    Involve Your Teen

    While you may be the parent and your teen lives in your house, you have to understand that your teens bedroom is his place of refuge, where he gets to have some sense of au-tonomy. How he decorates his room is probably one of the few topics he may feel that he has a say in. After all, he is the one who spends most of his time there. Its important that you both enter this collaboration with willingness to compromise.

    When you meet, make a list of deal breakers and non-negotiable. Per-haps, you dont want any graffiti on the walls or anything that will deval-ue the property of your home. How-ever, in return, he may have a list

  • f recent Tanzania has witnessed massive changes in real estate developments. The developments that have

    occurred have also changed the social outlook and peoples belief in property ownership. Previously, most Tanzanians believed that in order to own a home one must possess a piece of land. The piece of land which its boundaries were recognized by vertical partition only. However, with the realization that majority of Tanzanians have no cash to buy or build a decent home;(from household income it takes 15-65 years to build a decent urban home in Tanzania), poor residential infrastructure, lack of social services in residential areas, improper location of residences in relation to work places, shopping malls, business centres and the current global phenomenon of traffic congestion, the recognition of owning a home as a single unit within a multiple dwelling house has become a reality.

    How?Almost 7 years ago Tanzania saw the coming into force of Unit Titles Act and Mortgage Financing Act, the Acts that have made the dreams of owning an apartment or a unit within a building with multiple units a reality.

    What is a Unit Title?This is ownership of one dwelling unit within a multiple dwelling building, with an undivided ownership interest in the land and other components of the building shared in common with other owners of the dwelling units in the building.

    Simply it means that an individual owner may own a house in a multi-floor building, which his/her ownership extends inwards from the interior walls, floors and ceilings and posses a legal title on it. As such you can own your house at a place, which is most convenient to your place of work, your spouses place of work, the place convenient to your childrens schools, your worship places and shopping areas. Thus, it is no longer necessary to look for piece of plot at a location where other important social amenities are not provided for. There is no need to start building your house using your own resources including time under the current pressures of life. Unit titles are recognized under the laws and have all rights and obligations as the ground dwelling houses.

    What are the rights? The owner of a Unit Title or apartment possesses a registered title hence recognized. Will specifically own the portion which he/she has acquired. Will have the rights to common areas within the property. Can lease the apartment Mortgage the apartment Give to someone as a gift and or charity Pass to his or her heirs upon death through a recognized will.

    Own Your Apartment with Peace of MindHowever the owner also has the obligations towards his/her co-owners. These obligations include

    Payment of utilities used at the unit.Easement - the right to pass which in strict legal term is known as easementNon-interference with exclusive use of areas for personal purposes.Contributions to the maintenance of common areasAbiding by the agreed rules and regulations governing the management of the property, including the use class.

    Factors to consider before buying an Apartment or a Unit.Like any other transaction there are some factors, which you need to consider before choosing your unit. Some of the factors are very clear and some of them need an expert to discover and advise. It is very important to consult if you are not certain with anything during the process of choosing and buying.

    The following are few factors which you need to consider before buying your first Unit.

    Location is a prime factor to consider when buying your unit as it is when buying a house. And the same applies for what a person or a family can afford. If you intend to have a financial assistance from a bank then you need to factor in the time period that you are going to take during the repayment period and the interests thereon.Ask if there are any additional fees that are involved apart from the price.Is there any existing fund regime to cater for common

    services that need to be taken care of within the building?How are utilities at the premises managed. Is there a property manager with overall management power? How is electricity paid for? Do you have your own LUKU?What about water, internet and sewage system?

    There are some human factors which also need to be consid-ered e.g.

    Examine the people you see: Are they loud? Polite? are they kind of persons you would like to have as your neighborsIf you are a retired person, do you see other persons your age?If you have a family, are there other families.

    However it is highly advised that a balanced age structure is always best. It is a good indicator of the quality of the building and of its wide appeal when the entire age spectrum is represented and when families as well as singles live side by side.

    If possible, and it is highly advised, visit the management office with a prepared list of key questions that are important to you as outlined above or use the services of qualified and recognized real estate agent to do some inquiry for you and advise you accordingly before you close the deal with the owner of either the unit, the association or an owner of the entire building.

    Bringing the Outdoors InSmall garden areas sometimes offer a challenge but with a little planning and clever design one can easily get just the right feel. In only two days we were able to transform what was until recently a mere patch of dirt next to an outdoor entertainment area into a lush tropical oasis.

    We added a few eye catching pots and wooden tree rings in amongst an assortment of feature plants, lush tropical shrubs and groundcovers and the clever use of pebbles, coconut mulch, and rocks we were able to create a delightful extension to the entertainment area.

    Follow these simple steps and transform your courtyard in one day.

    1Measure the area using a measuring tape. This helps with the number of plants and materials youll need. Its best to be generous with your plant numbers and use 6 8 plants per m2 as this will help to create an instant garden.

    2Remove all unwanted plant material, building rubble and poor quality soil. Dig over the soil using a pick and rake it flat before generously adding compost and new top soil. This should be spread to a minimum of 2 inches.

    3Mark out the areas that you want to place pebbles and dig approximately 1inch deep and line the area with black builders plastic or shade cloth. This helps reduce the number of weeds and also prevents the pebbles from sinking into the ground over time. Remember to stab some holes in the plastic to allow excess water to drain away.

    4Arrange and place the hard landscap-ing aspects of the garden, such as pots, birdbaths or other garden dcor. Lay pathways through the area to allow for access for watering. Suitable materials could include tanga stone, pavers, rocks or wooden stepping stones. This also adds a decorative aspect to the garden.

    Pots can be placed upright or lying down. To create the sunken look, its best to dig a small hole below the pot and nestle it into the hole.

    5Place the feature plants. These will be the focal points of the garden and will add instant height. Suggested plants are palms in particular Rhapsis,Spindle or Golden Palms. Foliage plants such as Philodendron species, Cycas species or large Diefenbachias

    6Place the shrubs towards the back and sides of the area in groupings of odd numbers . Remember to place them in a triangular formation. Place groups of the same plant in different areas to create continuity. Use colourful masses of Dief-fenbachias, Cotton Bushes, Cordylines and Alocasias (elephant ears)

    7Arrange the groundcovers in all of the remaining bare soil areas. Use creeping style plants such as hen and chickens, wedelia, and pilea. In between these scatter taller ground-covers such as dianella, mondos and ferns and different types of grasses.

    8Spread coconut mulch through the area to cover the soil. This not only adds a decorative aspect to the garden, but also helps to prevent weeds coming through and assists in retaining moisture.

    9Install any gardening accessories such as wind chimes, hanging baskets or mobiles from over hanging beams or branches0 Entertain your friends, impress your guests and if nothing else enjoy your new garden!

    So in just two days and with a bit of patience, creativity and a visit to your nearest nursery you too can easily succeed in blending any indoor and outdoor space.

  • The banking and financial sector is a rapidly growing sector in Tanzania, and all over East Africa. In a region that is developing but where many of the inhabitants are

    struggling to make ends meet, lending has also become a growing industry.

    The vast growth has lead to the establishment of many new banks that provide services to urban, as well as, rural residents. These included international banks that opened branches in the country as soon as trade barriers were gradually removed.

    The increasing number of banks has triggered competition in the sector. In order to survive in the market banks have come up with much needed innovations meant to improve their services, a situation which is putting banking customers at an advantage.

    One of these banks striving to provide innovative services for their customers and make life easier is the Kenyan-based Commercial Bank of Africa (CBA), which has a solid footprint in Tanzania.

    Through its eleven branches in the country, CBA is using its more than 50 years of experience in the industry to provide unique services including giving loans at better terms to promote investment in the country.

    One of the unique products provided by CBA Tanzania is Insurance Premium Financing (IPF), which is now available at all branches. The service has attracted the attention of a significant number of customers.

    Commenting on this new development, Solomon Kawiche, the Marketing Manager, said, It is meant to enable customers to make insurance related transactions conveniently and is open to other members of the public beyond CBA clients. Kawiche noted, The number of users of the Insurance Premium Financing Service has risen to more than 500 within a short time, adding that this indicates how popular it has become. I hope that many more members will get on board in the future as more and more people get informed.

    Most Tanzanians have not yet realized the importance of insuring their property, as it seems like money out of pocket with a small chance of return. There is a slight tendency to insure motor vehicles, as doing so is mandatory. Most vehicle owners insure their cars because of fear of traffic police who perform routine checks and prosecute culprits who do not abide to the law.

    Commenting on the need to take insurance practice seriously, Kawiche said, It is high time Tanzanians realize that other property like houses, businesses and industrial enterprises need to be insured to protect owners against risks which can occur any time.

    The bank has introduced this insurance service to assist customers and other members of the public to insure their property even if they dont have a lump sum amount of money to do so. Loans are made available to facilitate this kind of undertaking and give the customer an opportunity to pay back the bank installments.

    Tanzanians have been asked to take this opportunity and use IPF as it is easy to sign up. The service is flexible in nature and allows people to budget their finances from month to month.

    Standing at an astonishing 829.9 (2,722ft) meters high, Burj Khalifa still holds the crown of being the tallest building in the world since its opening five years ago.

    While this years Oscars winners still admire their coveted trophies in their cabinets, it is also worth mentioning and recognizing those who made it big in the real estate industry.

    The building is almost twice the height of the Empire State Building, which was the worlds tallest building for nearly 40 years.

    It features 162 floors, took six years to be build and is owned by Emaar Properties. It holds several records such as tallest skyscraper, building with the most floors, worlds highest escalator installation, worlds highest restaurant and nightclub, and several more.

    Both the height of the building and its costs are enormous. The buildings price tag, at $1.5 billion (Dh5.5bn), was about 37 times the amount of the Empire State building.

    Considered as the oldest building in the world, this 7000-year-old Barnenez, overlooksg the bay of Molaix in Brittany, France. The estimated weight of the massive stone structure is 13,000 to 14,000 tons. It features 11 chambers, each entered by separate passages. No doubt the building has had many more than one owner and purpose.

    The Neolithic monument was built around 4,800 BC and classified as a tumulus (a type of grave) in 1850. But over time it was not only used to host the dead. At first the building was 32 metres long, nine metres wide and eight metres high. In 4,200BC and 3,900BC the building was extended to six further chambers added to the west, increasing its size to 72 metres long, 25 metres wide and over 13 metres high. The structure was almost destroyed after it was used as a quarry for paving stones.

    Located in Mecca, Saudi Arabia, the worlds most expensive building is the Abraj Al-Bait Towers, also known as the Mecca Royal Hotel Clock Tower. It is owned by the government and had an estimate building cost of $15 billion (Dh55bn).

    The 601 metre-high building is part of the King Abdulaziz Endowment Project which was introduced to modernise the city in order to cope with the massive amount of visitors who make the annual pilgrimage to Mecca.

    The Abraj Al-Bait Towers has a large prayer room capable of holding more than 10,000 people and also includes a five-star hotel to host the pilgrims, who participate in the Hajj each year.

  • An obsession for house buying can come with a heavy price if not well planned and executed. Unfortunately, those who purport to be selling houses do not give actual specifications and measurements, a guise that has seen them rake in hefty sums of money from unsuspecting customers.A buyer at the ritzy Edition Residences in Miami has sued Seville Acquisition, a prominent development group, which includes famed hotelier Ian Schrager, charging fraud related to the square footage of a $12 million penthouse. Rising Sun Ventures and Edition Penthouse Ventures, two Florida firms managed by attorney Paul Gleiberman recently filed suit in U.S. District Court against Seville Acquisition, the developers of Edition Residences. Citing fraudulent inducement, misrepresentations and omissions and violation of the Florida Condominium Act, the suit seeks to preclude the closing of the unit. It also seeks payment of compensatory and punitive damages and for the developer to remove false advertising from its website, promotional materials and floor plans.

    According to the suit, the investors placed $3 million in three separate, $1 million deposits, toward the $12 million purchase price of the penthouse. The penthouse was described in advertising materials

    and represented by the developer as having 4,416 square feet, the suit said. At

    $12 million, that is a price of $2,717 per

    square foot, which the developers sales

    agent deemed a very solid deal, and the

    plaintiffs broker stated was the best value

    on the beach, according to the lawsuit.

    But when the buyer sought financing and

    had a certified appraiser measure the

    apartment, it was discovered that it had

    3,576 square feet, or 19 percent less than

    described, according to the suit. That

    translates to $3,355 per square foot, or 23.5

    percent more per square foot than at 4,416

    square feet.

    The developer, very likely acting in

    concert with others, fraudulently induced

    plaintiffs to agree to an inflated $12 million purchase price that is nearly 23.5 percent higher [per square foot] than plaintiffs were promised and led to believe they were paying, for a penthouse apartment that is 19.02 percent smaller than was advertised, promoted, represented and promised by the developer at the time of contracting, the 43-page suit says.According to the suit, the developer refused to reduce the price, and scheduled the closing of unit.Despite being aware of the alleged discrepancies, the developer would not reschedule the closing, the suit

    says.

    We offered to buy it at the real price, the

    $2,717 per square foot, which comes out

    to $9.716 million. Gleiberman said. And

    they refused.

    The investors have not yet requested a return of the deposits, but seek to purchase

    the unit at a reduced price, he said.

    Edition Residences at the Miami Beach Edition, at 2901 Collins Avenue, is a

    luxury, oceanfront hotel/condominium

    project, recently developed by Schrager,

    renowned architect John Pawson and

    Marriott International.

    For his part, Ian Schrager disputed the

    allegations deeming it completely frivolous

    and disingenuous. It is an outrage. We intend to defend

    ourselves vigorously and to pursue whatever remedies are available to us to right this wrong, said Schrager in a

    statement.But Mr Gleiberman maintains that it

    was a fabrication. He said: The 4,416 is a

    fabrication. They advertise it, they promote

    it, they put it in their floor plans, but in

    reality its a fabrication, Gleiberman said.

    Its not livable square feet. It doesnt exist.

    Much as it has happened some 11,084

    miles away, potential home buyers in the

    ever expanding city like Dar es Salaam

    need to be on the lookout to avoid falling

    into such traps.

    NHC launches lavish homes for Dar residents

    "The launch event was one of its kind, the turnout was overwhelming ", he says.

    During the launch, there was a 30 per cent of confirmed booking of the entire building, an indication of how attractive the project is.
