We are also currently offering a sale, with lots available from just $9.900 - see it as a "closeout" sale! Any lot marked as $12.500 can be bought for $9.900 for a limited time.I will be sending you an additional email, containing our PDF which gives you a great overview of the project, and it also has the new and improved site plan, as well as the latest availability at the project. I am also going to send you the plans for the wood cabins (mennonite) homes that are currently being built on-site, and if you want to build a concrete home instead then please let me know and I can get those plans for you also. The beach at the end of the road is public - as is common in Belize it is rocks instead of sand and the winds can be quite strong, but it is nevertheless one of the very few beaches you can go to in Corozal - the distance from the town means that you are pretty much guaranteed to have all the space you want to yourselfWhen it comes to building - the houses you can see on the Viviun ad that you looked at are fairly typical for what many new residents are building locally, and the cost is roughly $65 per square foot. Many buyers seem to prefer the mennonite (wood) cabins I mentioned, and they are priced at roughly half the price of a concrete home, and are VERY popular in Corozal. We are located right on Serenity Road which has power running along it, so you can either buy a lot close to the road and hook up to the power supply at a nominal cost, or you can use solar power which is a very popular (and cost efficient) way of doing it in Belize. Water is done by private well or rain catchment, which you will find is the norm in Belize, as city water isn't very wide spread in the country yet.We do have a few lots left on the lake (marked in blue on the sheet) and we just finished installing a windmill - a first (we think!) in Belize, to make sure the water levels can be controlled throughout the year. Our attorneys in Belize are very familiar in dealing with non-Belizean investors, and can certainly assist in helping you purchase through any entity of your choice, including a self directed IRA, and they can also answer any questions you might have when it comes to ownership, title insurance etc. We can also assist you in relocating down to Belize using the "QRP" program - the only retirement visa program available in the Caribbean.Belize is one of the hottest markets in the world right now, attracting a lot of investment both from North America and further afield, many of our buyers so far actually have been smaller developers from Canada, as well as the U.S.Many of the buyers choose to invest in Belize because of the affordability, and The Palms really have taken a lead here, with lots from $9.900, and LAKE FRONT lots from only $25.000 - these prices are guaranteed not to be found elsewhere! As a comparable, one of the last 'developer lots' at nearby Mayan Seaside just sold for 26k, and lots at neighbouring Royal Colony start from 29.9k, and those prices are for lots of a similar size or smaller than at The Palms, and are not located on any lakes. The community is developed with all the lots having road access, there are community 'green spaces', a large pond, and there is already electric to the property.Building is residential, with a preference for homes of 1.000 sq.ft or larger and maximum of two stories, though we will try to accomTRANSCRIPT

The Palms at Corozal was created with investors in mind - prices are discounted up to 50% compared to our competitors, and you are just a stones’ throw away from the
Caribbean Sea.

The Palms at Corozal is a 49-lot development located just a
minute from the beautiful Caribbean Sea, in the quickly growing
Corozal district of Belize. In this community, you will find both
investors who are looking for a great return, as well as life style
buyers looking for a great home – there is room for both.
With land lots from 1/4 Acre in size, The Palms offers you an
opportunity that is often only available to large investment
funds or institutions – to buy and own real estate in a prime
Caribbean location.
THE PALMS AT COROZAL is
located just under a minute from
the Sea, with some of the most
beautiful beaches you will find
anywhere. You are less than 1 mile
from the Sea, yet you are paying a
fraction of the price of a beachfront
land lot. Prices are very competitive
already, and extra incentives are
available to those who choose
to invest early. There is also a
freshwater pond on the property,
and we have a very limited number
of lots on the pond available.
The road from Corozal to Consejo
is very popular with Americans and
other expats, meaning the demand
for lots is high in this area. The
project is located on Serenity Road,
which already has power lines, and
all lots in the project have direct
year-round road access.
As infrastructure is added, land
values tend to go up immediately.
POWERLINES ARE INSTALLED
along the road, so connecting to
the main grid will not be an issue
(would normally cost $5.000 or
more per lot). Another benefit of
our community are the restrictive
covenants in place, to ensure all
new homes conform to a minimum
standard.

HOLDING ON TO YOUR lot at The
Palms won’t cost you the Earth – or
nearly as much as holding on to a
parcel in the U.S. or the UK might
do. You only pay roughly $10 per
year in taxes (compared to several
hundred, even thousands in the
U.S) and there are no HOA fees to
pay every month either. As with any
long-term land investment, there
is no maintenance required, and
your exit is planned around one of
several exit strategies presented to
you elsewhere in this material.
To maximise asset protection,
Belize has an excellent off shore
banking system, and purchasers
can also elect to form a local
corporation.

In many ways, Belize and Corozal are still “hidden gems”
– but that is changing rapidly. Tourism is growing at a fast
pace, retirees are moving here to enjoy the “good life”, and
the demand for real estate is rising. The uniqueness of the
Caribbean and the opportunity for an early stage investment
has created an advantage for investors considering The Palms
at Corozal.
BELIZE IS A COUNTRY located
on the north eastern coast of
Central America. It has a diverse
society, comprising many cultures
and languages. Belize is the only
country in Central America where
English is the official language,
although Creole and Spanish are
also commonly spoken. Belize is
bordered to the north by Mexico,
south and west by Guatemala, and
to the east by the Caribbean Sea.
Even though it may seem like a
different world, Belize is only about
90 minutes south of Miami!
LOWEST POPULATION DENSITY.
Measuring 8.860 square miles –
same as the State of Massachusetts
– but home to only 333.200 people,
Belize has the lowest population
density in Central America.
The country holds a key place in the
globally significant Mesoamerican
Biological corridor, thanks to its
abundance of terrestrial- and
marine species as well as diverse
eco systems. Belize is culturally
unique among its Central American
neighbours; it is the only nation in
the region with a British colonial
heritage. As a part of the Western
Caribbean Zone, however, it also
shares a common heritage with the
Caribbean portions of other Central
American countries.
Belize is a member of the
Caribbean Community (CARICOM),
the Community of Latin American
and Caribbean States (CELAC),
and Sistema de la Integración
Centroamericana (SICA).

BRITISH HERITAGE. Belize used
to be known as “British Honduras”
up until 1981. The law is based on
British common law, including the
way real estate transactions are
carried out. Belize allows ownership
through foreign corporations,
trusts, and foreign individuals,
and foreign investors are allowed
to own both vacant land and
finished property. All land in Belize
is freehold, and purchases can
be backed up by purchasing title
insurance.
THE MOST AFFORDABLE
CARRIBEAN MARKET. Belize is
generally considered to be the
most affordable of the Caribbean
markets, though demand has been
increasing significantly, thereby
putting an upward pressure on the
prices. The ability to be able to buy
residential land at a fraction of the
price of most of the islands has not
gone unnoticed.
The option of buying US-issued title
insurance guarantees your free and
clear ownership, and there is no tax
to pay on Capital Gains in Belize –
all that is payable is a 10% stamp
tax (purchase tax) on transactions
above $10.000 USD.
LOW COST – HIGH QUALITY OF
LIFE. Low cost of living coupled
with a high quality of life; this has
seen a huge influx of American-
and Canadian expats, coming
here to enjoy the “Good life”. The
exchange rate of the Belizean dollar
is pegged to the US dollar, making
it more stable than other central
American currencies, and there is
also an excellent off shore banking
system in Belize.
WHY INVEST IN BELIZE?
• All land is Freehold
• Most affordable
Caribbean market
• Tax free environment
• Local currency pegged to USD
• Excellent off-shore
banking system
• Growing economy even
in these times
Belize is generally considered to be the
most affordable of the Caribbean markets

THE COUNTRY HAS AN OPEN,
private-sector led economy
that managed to grow by 2% in
2010, after slightly contracting in
2009, which was the bottom of
the recession. The Government
is encouraging investment from
abroad by offering a variety of
incentives, and are also further
creating employment by making
public sector investments.
The United States is the largest
trading partner of Belize, although
strong ties exist also with Mexico,
the European Union, as well as
South American countries. Efforts
are also being made to further
increase trade with the CARICOM
nations (Caribbean countries) of
which Belize is a long standing
member.
Interest rates remain very high,
at 13–16%, which currently means
that many real estate transactions
are carried out either using
cash, or using Seller Financing.
Traditionally, once interest rates are
under control and bank financing
becomes available, the real estate
market is almost always affected in
a positive way.
WHY COROZAL
• Located right on the
Caribbean Sea
• Large demand from expats and
babyboomers
• Prices are still very reasonable
• Large free trade zone
by Mexican border
• Very low crime rate all
throughout the province
• Growing tourism market
The Government is encouraging investment from abroad by offering a variety of incentives.

Land has always been considered a low-risk investment, as you
do not encounter any of the traditional “risks” associated with
owning real estate; tenants, maintenance, high property taxes,
vandalism etc. Land lots at The Palms at Corozal can be held
by any investor for any period of time, and property taxes are
currently $10 per year. There are no maintenance or HOA fees
associated with the land.
MULTIPLE EXIT STRATEGIES:
Owning residential land offers you
several different ways to “exit” out
to realise your investment – which
gives you greater flexibility than
many other forms of investments.
CAPITAL APPRECIATION: Of all
the millionaires created through
real estate, land has made them
more money than anything else.
This is due to the fact that when
a property increases in value, it is
actually the underlying land that
becomes more valuable – the
property itself actually depreciates
over time
ECONOMIC GROWTH DRIVERS:
Belize isn’t all about laidback
living in the Caribbean – there are
incentives to help trigger further
economic growth in the country,
which makes it a great place to
own real estate - both for lifestyle
buyers as well as investors. The
stable political system has seen
an influx of workers from the
nearby countries, which has further
increased the demand for housing.
Why Invest in
LAND?
The Palms at
COROZAL
Land as an investment class does not expose
you to traditional risks associated with real estate ownership: maintenance, tenancy issues, vandalism, high
property taxes etc

Our location on Serenity road is just a minute away from the ocean, a local B&B and the town of Corozal
Regardless of whether you choose to buy a lakefront lot, a lot
on Serenity road, or one of our larger lots at the back of the
community, you will be able to use two of the most popular
ways to exit from your land investment. As an owner at The
Palms at Corozal, you are not under any time pressure to build,
or forced to use a specific builder, meaning time will work in
your favour. Construction costs in Belize are also very low –
from about $50-60/sq.ft, where many US and UK builds can
cost almost double that.
YOUR FIRST OPTION would be to
just take a passive buy-and-hold
approach, where you simply rely on
economic growth and the increased
demand for residential real estate
to increase the value of your
lot, and then sell it. This form of
investing is the most common when
it comes to land, as the holding
costs are very low compared to
other investment classes – currently
roughly $10 per year.
THE SECOND OPTION is to build a
home on your lot, and exit out by
selling the finished property. This is
a very lucrative option,
as construction costs in Corozal
are much lower than in the United
States - you could build a 1.250 sq.ft
property for right around $75.000
USD.
The demand for quality new
construction homes is increasing
in Corozal, and over the next
few years it is estimated that the
“expat” population will continue to
grow, and this will mean demand
for newer homes will increase, as
most people who are re-locating
would still like to maintain the same
comfort as they have grown used
to at home.

1 RESERVATION
The Reservation process is
very simple. As the buyer, you
will be asked to select one- or
more lots from the siteplan.
As soon as the availability has been
confirmed, you will be asked to pay
a reservation deposit (normally
10%) and sign a reservation
document. Once this has been
returned to the developer’s
attorney, you are ready to move to
the next stage.
2 CONTRACT
The next step is handled
entirely by the attorneys
in Belize – they will do the
checks to ensure the land
is free and clear with no
encumbrances etc, before
they send you the Purchase
Agreement for signatures.
At this point, they will also provide
you with the details of their escrow
account, where all funds are sent
prior to closing.
You will also be informed if this
transaction requires the payment of
a stamp tax (5% if above $10.000
USD).
3 AFTER SALES
Once the attorneys have
received your funds and the
signed purchase agreement,
they will carry out the
Closing, and transfer the
ownership into the name of
your chosen entity.
You will also be offered the option
of buying title insurance at this
point, to protect your ownership
for all future. The deeds will be
sent to the address nominated
by you once the recording of the
transaction has taken place.
