At present, the Pleasanton real estate market is generally what one could call a Dalmatian market, where some homes are receiving multiple offers while others continue to stay in the market longer. Lower priced homes are still in demand, as well as neighborhood, price, and in some instances, home-specific. The decline in inventory since June is still a constraint. As the market is slipping into an autumn lull (which isn’t the case for all homes in every neighborhood), fewer homes are receiving attention or selling more than their list price while more homes dwindled in the market longer than has been the case for most of this year.

For the month of October, pending sales increased by 8, after falling for four straight months. From 53 in September to 61 in October, the market experienced a 15% increase, with two-thirds of the sales from homes priced under a million dollars. Compared to October 2014, pending sales were 6 units higher, and inventory were 7 units higher. There were fewer homes for sale in October at 77 compared to September at 84. There were 46 closed sales in October 2015. It fell 9 units down from September (55) and 5 units down from last year (51).

The median sales price in October was $958,000 which was $95,000 higher than last year and $28,000 higher than September at $930,000. The price per square foot was 6% higher than a year ago but decreased from September’s $499 to October’s $462. There was a decline in the price per square foot and sales price to list price ratio but there was an increase in the median sales price. At 97% sales price to list price ratio, October was the second month of 2015 to get a ratio below 100% compared to 101% in September and 97% in October 2014.
