Designed to provide turnkey, luxury, fully fitted holiday homes to privately own or holiday let on a select development of just three surf lodges.

Situated just 55 metres (60 yards) from the beach, yet tucked out of the way from passing pedestrian and vehicular traffic. Polzeath Surf Lodges can be found behind the Waterfront Restaurant in Polzeath. Entrance is provided via wooden electric gates into an attractively landscaped courtyard development containing three attractive, detached surf lodges. Each lodge is allocated two parking spaces, lit by a decorative copper street lamp.

The development is securely fenced on all sides. In order to provide an open outlook, all of the lodges are elevated with decked areas on either two or three sides. Set within the decks and behind the glass balustrades each lodge has its own self

cleaning hot tub, large enough for six people, in which to relax after a day on the beach. With low maintenance in mind the surf lodges are built using the latest weather resistant materials, such as galvanised steel roof tiles, metal lindap guttering and LP side lock cladding.

Internally all the lodges come fully furnished with fully integrated kitchens, comprising high gloss coffee coloured units and butcher block effect worktop with quality wood effect flooring to living areas, bathrooms and en suites and good quality carpets to hall and bedrooms. There are recessed stainless steel sockets, switches and LED lighting throughout the lodges which complement the high end fitted wardrobes, vanity units and dressing room to bedroom one. Central heating is via radiators from a gas combi boiler which allows the use of thermostatic showers to both the bathroom and en suite.

The internal layout is as follows with all measurements being approximate:-

The open plan living area contains a kitchen/dining area of 16’2” (4.93m) x 10’4” (3.15m) and this has attractive kitchen units with integrated dishwasher, washer/dryer, fridge/freezer and there is a built-in oven and hob with stainless steel extractor above. A wooden dining table seats six and this area has windows to two elevations which come with Roman blinds. Open to this area is the lounge which is 18’2” (5.54m) x 10’8” (3.25m) where there is a wall mounted flat screen TV and a fire, with french doors out onto the decking as well as smaller glazed doors to either side. This room comes with a four

seater settee and a two seater settee. Full length curtains and voiles are fitted.

Bedroom One - 11’5” (3.48m) x 9’9” (2.74m) with windows down to floor level. This room has a 5’ bed and in addition to the bedside furniture and dressing table, the door leads through to a fully fitted dressing area which in turn leads through to the en suite with large quadrant shower, fitted vanity units incorporating hand basin and W.C. Fitted with curtains, voiles and venetian blinds.

Bedroom Two - 10’3” (3.12m) x 9’7” (2.92m) is a double aspect room supplied with two 3ft zip and link beds, fitted bedroom furniture and

has windows down to floor level. Fitted with curtains and roman blinds

Bedroom Three - 10’4” (3.15m) x 8’10” (2.69m) and is supplied with two single 3ft beds and two wardrobes. This room has one window and a remote controlled velux. Fitted with a roman blind.

The bathroom incorporates a P shaped bath with shower and screen over, WC, extractor fan and vanity unit housing hand basin. Venetian blind.

Off the hallway there are two storage cupboards, one with a low level heater.

Built into the back of the lodge there is a purpose built secure surfboard and wetsuit storage cupboard.

Should owners wish to holiday let the lodges, anticipated letting figures are provided by Blue Chip Holidays and if purchasers choose to put the lodges up for let with this company (or one with similar Terms and Conditions) the Vendors will guarantee an 8% return for the first three years.

About the Area

Polzeath is a small village situated on the North Cornish Atlantic coast and is a world renown surfing destination becoming more popular year on year with families and surfers alike. The beach is a beautiful stretch of golden sand with stunning views out to Highcliffe and Pentire Head. There is plenty to do here weather it’s a surfing lesson on the beach, a long walk on the costal path, eating in a fantastic beachside restaurant or having a Cornish Ice cream on the beach!

The Nearby St Enodoc Golf Club was ranked 99th best in the world by Golf Digest in 2014 and offers two challenging courses, the Church Course and the Holywell. The Church course is James Braid design that enjoys a justified reputation as one of the West Country’s finest links layouts.

The 10th hole is often described as the course’s signature hole as it winds its way towards 11th Century St. Enodoc Church where John Betjeman lies buried beside his favourite course.

St Enodoc Church is located in the Dunes at Daymer bay and is famously the resting place for the late Sir John Betjeman. From the 16th Century to the middle of the 19th Century, the church was virtually buried by the dunes. To maintain the tithes required by the church, it had to host services at least once a year, so the vicar and parishioners descended into the sanctuary through a hole in the roof. By 1864 it was unearthed and the dunes were stabilized.
