Rick joined Keller Williams after spending the last 25 years in

Sales and Marketing. A native of Atlanta, Rick relocated back

home to Atlanta from the New York Metropolitan area and lives

in East Lake.

An avid History buff, Rick has an in depth knowledge of the

development history of all the Atlanta and Decatur areas. His

Grandmother was born here in Decatur in 1911, Father in the

West End, and Mother in Hapeville. The Baldwin family has

been here in Atlanta/Kennesaw since 1850.

Rick is married to Lisa Walker (Real Estate Investor) and has 4

daughters, 3 of whom live here in Atlanta in Kirkwood and

Inman Park. Rick graduated from Rutgers University with a

Major in Advertising and Public Relations while also being

member of the Rutgers Football team.

A Native of Atlanta and an agent who's an expert in this local

area, I bring a wealth of knowledge and expertise about buying

PricingProviding a Comparative Market Analysis (CMA)

The most effective method of pricing your

home is to have a Comparative Market

Analysis done.

We use some of the same data and

methodology Appraisers use including:

• Location: this is the most important

factor in the value of your house.

• Sales data: reviewing recent sales in the

area of your home is one of the most

relevant factors in determining value.

• Condition: how does your home compare

to other sales in your area in terms of

kitchen and bath upgrades, age of

systems and roof and overall

impression.

ConditionPreparing Your Home for a Successful Sale

In addition to sprucing up your home to make it look its best,

there are also small remodeling jobs that will pay off at resale

once your home closes. I can advise you about specific

improvements that will increase your home's marketability and

value prior to getting it on the market.

Addressing and repairing problems/improvements early in the

marketing process places you in control, eliminating the stress

of making repairs on the buyer’s schedule. Having your home in

move-in condition also helps you avoid delays to closing and

demonstrates to buyers, agents and the buyer’s home inspector

that your house has been very well maintained. We want buyers

to focus on how they would live in your home - not what they

would have to repair.

Once we have made any necessary repairs we will

faster than non-staged homes.

experienced stager.

Home staging is not decorating. Decorating
