For several years now, CPCI has been involved with advocacy groups that promote fair construction practices, particularly when it comes to govern-ments legislating the use of wood construction for mid to high rise build-ings, with little or no regard for formal provincial and national building code processes. In August of this year, CPCI reacted to the Quebec government decision to allow construction of taller wood buildings, up to 12 storeys. The following is an abbreviated version of our press release. OTTAWA, August 26, 2015 - The Canadian Precast/Prestressed Concrete Institute (CPCI) believes the recent Quebec Government’s decision to allow the construction of taller wood buildings on the basis of a new wood industry construction guide that is not recognized by the National Building Code of Canada (NBCC) circumvents the exceptional building code approval process that exists to ensure the safety of all Canadians.

The new guide developed by the Régie du bâtiment du Québec and FPInnovations, a private research centre dedicated to supporting the Canadian forest industry, was voluntarily pulled from the 2015 edition of the National Building Code of Canada (NBCC) by its authors; perhaps they knew it wouldn’t pass the rigorous building standards process. Is that an indi-cation of problems to come?

Many research reports by third party independent consultants show that concrete buildings have a very low total cost of ownership (life cycle costing) owing to their exceptional longevity and low maintenance.

Other less proven materials and systems can offer cheap solutions at the outset but in the long term can result in extensive damage and costs - Let’s not forget the Vancouver leaky condo crisis in the 1980's – decisions should be made on the total cost of ownership, not the cheapest initial price.

We have already heard the insurance industry expressing their concerns of insuring these structures, not only during occupancy but during construction (fires have destroyed sev-eral multi-storey wood buildings under construction over the last five years. Incidents in British Columbia, Ontario, Edmonton and Calgary have demonstrated how dangerous and unsafe wood-frame buildings under construction can be if proper precautions are not taken). Proper fire protection, during construction, will add thousands of dollars to the cost of these buildings; money which is simply charged back to the new homeowner.

The above notwithstanding, the insurance industry also has concerns with mold issues in mid to higher storey wood buildings - so much so that many building envelope experts are highly recommending that all wood building be tarped during the entire construction pe-riod to reduce the risk of future mold growth during occupancy; a process that is already common in Europe and will add a major cost to wood construction.

CPCI believes that the Quebec Government is incorrectly over-stepping the national and provincial building codes and standards developed by accredited organizations in order to directly support the wood industry - to the possible detriment of public safety. Con-struction issues should be left to experts and not to politics.

Depuis plusieurs années maintenant, le CPCI est impliqué avec des groupes de revendications qui favorisent des pratiques équi-tables de construction, en particulier quand les gouvernements légifèrent sur l'utilisation du bois en construction pour les immeu-bles de moyenne et grande hauteur, avec peu ou sans égard pour le processus formel des codes du bâtiment provincial et national. En août de cette année, le CPCI a réagi à la décision du gouver-nement du Québec de permettre la construction de plus grands bâtiments de bois, pouvant atteindre jusqu'à 12 étages. OTTAWA, le 26 août 2015 - L'Institut canadien du béton préfabriqué / précon-traint (CPCI) croit que la récente décision du gouvernement du Québec afin de permettre la construction de bâtiments de bois plus hauts, qui s'appuie sur un nouveau guide de la construction de l'industrie du bois qui n’est pas reconnu par le Code national du bâtiment du Canada (CNBC) contourne le processus d'approbation exceptionnel du code du bâtiment qui existe pour assurer la sécurité de tous les Canadiens.

Le nouveau guide élaboré par la Régie du bâtiment du Québec et FPInnova-tions, un centre de recherche privé dédié à soutenir l'industrie forestière ca-nadienne, a été volontairement retiré de l'édition 2015 du Code national du bâtiment du Canada (CNBC) par ses auteurs; peut-être qu'ils savaient qu'il ne passerait pas le processus rigoureux des normes de construction. Est-ce une indication de problèmes à venir?

De nombreux rapports de recherche établis par des tiers, des consultants in-dépendants, montrent que les bâtiments en béton ont un très faible coût total de possession (coût du cycle de vie du matériel) en raison de leur exception-nelle longévité et d’un faible entretien. D’autres matériaux et systèmes moins éprouvés peuvent offrir au départ des solutions à bas prix, mais à long terme peuvent entraîner des dommages et des coûts importants - Il ne faut pas ou-blier la crise, dans les années 1980, des condos à Vancouver qui fuyaient – les décisions doivent être prises sur le coût total de possession et non pas sur la base d’un prix initial moindre.

PrESidENT’S MESSagE MOT dU PrÉSidENTNous avons déjà entendu l'industrie de l'assurance exprimer ses préoccupations quant à l'assurance de ces structures, non seulement pendant l'occupation, mais en cours de construc-tion. Des incendies ont détruit de nombreux bâtiments en bois de plusieurs étages en cours de construction au cours des cinq dernières années. Des incidents en Colombie-Britannique, en Ontario, à Edmonton et Calgary ont démontré comment les bâtiments à ossature de bois peuvent être dangereux et non-sécuritaires en cours de construction si les précautions adé-quates ne sont pas prises. Une protection d’incendie adéquate, pendant la construction, va ajouter des milliers de dollars aux coûts de ces bâtiments; de l'argent qui est tout simplement fac-turé au nouveau propriétaire.

Nonobstant ce qui précède, l'industrie de l'assurance a égale-ment des préoccupations en ce qui a trait aux problèmes de moisissure dans les bâtiments en bois de hauteur moy-enne et plus élevée - à tel point que de nombreux experts de l'enveloppe du bâtiment recommandent que tous les bâtiments en bois soient recouverts de bâches tout au long de la période de construction afin de réduire le risque de croissance future des moisissures pendant la période d'occupation; un proces-sus qui est déjà courant en Europe et qui ajoutera un coût im-portant pour la construction en bois.

Le CPCI estime que le gouvernement du Québec s’ingère et dérape lorsqu’il prend position en faveur de l’industrie du bois tout en ignorant les codes et normes de construction nationales et provinciales développés par des organismes au détriment éventuel de la sécurité publique. Les questions de construction devraient être laissées aux experts et non pas aux politiciens.

Severe weather across the country has increased public awareness about the inadequacies of existing housing con-struction practices. The variety of natural disasters worldwide, from earthquakes, hurricanes, tornadoes, and severe rain events are making consumers take a harder look at the construction of their homes and questioning the resilience of their structures. Designers are also looking to different materials to help them meet these new environmental conditions.

Disaster resilience is a shared responsibility among citizens, the private sector, and government. Increasing a community’s resilience to disasters requires bold decisions and actions that may pit short-term interests against longer-term goals. As a na-tion; we can maintain the status quo and build the same struc-tures we have been building for decades, or we can begin by addressing the important immediate issues through such mea-sures as Canada's National Disaster Mitigation Strategy, www.publicsafety.gc.ca.

Adding to the dialogue on resiliency is the increasing costs for heating and cooling of buildings, driving developers to find more energy-efficient designs. Recently, total precast concrete residential projects created by forward thinking designers and developers have actually shown that total precast concrete structures can be less expensive in first cost than wood struc-tures as revealed with the Champagne - Quarry Park project in Calgary.

There are many inherent advantages with a precast system from precast concrete - properties such as fire and wind resis-tance, sound control and life-cycle costs. Its ability to last two to three times longer than a wood-frame structure offers long lasting economic benefits to homeowners. The perception that concrete homes are more expensive is not particularly true, es-pecially when you factor in the total cost of ownership. Precast construction also lends itself well to true modular construction where entire rooms are pre-fabricated and erected or installed at the job site.

The residential projects highlighted in this issue like the Platopolis Condo Buildings in Montreal, and the Ruth Gardens Apartments in Winnipeg show how precast concrete's many nat-ural attributes can achieve a designer’s goals. Public buildings like the Surrey City Centre in Vancouver, provide physical and symbolic connections between the Plaza and the city beyond, and expresses open and democratic governance. The Humber River Hospital in Toronto, demonstrates how the designer's en-vironmental vision is realized by maximizing daylighting oppor-tunities, orienting the building to minimize heat gain, and using sustainable materials including a precast concrete high-perfor-mance building enclosure system. I hope you enjoy this issue of Imagineering Magazine.

Les phénomènes météorologiques violents que nous avons connus à trav-ers le pays, ont augmenté le niveau de conscience du public au regard des insuffisances des pratiques de constructions résidentielles existantes. La variété des catastrophes naturelles à travers le monde font que les consom-mateurs portent un regard plus dur sur la construction de leurs maisons et s'interrogent sur la résilience de leurs structures.

La résilience en cas de catastrophe est une responsabilité partagée en-tre les citoyens, le secteur privé et le gouvernement. Augmenter la résilience d'une communauté aux catastrophes nécessite des décisions et des actions audacieuses qui peuvent opposer des intérêts à court terme aux objectifs à long terme. En tant que nation, nous pouvons maintenir le statu quo et con-struire les mêmes types de structures que nous avons construites pendant des décennies, ou nous pouvons commencer à aborder les questions immé-diates par des mesures telles que la Stratégie nationale d'atténuation des catastrophes du Canada www.publicsafety.gc.ca.

L'augmentation des coûts pour le chauffage et le refroidissement des bâti-ments sont également un moteur pour les développeurs afin de trouver des modèles plus économes en énergie. Récemment, les projets résidentiels to-talement préfabriqués en béton, créés suite aux réflexions prospectives des concepteurs et des développeurs, ont effectivement montré que les structures en béton totalement préfabriquées peuvent avoir un coût de revient moindre que les structures de bois, tel qu’il a été révélé avec le projet Champagne de Quarry Park à Calgary.

Il y a de nombreux avantages inhérents à un système de préfabrication de béton préfabriqué – des propriétés telles que la résistance au feu et au vent, le contrôle du son et les coûts du cycle de vie. Sa capacité à durer deux à trois fois plus longtemps qu’une structure à ossature de bois offre des avantages économiques durables pour les propriétaires. La perception que les maisons en béton sont plus dispendieuses n’est pas particulièrement vraie, surtout quand vous prenez en compte le coût total de possession. La construction préfabriquée se prête également bien à une construction modulaire véritable où des pièces entières sont préfabriquées et assemblées ou installées sur le chantier.

Les projets résidentiels mis en évidence dans cette édition, tels « Les édifices condominiums Platopolis » à Montréal, et « Les appartements Ruth Gardens » à Winnipeg, montrent comment les nombreux attributs naturels du béton préfab-riqué peuvent permettre d’atteindre les objectifs de conception d'un designer. Les bâtiments publics comme le « Surrey City Center » à Vancouver, offrent des connexions physiques et symboliques entre la Plaza et la ville au-delà et exprime une gouvernance ouverte et démocratique. « L'Hôpital de la rivière Humber », à Toronto, démontre comment la vision environnementale du con-cepteur a été réalisée en maximisant les possibilités d'éclairage naturel, ori-entant le bâtiment afin de minimiser le gain de chaleur et par l'utilisation de matériaux durables, y compris un système d'enveloppe de bâtiment préfabri-qué en béton haute performance. The new Surrey City Hall and Plaza, a winning project of the 2015 Canadian Green Building Awards, house the City’s municipal government and anchor a vibrant new urban Civic Centre for the second largest municipality in British Columbia. Central to City Hall’s public role is its light-filled atrium, a gathering and event space at the heart of the 16,500m2 [177,540 square feet] building. It provides physical and symbolic connections between the Plaza and the city beyond and expresses open and democratic governance.

Les nouveaux Hôtel de Ville et Place publique de Surrey, un projet gagnant du Programme de prix d'excellence canadien du bâtiment durable 2015, logent le gouvernement municipal de la Ville et ancrent un vivant nouveau Centre Civique ur-bain pour la deuxième plus grande municipalité en Colombie-Britannique. La place publique fortifie le sens de vie publique avec ses terrasses vertes à multi-étages, ses rangées d'arbres pro-curant de l'ombre, et relie le nouvel Hôtel de Ville à la Bib-liothèque Centrale de Surrey, une future Place des Arts, des développements de haute densité à usages multiples et le système de transit rapide SkyTrain. La décision stratégique de déménager l'Hôtel de Ville depuis la banlieue de Surrey, un lieu accessible seulement par voi-ture, vers un ancien site industriel plus centralisé a permis de répondre à ce défis. Ainsi, le projet établit un important précédent en adoptant pour la ville une nouvelle vision ur-baine qui est à la fois plus intégrée et durable. Situé sur la plaine d'inondation du Fleuve Fraser, l'Hôtel de Ville possède de nombreux systèmes d'eaux pluviales pour minimiser l'impact des inondations et du ruissellement ex-cessif. La grande place publique est faite de pavés per-méables en béton autobloquants et possède deux réser-voirs de rétention pour maximiser la réutilisation de l'eau et contrôler le retour de l'eau aux systèmes d'eau régionaux. Les toits verts et les jardins sur les terrasses sont plantés avec de la végétation indigène nécessitant peu d'entretien. L'eau de pluie est collectée et emmagasinée pour être réu-tilisée, alors que les systèmes de robinetterie à faible débit réduisent l'utilisation de l'eau au sein du bâtiment.

The Plaza invigorates public life with its multi-level green terraces, rows of shade trees, and connects the new City Hall with Surrey Central Library, a future performing arts centre, high-density mixed-use developments and the SkyTrain rapid-transit system.One of the greatest paradoxes that faces current suburbs is that on one hand they continue to grow, and on the other hand, the population is becoming increasingly conscious of environmental issues and the importance of reducing energy-dependence and ecological footprint. The strate-gic decision to move City Hall from the outskirts of Sur-rey, a location accessible only by car, to a centrally located brownfield site has done just that. As such, the project sets an important precedent for a new, integrated and more sustainable urban vision for the city.Situated on the flood plain of the Fraser River, the Civic Centre has a number of storm water features to alleviate flooding and excessive run-off. The large plaza is made of permeable interlocking concrete pavers and has two reten-tion tanks to maximize water reuse and control flow-back to the regional water systems. The green roofs and garden terraces are planted with low-maintenance, native vegeta-tion. Rainwater is collected and stored for re-use, while low-flow fixtures minimize water usage within the building.

The west feature wall is comprised of an intricate array of 50 varying geometric-shaped precast prestressed concrete panels with deep recesses that invite natural light into the interior spac-es. It required a lot of planning to fit them together in a particular order as in a jigsaw puzzle. Armtec had to make numerous shop drawings based on the ideas of the architects, and with the over-view of the structural engineers.

We visualized the wall by breaking it down into 15 horizontal sections and 10 vertical sections. We kept the panels thin, only 90mm compared to the usual 150mm, so that their dead load, supported on steel framing, would be less.

The precast concrete pieces ranged from 1m x 1.5m [3.3 feet x 4.9 feet] up to 12m long x 3m wide [39 feet long x 9.8 feet wide], and were prestressed for rigidity so that we were able to reduce the thickness. In many of the panels eight steel connectors were embedded instead of the usual four connectors to give the thin panels more support points while also distributing the dead load over more of the steel framing.

The architects, Moriyama & Teshima, wanted the panel joints to fall in certain locations for the best visual effect, and we con-sulted with them to ensure that joint location did not lead to the possibility of water infiitration.

Movement joints were also necessary for seismic resistance. These consisted of bolted connections with slotted inserts at one end of a panel, and a rigid welded connection between the embedded steel connector and the steel support framing at the other end. The panels have a light sand-blasted finish. ¢

Le mur tout particulier de la façade ouest est composé de 50 panneaux préfabriqués précontraints de formes géométriques variables disposés de façon complexe avec de profonds renfoncements qui invitent la lumière naturelle dans les espaces intérieurs. L'installation de ces panneaux a nécessité beaucoup de planification. Ils ont été posés suivant une séquence bien déterminée comparable à celle d'un puzzle. Le manufacturier Armtec a dû préparer de nombreux dessins d'atelier basés sur les idées proposées par les architectes et avec la supervision des ingénieurs en structure.

Nous avons visualisé le mur en le subdivisant en 15 sections horizontales et 10 sections verticales. Nous avons gardé les panneaux minces, seulement 90 mm comparativement à la normale de 150 mm, afin que leur poids mort, qui est supporté par une charpente d'acier, puisse être minimisé.

Les pièces de béton préfabriquées variaient de 1 m x 1.5 m (3.3 pieds x 4.9 pieds) jusqu'à 12 m de longueur x 3 m de largeur (39 pieds de long x 9.8 pieds de large). Elles ont été précontraintes pour augmenter leur rigidité et pour permettre la diminution de leur épaisseur. Pour obtenir les meilleurs effets visuels possibles, les architectes Moriyama & Teshima voulaient que les joints entre les panneaux préfabriqués se retrouvent à des endroits bien précis. Nous avons travaillés de concert avec eux pour assurer que l'emplacement des joints choisi n'allait pas créer des problèmes d'infiltration d'eau.

Des joints à mouvement étaient également nécessaires pour répondre à la résistance séis-mique. Ceux-ci étaient composés de connexions boulonnées avec insertions encochées à une extrémité et une connexion rigide soudée entre le point d'attache en acier du panneau et la charpente d'acier à l'autre extrémité. Les panneaux ont une finition de couleur claire réalisée au jet de sable. ¢

The Surrey Civic Centre incorporates sustainable design strat-egies such as a geothermal heat exchange system for winter heating and summer cooling. The success of this installation has initiated planning for a city-wide district energy system.

In addition, the 31-metre [102 feet] tall glazed atrium admits abundant natural light and facilitates natural ventilation – au-tomatic sensors open and activate a natural chimney effect at specific temperatures. Adjacent office and meeting spaces use a high-performance HVAC system with occupancy sen-sors and individual controls. Building orientation and narrow floor plates maximize daylight penetration. Artificial lighting is controlled by daylight and occupancy sensors. Circulation cor-ridors are organized at the centre of the floor plan, with open offices at the perimeter to make natural light and operable win-dows available at all workstations.

Precast concrete panels and windows along the west facade are designed to exaggerate geometry and depth, controlling the amount of natural light admitted into select interior spaces [see Sidebar on previous page].

The Surrey Civic Centre was designed to accommodate fu-ture changes in technology, workplace operations and demo-graphics. For instance, the Council Chamber is designed to transform into a performance venue, and the reception desk converts to a raised platform for community performances. The initial consultation process and continuous engagement with the users and the community has resulted in residents who take great pride in their new Civic Centre. They have a deep understanding and care for living and working in a sus-tainable environment that includes electric car charging sta-tions, green features, natural light and ventilation, access to public transit and a pedestrian-focused civic centre. ¢

HUmBeR RIVeR HosPItAL Precast concrete contributes to a modern compositionThe Humber River Hospital has gone from a hospital constrained by the limitations of aging technology and building infrastructure to North America’s first fully digital hospital. The new Humber River Hospital, which opened in October 2015, uses the most current technologies to enhance all aspects of quality patient care delivery, improving efficiency, accuracy, reliability and safety. At 167,000 square metres [1.8 million square feet] of space, it is the largest acute care hospital in the Greater Toronto Area.

On the South elevation, the exterior palette of materials projects a contemporary image. Solving Design ChallengesThe building is comprised of three simple compo-nents reflecting the hospital’s essential functions: ambulatory block; diagnostic and treatment podium; and inpatient tower. The architecture of these forms takes inspiration from the architecture of Toronto, fol-lowing clean rectilinear lines. As the exterior palette of materials was developed, precast concrete was envisioned from an early stage of the design to pro-vide a solid and durable material to help accentuate the overall goals of the hospital.

Because the building is a tangible symbol of the new Humber River Hospital, it needed to project a con-temporary image. HDR’s designers composed a fa-çade using precast concrete panels with two finishes to help accentuate the articulation of window open-ings and feature a strong system of reveals relating to the curtainwall fenestration pattern. This pattern also symbolically mimics the rock out-croppings lin-ing the banks of the Humber River. The reveals within the panels echo the movement of the river moving over the river’s rocks.

Precast concrete defines the mass of the inpatient tower and provides the curtainwall used on north and south sides of the tower a definitive termina-tion point. Overall, the building uses 12,000 square metres [130,000 square feet] of precast concrete as a part of its 33,400 square metres [360,000 square foot] exterior envelope. The project also includes two precast concrete parkade structures providing 2,025 parking spaces for patients, visitors and staff. An important element of the design was to provide a unified palette of materials and to tie the parkade structures to the hospital.

Résoudre les défis de conceptionLe bâtiment comprend trois simples composantes qui englobent les fonc-tions essentielles de l'hôpital: le bloc des services ambulatoires, le po-dium dédié aux diagnostiques et traitements, et une tour pour les patients hospitalisés. L'architecture de ces formes sont inspirées de l'architecture de la ville de Toronto avec ses lignes propres et rectilignes. Lorsque la palette des matériaux pour l'enveloppe extérieure a été développée, le béton préfabriqué avait été envisagé dès les étapes initiales de concep-tion sachant qu'il donnerait une finition solide et durable qui aiderait à accentuer l'ensemble des objectifs de l'hôpital.

Puisque le bâtiment est un symbole tangible du nouvel hôpital de Hum-ber River, il se devait de projeter une image contemporaine. Les con-cepteurs de HDR ont développé une façade composée de panneaux de béton préfabriqué à deux finitions dans le but d'accentuer l'articulation des ouvertures des fenêtres. Ces derniers comprennent également un fort système de rainures qui miroite le patron de la fenestration du mur-rideau. Ce patron imite aussi symboliquement l'affleurement rocheux qui longe les rives de la rivière Humber. Les rainures incorporées dans les panneaux sont l'écho de l'écoulement de l'eau au-dessus des roches de la rivière.

Le béton préfabriqué définit la masse de la tour des patients hospitalisés et procure au mur-rideau que l'on retrouve sur les façades nord et sud de la tour un point de terminaison définitif. En tout, le béton préfabriqué oc-cupe une superficie de 12,000 mètres carrés [130,000 pieds carrés ] de la superficie totale de l'enveloppe extérieure du bâtiment de 33,400 mètres carrés [350,000 pieds carrés]. Le projet inclut également deux structures de stationnement en béton préfabriqué offrant un total de 2,025 espac-es de stationnement pour les patients, les visiteurs et le personnel. Un élément important du concept était d'assurer une palette de matériaux uniforme et de rattacher de façon thématique les deux structures de sta-tionnement à l'hôpital.

Function follows AestheticsThe use of precast concrete panels on the Humber River Hospital was based not only on their aesthetic capabili-ties, but also the ability to support the rigorous functional requirements of the design including sound transmission, thermal efficiency, durability and ease of construction.• Sound Transmission — The density of precast pan-els was considered in the sound transmission study for the building to help dampen noise from the surrounding streets and highway.• Thermal Efficiency — In creating the design for the building’s exterior envelope, the thermal mass of precast concrete was considered to minimize heating and cooling loads.• Durability — Precast concrete is resistant to rain, flood damage and windblown debris. • Ease and Speed of Construction — The use of prefab-ricated exterior envelope components such as unitized curtainwall and precast concrete wall panels allowed for installation via cranes and minimized the need for exterior scaffolding. Also, while the cast-in-place concrete struc-ture was rising on site, the precast concrete panels were being cast concurrently in the factory.

Technical Aspects of the DesignThe design of the envelope employs precast concrete panels bearing on the slab edge of the cast-in-place concrete structure. The panels pro-vide the exterior finish component of a standard cavity wall assembly utilizing an insulated, metal stud back-up wall on the inside. The precast concrete panel wall system provides traditional rainscreen performance which allows for the removal of moisture from the cavity wall via internal flashing and a series of weeps at horizontal joints. The parkade structures employ long-span prestressed precast double tee beams on inverted tee girders and precast columns supporting the girders. The lateral loads are resisted by precast shear walls. Precast concrete was preferred for the construction of the parkades to provide on-site worker parking and to alleviate site congestion. Prestressed Systems Inc. (PSI) supplied and installed structural and architectural components for the two multi-level parking decks. Architectural finish included thin brick and sandblasted concrete.

HDR’s design of the Humber River Hospital combines precast concrete, curtainwall, aluminum panels and masonry in a masterful way to achieve the goal to provide a state-of-the-art, timeless building for Toronto. ¢

La fonction suit l'esthétique La décision d'utiliser des panneaux de béton préfabri-qué pour le nouvel l'Hôpital de Humber River a été prise non seulement à cause de leurs caractéristiques esthé-tiques mais aussi à cause de leur capacité à rencontrer l'ensemble des exigences fonctionnelles rigoureuses du concept incluant la transmission du son, le rendement thermique, la durabilité et la facilité de construction.• Transmission du son - La densité des panneaux de béton préfabriqué a été considérée dans l'étude de la transmission du son afin de réduire le bruit provenant des rues et autoroute environnantes.• Rendement thermique - Lors de la conception de l'enveloppe extérieure du bâtiment la masse thermique du béton préfabriqué a été considérée pour réduire les coûts associés au chauffage et à la climatisation.• Durabilité - Le béton préfabriqué résiste à la pluie, aux dommages causés par les inondations et aux dé-bris transportés par le vent. • Facilité et rapidité de construction - L'utilisation de composantes préfabriquées pour l'enveloppe extérieure telles qu'un mur-rideau unifié et des panneaux de mur en béton préfabriqué a permis une installation réalisée à l'aide de grues et a minimisé le besoin d'échafaudage extérieur. De plus, pendant que la structure de béton coulée en place était en train d'être érigée sur le site, les panneaux de béton préfabriqué étaient en train d'être fabriqués simultanément en usine.

Les aspects techniques de la conceptionLa conception de l'enveloppe fait appel à des panneaux de béton pré-fabriqué qui s'appuient sur le périmètre de la dalle de la structure en béton coulée sur place. Les panneaux procurent la finition extérieure à un mur d'appui intérieur conventionnel isolé fait de colombages métal-liques. Le système de mur à panneaux de béton préfabriqué procure la performance d'un écran pare-pluie traditionnel qui permet l'évacuation de l'eau ayant pénétrée dans la cavité du mur via des solins intérieurs et une série de trous de drainage au niveau des joints horizontaux. Les structures des stationnements sont composées de poutres de bé-ton préfabriqué précontraintes en double T de longue portée qui repo-sent sur des poutres en T inversées supportées à leur tour par des col-onnes de béton préfabriqué. Le béton préfabriqué a été la solution de choix pour la construction des structures de stationnement car il a permis d'offrir aux travailleurs du stationnement sur le site même et il a contribué à réduire la congestion sur le site. To sustain the long-term growth of the precast con-crete industry, it is important to develop educational programs to educate future generations of design-ers and construction professionals. CPCI’s mission is to expand the knowledge of students by sharing ideas and information about the design, applications, manufacturing and use of precast prestressed con-crete. CPCI offers a number of technical publications on its website at www.cpci.ca for undergraduate and graduate students, and university and college course instructors, to learn more about precast prestressed concrete and the industry.

CPCI’s flagship educational programs include National Precast Day [NPD] and the CPCI Student Scholar-ship program. NPD is a day where CPCI members conduct tours of their precast concrete manufactur-ing facilities to teach students and construction pro-fessionals how precast and prestressed concrete is

manufactured under rigorous quality controls, and to highlight the many benefits of building with precast concrete.

This year’s events took take place across Canada at CPCI member precast facilities between September 28th and October 2nd and the theme was Resilient Infrastructure. CPCI members held events at 10 manufacturing plants in Alberta, British Columbia, Manitoba, Ontario and the Maritimes. The participating companies were Strescon, Armtec, Prestressed Systems Inc. and Lafarge. The Alberta plants alone attracted close to 1,200 partici-pants ranging from students to practicing architects and engineers.

I had the opportunity to attend the two events in Calgary hosted by both Lafarge and Armtec. Lafarge hosted events for the 18th consecutive year and they take a lot of pride in being a leader in education and in hosting annual NPD events.

Les membres du CPCI ont organisé des événements dans 10 usines de fab-rication en Alberta, en Colombie-Britannique, au Manitoba, en Ontario et dans les Maritimes. Les entreprises participantes étaient Strescon, Arm-tec, Prestressed Systems Inc. et Lafarge. Les usines de l'Alberta ont attiré à elles seules près de 1200 participants, allant d’étudiants aux architectes et ingénieurs praticiens.

J’ai eu l'occasion d'assister aux deux événements de Calgary héber-gés à la fois par Lafarge et Armtec. Lafarge organisait des activités pour une 18e année consécutive et ils éprouvent un grand sentiment de fierté d'être un chef de file dans le domaine de l'éducation et de l'organisation d'événements annuels de la JNBP.

Participants were excited to experience firsthand how precast concrete is manufactured and to see the 'be-hind the scenes' expertise. Among other items, par-ticipants were very impressed with the formliners used to create unique finishes on architectural precast con-crete wall panels. Precasters explained that the "sky’s the limit" when it comes to precast concrete and its applications. CPCI certified precast producers can essentially create any look or vision that an architect or designer might have in mind, all while delivering a product that is durable, cost-effective and resilient.

CPCI is looking forward to celebrating precast con-crete and its many benefits again in 2016. In the past 17 years, National Precast Day has hosted over 40,000 participants in plants across Canada. As the voice of the industry, we encourage members to hold open houses of their plant tours and most importantly, we encourage all to partake in these tours and find out more about precast concrete, what it has to offer, and how designers may be able to use precast for their next project.

The CPCI Student Scholarship Program is an annual program aimed at providing continuous learning op-portunities for students interested in pursing careers in the precast prestressed concrete industry. CPCI mem-bers are pleased to have selected one national winner for a $15,000 graduate student scholarship and three regional winners for the $1,500 undergraduate schol-arships in Ontario, Saskatchewan and Nova Scotia for the 2015-2016 academic year.

The $15,000 scholarship has been awarded to David Hubbell, a PhD student at the University of Toronto. David is currently working on the development of pre-fabricated bridge girders made of compositely act-ing ultrahigh-performance fibre-reinforced concrete [UHPFRC] and glass fibre-reinforced polymer [GFRP] plate, a project that has the potential to open new markets in the industry.

Les producteurs de béton préfabriqué certifié par le CPCI peuvent essentiellement créer le look ou la vision qu'un architecte ou un concepteur pourrait avoir à l'esprit, tout en offrant un produit qui est durable, rentable et résistant.

Le CPCI est impatient de promouvoir, à nouveau en 2016, le béton pré-fabriqué et ses nombreux avantages. The undergraduate schol-arship in Ontario has been awarded to Sahand Jafarian, a civil engineering student at the University of Ryer-son. Sahand served as the mix design developer for the concrete canoe competition, where he experimented with different concrete mix de-signs aimed at achieving a lightweight, and high strength concrete mix.

DESIGNING THE STRUCTUREBy Medhat Ghabrial The structural system is platform construction. It's a simple system of floor slabs on walls. Using total precast concrete walls and hollowcore floors is a common and popular building method rendering fast and efficient erection time. The wall elements act as both bearing and shear walls, resisting grav-ity as well as lateral force components. Some of the architectural exterior precast concrete panels received coats of different colour schemes; some have thin brick veneers created with form-liners. Other exterior panels are double wythe insu-lated [sandwich] walls consisting of an assembly of two wythes of precast concrete housing a middle layer of insulation. The two wythes are connected with shear connectors. One of the major challenges on the project was erecting the precast concrete balconies. Many of the balconies have large cantilever lengths, and we had to come up with various solutions to secure them structurally to the floor slabs and the support wall elements. ¢

Each condo has four levels, for a total of 196 condos. The first phase covers an area of 6,400 square metres [68,888 square feet] including underground parking, with each floor representing 1,488 square metres [16,000 square feet]. Precast concrete companies Schokbeton and Saramac de-signed and supplied the precast concrete pieces for this 'Total Precast Building'. The manufacturers used the following pieces for this project: • Architectural, Structural Double Wythe Insulated Walls: 230 pieces for a total of 3,005 square metres [32,319 square feet]• Hollowcore slabs: 878 slabs for a total of 6,975 square metres [75,000 square feet] • Balconies: 77 pieces for a total of 558 square metres [6,000 square feet] The owner decided to use total precast concrete construction because fabrication of precast elements can take place while the permitting and/or site preparation phases are happening which saves time and results in fast, efficient construction regardless of weather conditions. Only 12 months after construction began, the move-in ready building was transferred to the Condo Syndicate, allowing the building contractor to recuperate his investment to start building another one. We find that concrete construction helps to achieve sound proof-ing, to go along with other desired amenities such as well-de-signed green spaces, interior private court, secure storage space for bicycles and other items, and interior parking. ¢

LA CONCEPTION DE LA STRUCTUREPar Medhat Ghabrial La structure du système est une construction à plate-forme. C'est un système simple composé de dalles de plancher reposant sur des murs. L'utilisation de murs et de planchers alvéolés entièrement en bé-ton préfabriqué est une méthode de construction à la fois commune et populaire qui permet un temps d'érection rapide et efficace. Les composantes de mur jouent le rôle à la fois de murs porteurs et de murs de cisaillement, conçus pour résister aux charges gravitaires ainsi qu'aux forces latérales. Certains des panneaux architecturaux extérieurs de béton préfabriqué ont reçu des couches de finition de couleurs variées; d'autres ont un mince revête-ment de brique créé à partir de moules incorporés à même les coffrages. D'autres panneaux extérieurs sont des murs doubles isolés (en sandwich) com-posés de l'assemblage de deux panneaux de béton préfabriqué séparés au centre par une couche iso-lante. Les deux panneaux préfabriqués sont reliés entre eux avec des connecteurs de cisaillement. Un des grands défis dans ce projet était l'érection des balcons en béton préfabriqué. De nombreux balcons avaient de longs porte-à-faux et nous avons dû développer de nombreuses solutions afin de les ancrer structuralement aux éléments des dalles de plancher et des murs porteurs. ¢

Some of the architectural exterior precast concrete panels have different colour schemes to add visual interest [3]. Chaque bâtiment comporte quatre niveaux pour un total de 196 condos. La première phase couvre une superficie de 6,400 mètres carrés [68,888 pieds carrés], incluant le stationnement souterrain. Chaque étage oc-cupe une superficie de 1,488 mètres carrés [16,000 pieds carrés].Les manufacturiers de béton préfabriqué Schokbeton et Saramac ont conçu et fourni l'ensemble des pièces de béton préfabriqué pour ce "Bâtiment entièrement préfabriqué". Il en résulte une construction à la fois rapide et efficace et ce quel que soit les conditions climatiques. 12 mois seulement après le début des travaux de construction, le bâti-ment près à être emménagé a été transféré au Syndique du Condo, permettant ainsi à l'entrepreneur de récupérer ses investissements et de commencer la construction d'un autre.Nous trouvons que la construction de béton permet d'obtenir une bonne in-sonorisation qui s'ajoute aux autres caractéristiques bien désirées comme des espaces verts bien aménagés, une cour intérieure privée, des remises sécuritaires à bicyclettes et autres items, et du stationnement intérieur. ¢

The Ruth Gardens project is a mixed project by Edison Properties, which has a rich history of providing living spaces in Winnipeg. On the site oc-cupied by a former strip mall, the project has three residential 10-storey towers and commercial space located on the main floor of the building, and a separate single-storey Scotiabank to be located on the corner of Rothesay and Sharon Bay.

Les jardins Ruth est un projet mixte réalisé par Edison Properties qui depuis longtemps procure des espaces de logement à Winnipeg. Situé sur un site jadis occupé par un ancien centre d'achat, le projet comprend trois tours résidentielles de 10 étages bâties au-dessus d'un centre commercial situé à l'étage principal du bâtiment, et une banque Scotia à un étage qui sera construite séparément au coin des rues Rothesay et Sharon Bay.

In total, the building comprises 1,860 square metres [20,000 square feet] of new commercial space sepa-rated into four units. Scotia Bank remained in operation for the duration of the construction schedule. The new Scotia Bank is a stand-alone building. Furthermore, there was consideration given to building a commercial restaurant unit at the north end of the main floor. Above the commercial space, the residential compo-nent consists of 214 apartments ranging in size from 65 to 102 square metres [700 to 1,100 square feet] spread out over 10 storeys in three separate towers linked by a common podium. The total height of the building is 33 metres [110 feet]. Each of the first three storeys of residences includes amenity spaces for use by the ten-ants such as an exercise room and multi-purpose room complete with kitchen area. Parking of 156 indoor parking stalls was broken out between one storey of underground parking containing 109 stalls, and 47 stalls on the main floor behind the commercial spaces. The rest will be surface parking di-vided between the east and west sides of the building.

Au-dessus de l'espace commercial on retrouve la par-tie résidentielle qui contient un total de 214 apparte-ments de dimensions variant entre 65 et 102 mètres carrés [700 et 1,100 pieds carrés] distribués sur les 10 étages des trois tours individuelles lesquelles sont reliées par un podium commun. La hauteur totale du bâtiment est de 33 mètres [110 pieds].

Les trois premiers étages de chacune des tours comportent des espac-es avec services réservés aux résidents tels qu'une salle d'exercice et une salle à usage multiple munie d'une cuisine. The design increases density but stays sensitive to the neighbourhood by arranging the building into three towers rising from a four-storey base [1]. Some of the surface parking is tucked behind the commercial spaces on the main floor [2].

The intent of the design as built was to be sensitive to the neighbourhood, which is why the building was broken into three towers rising from a four-storey base. The floor plate of each tower contains only seven units. The thin towers and the orientation of the towers on the site are intended to avoid the look of a massive building. The three individual towers keep the off-site shadows to a minimum while al-lowing the sun through on the east/west axis between the towers and along the south property line into the site. We provided extensive landscaping on the site, a typical mature tree as shown around the perimeter of the building will grow up to 12 metres [40 feet]. These mature trees will eventually mask the four storey base of the building, again hiding the mass and exposing the thin towers, allowing them to appear as free standing behind the tree line.

L'intention du concept tel que construit était de démontrer une sensibilité envers le quartier environnant. C'est la raison pour laquelle le bâtiment a été divisé en trois tours distinc-tes érigées depuis une base commune de quatre étages. L'aire de plancher de chaque tour ne comprend que sept unités. La forme étroite des tours ainsi que leur disposition sur le site visent à éviter l'apparence d'un bâtiment massif. Les trois tours individuelles minimisent autant que possible l'ombrage au-delà du site et permettent à la lumière du so-leil de passer entre celles-ci dans l'axe est-ouest ainsi que le long du côté sud de la propriété. Nous nous sommes préoccupés beaucoup de l'aménagement paysager du site. Un arbre mature typ-ique tel que montré sur le périmètre du bâtiment grandira pour atteindre une hauteur de 12 mètres [40 pieds]. Ces arbres matures masqueront éventuellement la totalité de la base de quatre étages du bâtiment. Cela permettra de cacher d'avantage la masse et de mettre en valeur les tours étroites, donnant l'impression qu'elles sont des bâtisses in-dividuelles qui émergent derrière la tête des arbres. L'aménagement paysager est très important pour nous. Cela nous a mené à concevoir une promenade entre la banque Scotia et le bloc d'appartements le long de la rue Sharon Bay. La promenade est un endroit où les résidents, comme les visiteurs, peuvent avoir une sensation de jardin au sein de ce qui serait un lourd secteur commercial.

Landscaping in very important to us and guided our decision to create a parkway between the Scotia bank and the apartment block along Sharon Bay. The parkway is a place where residents and visitors alike can have a sense of garden within what would be a heavy commercial area.

Building the towersCrosier Kilgour and Partners Engineers designed the podium and did the load analysis of the entire structure which Lafarge Precast used to design the 10-storey towers. The towers were designed using Tekla soft-ware which can detail all kinds of structures, manage fabrication, plan erection and find potential problems early before fabrication. It integrates precast design and detailing with manufacturing and project manage-ment: the software interfaces with production manage-ment systems [ERP] and automation machinery. Tekla enhances communication between precaster and the contractor and coordinates precast concrete produc-tion with site operations through Tekla BIMsight. The three towers were erected in 16 months; right on schedule despite losing two months because of weather. Lafarge Precast supplied all the precast concrete for this project. It consists of: 31,600 square metres [340,000 square feet] of hollowcore slabs, 183 balconies, 14,230 square metres [153,000 square feet] of solid wall panels, 35 transfer walls, 76 columns and 136 stairs and landings.

The creation of the greenbelt could only be accom-plished by changing the south tower orientation to a north/south direction as opposed to the east/west ori-entation of the north and central towers. We see the commercial functions of the main floor and site being accessible to pedestrians and we felt that the park would encourage that pedestrian traffic into and through the site. Furthermore the frontage of all commercial space has an extensive overhang, again for the purposes of creating a comfortable environment to encourage pedestrian movement. The entire development has been designed to be user friendly, whether by vehicle or foot, while providing the quality of living environments that the developer, Edi-son properties, has always maintained. ¢

Un produit éprouvé, tel que les dalles alvéolées en béton préfabriqué, gagne de nouvelles fonctionnalités et ajoute de la valeur aux systèmes de confort intérieur en intégrant la technologie Termobuild. Elle transforme les planchers préfabriqués en un ensemble de chauffage et de refroid-issement par rayonnement, ainsi qu’en une batterie de stockage d'énergie. Termobuild’s design combines three mechanical systems into one, so that heating and cooling, ventilation, and en-ergy storage become one system. As a result, Termobuild requires half of the mechanical equipment — chillers, boilers, ground-source heat pumps or simple roof top units — as in a conventional building. This is important because mechanical systems represent a significant ex-pense in building construction, as much as $25 to $40 per square foot.

These are the two hallmarks of a typical Termobuild design — using precast hollow core slabs to lesson mechanical plant requirements and create super performance at a cost no higher than conventional construction.

Termobuild’s engineering feat begins with its unique ‘smart floor’ kit, which includes hollowcore concrete slabs paired with a ventilation system. The ventilation system activates the dormant concrete placed between the building’s walls and floors. The slabs store heat and coolness which is then gradually released as needed.

In the summer, if the temperature is cooler outside than inside at night, a simple ventilation fan draws in the cool air, circulates it through the hollowcore slab and supercharges the concrete. The concrete effi-ciently absorbs the coolness and then behaves essentially like a bat-tery; it stores the free, cool air and gradually discharges it by day as the building warms up. This radiant cooling dramatically cuts back on use of the building’s air conditioning system.

The Termobuild green team collaborated on the Hyde Park School project with forward thinking engineering company, Smith and An-dersen, to deliver a high performance and low-carbon building. The precast supplier was Prestressed Systems Inc. [PSI].

TERMOBUILD: THE LEAN ENERGY STORAGE 'SERENDIPITY' KITThe Termobuild kit uses the thermal mass of precast con-crete hollow core planks with hollow core channels as branch ductwork to provide heat in the winter and cool air in the summer.

In winter surplus heat, generated from body heat, lighting, computers, sun radiation, etc, is captured, stored and re-leased on demand. Slabs typically increase their tempera-ture by 2-3°C during the day without affecting the comfort of the occupants.

ln summer this excess heat is dissipated by cooling the slabs with cool night air, reducing cooling needs by up to 50%.

A tale of two high-performance schoolsThe Sustainable School Survey of 500 of the best per-forming schools in Canada and the US showed that a top performer, the Rising Starr School in Richmond BC, using triple glazing, improved insulation, solar pre-heat, geo-thermal, displacement ventilation and more, achieved an energy intensity of 8.6 ekw/sf [29.5 kbtu/sf].

In contrast, the Termobuild-equipped Hyde Park School using conventional roof top units with energy recovery and standard construction achieved an energy intensity of 8.3 ekw/sf [28.5 kbtu/sf], potentially making it top of the class in educational buildings.

La conception de Termobuild combine trois systèmes mé-caniques en un seul, de telle sorte que le chauffage, le re-froidissement, la ventilation et le stockage d'énergie devien-nent un seul système. En conséquence, Termobuild n’exige que la moitié de l'équipement mécanique — refroidisseurs, chaudières, pompes à chaleur géothermique ou de simples unités de toit - comme dans un bâtiment conventionnel. Ceci est important, car les systèmes mécaniques représentent une dépense importante dans le cadre de la construction, autant que 25 $ à 40 $ le pied carré.

Deux des caractéristiques d'une conception typique Termobuild – l’utilisation de dalles alvéolées préfabriquées afin de réduire les besoins d’équipements mécaniques et l’obtention d’une super-performance à un coût ne dépassant pas une construc-tion conventionnelle.

L’exploit de génie de Termobuild commence avec son kit unique de « plancher intelligent », qui comprend des dalles alvéolées en béton jumelé avec un système de ventilation. Le système de ventilation active le béton en dormance placé en-tre les murs et les planchers du bâtiment. Les dalles stockent la chaleur ou la fraîcheur qui est ensuite libérée progressive-ment en fonction des besoins.

En été, si la nuit la température est plus fraîche à l’extérieur qu'à l'intérieur, un simple ventilateur aspire l'air frais à l’intérieur, la fai-sant circuler à travers les dalles alvéolées suralimentant ainsi le béton. Le béton absorbe efficacement la fraîcheur et se comporte essentiellement comme une batterie; il stocke l'air frais gratuit et le libère durant le jour alors que le bâtiment se réchauffe progres-sivement. Ce refroidissement radiant réduit considérablement l'utilisation du système de climatisation de l'immeuble.

Durant l'hiver, le surplus de chaleur généré par le corps des oc-cupants, l'éclairage, les ordinateurs, les radiations du soleil etc, est capturée, emmagasinée et libérée sur demande. De façon typique, la température des dalles augmente de 2 à 3 degrés C durant le jour sans pour autant affecter le confort des occupants.

En été, cet excès de chaleur est dissipé en refroidissant les dalles avec l'air plus frais de nuit. Cela permet de réduire jusqu'à 50% les besoins en climatisation.

Une histoire de deux écoles de haute performanceLe "Sondage sur Les Écoles Durables" réalisé auprès des 500 plus performantes écoles au Canada et les États-Unis a dé-montré que l'établissement en tête de liste était le Rising Starr School de Richmond, en Colombie-Britannique. Muni d'un vit-rage triple, d'une isolation améliorée, d'un préchauffage solaire, de géothermie, d'une ventilation par déplacement et plus en-core, cet établissement a pu atteindre une intensité énergétique de 8.6 eKw/sf [29 kbtu/sf].

Top and middle: Chilliwack Cultural Centre: Kasian was the prime consultant for the Chilliwack Cultural Centre which includes a 540-seat performance theatre, a 150-seat studio theatre, an art gallery, music instruction rooms and arts and crafts studios. The tower is built of 25 concrete panels, each of which are 82 feet high.

Thermomass’ core business is the manufac-ture of energy efficient composite construction materials, created using a specialized process called pultrusion. As opposed to injection mold-ing or extrusion operations, the pultrusion pro-cess allows us to create continuous lengths of reinforced polymer structural shapes that deliver constant cross-sections and consistent results - a critical factor when it comes to sandwich wall connectors and their long term structural integri-ty. The end result is a product line as strong and flexible as steel yet non-conductive and non-corrosive with unmatched structural strength and an unsurpassed history of performance.
