General View of Romanian real-

estate market - 2014

• The Romanian real-estate market transactions were around 402 million Euro in the 1st half of 2014 and the entire transitioned surface was over 692,000 square meters.

• Compared with first half of 2013 the market reported an increase in investments of 222% (3. 22 times);

• In comparison with the entire year , the increase in the first semester was of 17%.*

• Due to increased investments the prime yields for the office market suffered a compression from 8,25% to 8%.

• The rest of prime yields remained unchanged. *

• The prime rent was relatively stable for the commercial centers – 60 Euro/sq.m. / month; 18 Euro/sq.m./month for office space *

General View of Bucharest, Residential

real-estate market - 2014 • 2013 recorded an increase of approximately 16.5% of the number of

transactions completed in the Bucharest-Ilfov, reaching 5,275 units.

• September 2014 was a good month for residential construction. National Institute of Statistics reports that the number of permits for residential construction rose by 6.6% compared to August.

• 3858 residential building permits were issued in September 2014 , with 6.6% more than in August 2014, and also with 3% more than the same period of 2013.

• The most intense residential real estate development activity was recorded in the adjacent/ surrounding areas of Bucharest as well as in the non central districts .

• Development work in these areas has focused almost exclusively on apartments segment, located in residential complexes; 2 and 3 bedrooms with net area between 50-55 sqm, respectively, between 65-70 sqm.

• Apartments located in proximity of Metro stations have sale prices between 675-800 E / sqm.
