Standard Home Summary Report

We have identified various items on the subject structure that either require maintenance now or requireperiodic maintenance in the normal course of ownership. This is only a summary report and is intended as aguide to be used in both short and long term scheduling of maintenance items. Please read the completereport carefully as additional information and details are contained therein. It is always advisable to useexperienced tradespeople or a qualified handyperson when contracting for work that may not be within thescope of your capabilities.

1. Structure - Smoke Detector(s):

A. The smoke/fire alarm detector in the downstairs hallway does not operate. The detectormay need a new battery or the unit may need replacing. Installing new smoke/fire detector orreplace battery is recommended prior to moving in.B. The smoke detector in the upstairs hallway is missing. Installing a smoke detector isneeded prior to moving in for fire safety reasons.

2. Site Concrete and Paving - Walkways:

There is a trip hazard in the front enty sidewalk by the front door. Properly leveling thesidewalk is needed for safety reasons. Contact a qualified contractor/handy person toevaluate and make necessary repairs.

3. Water Heater - Evidence of Encrustation:

There are visible encrustations along the hot and cold water connections at the top of thewater heater. The condition is a result of a small amount of water seeping out along thethreaded connection at some time in the past. For preventive maintenance reasons,consideration may be given to removing the connections, cleaning, taping with teflon tape andreinstalling to prevent further deterioration that may result in a future leak.

4. Roof - Gutters / Down Spouts:

The back gutter downspout empties near the foundation wall. Extending the downspout isneeded by a qualified handy person to prevent moisture build up near the foundation wall.

The roof and A/C unit could not be inspected due to the height of the roof from the ground. Recommend a qualified roofer and HVAC persons further evaluate the roof and A/C unit withthe proper safety equipment.

The exterior dryer vent cover is in need of replacement. Contact a qualified handy person toreplace the dryer vent cover.

1. The inspector observation of the electrical system is limited to the visible components, the entrancecable, meter box, service panel, outlets, switches and the visible portion of the wiring. A large portion ofthe electrical system is hidden behind walls and ceilings.

2. The main panel is a fused panel and is an older system that may not be sufficient to meet the needs ofa modern residence. It is recommended that a licensed electrician be contacted to evaluate and giveestimates for updating the electrical service.

3. The electrical sub panel is a Zinsco brand panel. This brand has been associated with known defects. Defects included breakers failing to trip at the stated ratings, breakers that exploded and breakers that stillhave power when turned to the "off" position. These panels also have poor breaker connections to busbars and some of these panels have insufficient wire bending space and insufficient gutter space. Theremay also be incompatible metals between the bus bars and the breakers which may lead to deteriorationover time. Listed replacement breakers for these panels are available but are very expensive. WhileZinsco electrical panels have not been recalled, it is still recommended that the panel be serviced andfurther evaluated by a licensed electrician. The electrician may recommend that the panel be replacedand if so, this work should be completed along with all proper permits as required by local authorities.

Work Order Terms and Agreement

A) WARRANTIES. No Final Report shall be issued unless those firms which contract to perform all orpart of the work recommendations, warrant the quality of workmanship and the effectiveness of suchwork for a minimum period of one year from the date of completion. As used in these standards, theterm "warranty" shall mean that should the effectiveness of any work performed fail, the contracting firmshall correct the workmanship or perform additional work at no charge.

B) THIRD PARTY AGREEMENTS. Should the owner, purchaser or other interested party elect toperform all or part of the work recommendations or to contract with a contractor, the owner, buyer orother interested party shall provide a written agreement certifying that either he and/or the contractorperforming the work has completed the recommendations as specified in the inspection report andagree to assume full liability for, and hold the inspecting firm harmless, for any defects in the work

C) CONDITIONS REVEALED DURING PERFORMANCE OR RECOMMENDATIONS. Should anywood destroying organism damage or conducive condition be revealed in an inaccessible area duringthe accomplishment of work recommendations, whether done by owner, purchaser, contractor, or anyother party of interest, the inspecting firm must be notified of such opportunity of reinspection anddetermining any additional work recommendations before such conditions are covered up. The owner,purchaser or his agents undertaking the work shall be responsible for such notification.
