Planning for a sub-metering installationMany customers are interested in sub-metering their estate to increase their

understanding of the energy usage across their portfolio. Long gone are the days when entire commercial premises, estates and large-scale industrial

facilities used one device to meter their facilities.

Rising utility costs has motivated FMs and multi-site owners to switch to sub-metering as a means of tracking utility costs and managing diagnostics. Energy ICT have undertaken many such projects for key customers such as Asda, Sainsburys, Tesco and Npower. Sub-metering has helped our clients focus their conservation efforts by identifying the method, timing, and location of utility use in a facility. They now can accurately meter any utility, including electricity, gas and water. There are a number of key success factors to ensure that the client obtains maximum value from the installation.  Energy ICT’s top 10 dos and don’ts:

• Pre-review the data you have available to understand where you believe the greatest usage is and where the savings may be the greatest.

 • Ensure that you sell the benefits of sub-metering to the people who will authorise

the work. There are many case studies available. Typically, sub-metering can identify savings of up to 10-30% of your energy costs.

 • If possible, try and ring fence any savings from the initial installations for future

sub metering or other works.  • Ensure you have someone who will review the data afterwards to deliver the

savings which have been identified. Too often, energy saving opportunities are ignored because they are the responsibility of no-one to implement. Make sure you understand how the data will be displayed on your web portal. Sub-metering is a growing area and it is vital to be able to identify opportunities.

 • Before the project starts, ensure there is a proper plan. Don’t be afraid to ensure

that the installation team have the skills and capabilities to do this work. In our experience, poor installation practices cause far too many issues later on.

• On the day, make sure that all parties are happy with the installation work that has been done. It can be costly in time and money to rectify any changes.

• On the day, make sure that the installation teams have full access to the areas that they will need. This may involve some shut down of equipment, but if this has been communicated and planned in advance, this will not be an issue.

• The survey is key – make sure all parties take part and agree the ideal positions for the installations and understand what issues may need to be overcome during the installation itself e.g. out of hours working. The importance of accurate data from the survey and installation cannot be over-stated. Ensuring that the right meters are linked to the right assets, the right CT ratios are identified and the meter numbers etc are correct is vitally important. Accurate data will help identify correct opportunities and will identify any faults quicker.

• A quality installation will remove issues further down the line. In our experience, if the work is done correctly, it avoids re-work and reduces the time to ensure all parties are getting accurate data.

• Make sure you have a meter maintenance program in place. Whilst meters that are installed will have a warranty, once that period is over, if a fault appears, you will need to have an arrangement in place to repair any faults.
