its kind from NHC and will definitely spare Tanzanians’ the hustles of going and returning back from town, as everything will be available under one roof.
Sitting on a 110,000 square meters, Morocco square has a total area of 47,793 square meters as office space, 24,924 square meters for residential apartments, while 28, 827 square meters will be for commercial use and finally another 8,456 square meter of land will be for hotels.
With other important amenities such as Coffee shops, a huge Water Reserve, Facility Manager Office and a Data
Network, Morocco will also cater for the needs and demands of Tanzanians in the diaspora who have a passion of investing in their own country.
The project will also better serve foreigners and investors setting foot in Dar es Salaam for the first time.
Strategically located, the project overlooks the Indian Ocean on its North - West wing and is about five kilometer ride from the city center; Morocco Square consists of three blocks including a shopping Mall, bigger than Mlimani City.
To put this in perspective, Morocco Square consists of 20,000 square Meters while Mlimani City only occupies 18 square metres of land.
NHC’s Dierctor General Nehemia Mchechu was once quoted saying that the shopping mall will include banks, chain of stores, supermarkets and shops, movie theatres, kids’ grounds and food courts, amongothers.
Apart from the multiple businesses space, the Morocco Square will also consist of other two office blocks. One of the offices that will be found at Morocco Square is Dar es Salaam Stock Exchange
which now moves from the city center.The first block will be a 20-storey building whereas the second one will have 17 floors.
This would mean that anyone standing on top of Morocco Square will certainly have a magnificent view of the city.
The residential block at Morocco Square will have 100 apartments inside a 22-storey building each having three to four bedrooms. As for the hotel, it will be housed inside a three-storey building with 81 rooms.
While launching Morocco square recently, Mr Mchechu said his office was in discussion with the government toprovide at Morocco Square to enable easy movement of customers, business people, among others, to visit the Square tower easily.
“We have started discussion with the World Bank and we are actually finalising with the government to provide a bridge from the BRT,” said Mr Mchechu.
To make the project readily available to Tanzanians, NHC has already announced the project sales through various public media.

couple of years back, anyone would have not fancied the idea of buying a house or getting a plot in Bagamoyo.
The reason was simple; the coastal town was nothing but a vast land dotted with some
pre-colonial structures that reminded Tanzanians of the painful memories of slavery and slave trade in the town.
Fast forward, Bagamoyo has changed and continues to do so drastically. Nowadays it is everyone’s wish and dream to stay in Bagamoyo. The clamor and allure of getting a piece of land in Bagamoyo is necessitated with the harsh reality that the Dar es Salaam’s Central Business District (CBD) is by the day getting more and more suffocated. In 2011 a JV partnership was signed with state owned Unit Trust of Tanzania-Projects and Infrastructure Development Plc (UTT-PID) and 30% being already delivered to the market.
The Mapinga Satellite City comprises over 1000 surveyed plots ranging from residential , commercial and light industry plots with social amenities such as football pitches, religious sites and shopping malls. Infrastructure is underway in phases for utilities such water, electricity installations and access to gravel roads.
It is being implemented by the state-owned institution in collaboration with APEX Housing Development Limited, a local private company. In the recent past while launching the Mapinga Satellite City in Bagamoyo District, Deputy Minister of Industry, Trade and Marketing, Ms Janet Mbene heaped praise on the prospects of the city.
“I commend UTT-PID for this project given the fact that only 10 per cent of land in Tanzania is surveyed. Most of our people have also remained poor since their land is not surveyed and hence cannot access credit facilities from financial institutions as they lack title deeds. “The government believes that through partnership with the private sector, district councils in the country will be in position to survey land for various purposes,” Ms Mbene noted. The new Satellite town is located 30km from Mwenge along new Bagamoyo road with hundreds of serviced plots for residential, commercial and trade purpose ready for sale. The development is being installed with electricity, water and roads facilities in phases.

So, it always my pleasure to share my views and keep you updated on the key developments of the industry. This time round I would like to touch base on the industry trend and give my views on where it is heading and what should be done to catch up with the trend.
Reflecting back ten years ago, we will all agree that most of cities are not looking the same and for those who have been away for quite a while, they become virtual strangers at their own backyard. New high rise buildings, new roads, new and beautiful homes have become the trend of the day, and yet more changes are expected to continue happening.
Let’s have a look at some of the key players and what is ahead of them.
Starting with developers, the demand for properties is very high compared to the supply. There is a huge demand for houses not only in Dar es Salaam but all over the country. Though, purchasing power remains a huge challenge to balance the equation.
But with technology advancement and the principle of demand and supply, we believe it is just a matter of time before construction costs come down, hence the selling price and enable majority to buy and own houses. We have already
started witnessing positives on some low cost technology pilot projects taking place in some areas.
Next are financial institutions (banks). Much as we have witnessed more than 16 banks launching and partnering with various developers to offer home buying loans, the nightmare still remains on the negative perceptions attached on the product.
Despite the fact that interest rates seem to be a major stumbling block, the real issue is changing the mindset associated with mortgage. Our culture still does not favour the concept of home mortgages.
It is therefore prudent for financial institutions to invest in educating the society on the advantages of buying homes through bank loan, how to qualify for the loan, how to include other sources of income to qualify for BIG amount of loan, repayment plan, loan management plan, loan insurance, loan repayment in case of death and many more.
On top of education, interest rates must be reviewed to match with the industry ROI. At the moment there is no balance of equation to buy a home as an investment. The rent generated is smaller than the loan monthly installments.
Do landlords really make profit?This is another yet crucial segment of the industry that need to be reminded on the industry trend especially on sales and marketing, selecting estate agents,
rents setting and services offered.
With the ever increasing supply of rental properties, tenants are becoming more choosy, demanding and price sensitive. It is high time landlords do research on market trend and offer competitive packages that will attract and lure tenants for long.
However to get the right information for the right rent setting and offer competitive packages, landlords will need to engage professional estate agents with capabilities to plan and deliver above their expectations.
A right Estate agent should be able to offer sales and marketing plan, advise on the right rent and packages (based on genuine data), commitment to rent the property within agreed time and ready to keep the landlords updated on
