The project “Lake Gardens” is an existing project. The project Promoter is Shree

Stambh Colonizers, Udaipur. The project is located at Plot no 1 of Khasra No 411

complete project has been completed at the site without taking prior

environmental clearance. Hence, the project is a violation case. All the technical

2. INTRODUCTION OF THE PROJECT/ BACKGROUND

INFORMATION

2.1 IDENTIFICATION OF PROJECT AND PROJECT PROPONENT:

Project name is Lake Gardens and it is promoted by Shree Stambh Colonizers,

Udaipur, Rajasthan. The project is located at Plot no 1 of Khasra No 411 to416,

418 to 432 and 435, Goverdhan Vilas Udaipur (Raj)

The permission of construction of the project was granted by UIT, Udaipur n two

phases vide letter number 1. B- PLAN/UIT/2009/3282 dated 30.12.2009 and 2.

F7 B- PLAN/MISC./2011/1597 dated 03.06.2011.

2.2 BRIEF DESCIPTION OF NATURE OF THE PROJECT:

The project is a residential project. Complete construction of the project has been

completed at the site hence, it is a violation case. The total plot area of the project

is 17,975.03 Sq.m., Built up Area is 42,090.74 Sq.m.and FSI Area of 3,0004.58

Sq.m. (1.669). The project consists of total 304 nos of flats comprising of 16 no 1

BHK flats, 88 nos 2 BHK flats and 200 nos 3 BHK flats.

2.3 NEED FOR THE PROJECT AND ITS IMPORTANCE TO THE

COUNTRY OR REGION:

The residential projects are needed as population is increasing. A census 2011,

released by Directorate of Census Operations in Rjasthan showed a population

growth of 23.69% in the population of district Udaipur compared to population as

per 2001 (Total population is 3,068,420 compared to 2,480,657 of 2001).

2.4 DEMAND SUPPLY GAP:

The housing demand estimations are done by Udaipur Municipal Council for

municipal limits, as housing statistics are available for census year 2001. Housing

needs for entire municipal town is estimated excluding poor population, which is

dealt separately. The city presently needs around 35,000 housing units; this

includes requirements for city poor of around 17,500 units.

Stakeholder consultations also reveal that residents in inner core of the city, have

concerns regarding loosing out on close knit community structures they have

lived in for generations. A closer engagement is required between citizens and

UIT, to emerge with innovative solutions to resolve this gap. Residential Group

housings apartments with common amenities could be a better solution to this

problem.

3.8 AVAILABILITY OF WATER ITS SOURCE, ENERGY/ POWER

REQUIREMENT AND SOURCE SHOULD BE GIVEN

3.8.1 Water Requirement and Source:

The total water requirement of the project is 168 KLD including 136 KLD fresh

water requirements and 32 KLD treated waste water requirement. The fresh water

is being supplied through 3 existing bore wells in the premises.

3.8.2 Power Requirement and Source:

The total connected load requirement of the project is 1183 KW. Power supply is

being taken by Udaipur Vidyut Vitran Nagar Limited.

3.9 AVAILABILITY QUANTITY OF WASTES TO BE GENERATED

(LIQUID AND SOLID) AND SCHEME FOR THEIR MANAGEMENT/

DISPOSAL

Solid waste: Approximately 600 kg/day solid waste will be generated by the

project at 100% occupancy. The waste is being collected in dustbin and finally

being disposed off to municipal vendors.

Waste Water: Approximately 108 KLD wastewater will be generated by the

project at 100% occupancy. Presently the wastewater is being treated in the STP

based on MBBR technology with capacity 120 KLD.

4. SITE ANALYSIS

4.1 CONNECTIVITY:

The project site is having sector roads on two sides. It is very well connected with

State highways and National Highways. The approximate distance and direction

of the project site from national and state highways is given under:

4.2.1 Landform:

The general topography of the site is slightly undulating. The highest elevation is

589.18 m whereas lowest is 582.48 m. The slope is tending towards SE from NW.

4.2.2 Land Use:

The proposed land is duly converted for residential purposes. However, the

internal land use specific to project site is given as under:

4.6 SOIL CLASSIFICATION:

Most of the soil of Udaipur district has developed in situ. It varies from clay loam

to heavy clay. Girwa district has heavy clay type soil.

4.7 CLIMATIC DATA FROM SECONDARY SOURCES:

The climate of the district is dry except SW monsoon season. The cold season is

from December to February and is followed by summer from March to June.

Period from mid of September to end of November constitutes post monsoon

season. The droughts are in general of mild or normal type. However, severe type

of droughts has been recorded at Udaipur, Gogunda, Kherwara, Jharol, Kotra and

Vallabhnagar. Very severe type of drought has been recorded in the year 1987 at

Kotra.

Average annual rainfall of the district is 637.0mm. However normal rainfall for

the period 1901 to 1970 is 633.50mm. The southern part of the district receives

slightly more rainfall.

4.8 SOCIAL INFRASTRUCTURE AVAILABLE:

The site is within the city limits. All the basic infrastructure facility is available

nearby. The list of the same is tabulated in the following table.

5. PLANNING BRIEF

5.1 PLANNING CONCEPT (TYPE OF INDUSTRIES, FACILITIES, AND

TRANSPORTATION ETC.) TOWN AND COUNTRY PLANNING/

DEVELOPMENT AUTHORITY CLASSIFICATION:

The project is an existing project and in the purview of UIT, Udaipur. The project

is a residential project with total plot area: 17,975.03 Sq.m and built up area of

42,090.74 Sq.m. There are total 304 nos of flats.

5.2 POPULATION PROJECTION:

The project is an existing project. Total number of population in the project

premises at 100% occupancy will be 1488 nos with approximately 220 nos of

anticipated visitors. The club house, commercial area and staff population will

add approximately 300 nos to the total population.

As per Census of India “2011” population of the immediate nearby villages is

with 623531 households. The requirement of approx 50 workers for the project is

being met through the recruitment of local workers.

5.3 LAND USE PLANNING (BREAKUP ALONG WITH GREEN BELT

ETC.):

The project is an existing project. The proposed and existing land use is same.

The same is elaborated at Table no 3 and Figure no 4.

5.4 ASSESSMENT OF INFRASTRUCTURE DEMAND (PHYSICAL &

SOCIAL):

On the basis of the preliminary site visit, the infrastructure demand in the villages

will be assessed on the basis of need and priority. Job opportunities are limited

and newer avenues of skill development for income generation are required. The

No additional residential area is proposed. The existing area comprises of total

304 no of flats (1,2 and 3 BHK)

No additional green belt is proposed. The existing area is 15% of the total plot

area i.e.2,696.25 Sq. m.

6.4 SOCIAL INFRASTRUCTURE:

The promoter may commit for health and medical development facilities like

medical van cum ambulance with certified doctor after details social survey.

None. Project is a residential project and basic road facilities are well developed

6.7 SEWERAGE SYSTEM:

Total waste water generation at 100% occupancy of the project will be 108 KLD.

The waste water is being treated in the STP with capacity 120 KLD based on

MBBR technology.

6.8 INDUSTRIAL WASTE MANAGEMENT:

Not applicable.

6.9 SOLID WASTE MANAGEMENT:

Approximately 600 kg/day solid waste will be generated by the project at 100%

occupancy. The waste is being collected in dustbin and finally being disposed off
