stok’s team partnered with Gensler and high performance developer Chesnut Propertiesto take on this ambitious 1.4 million square foot project.

The campus is intended to be a gateway between multi-national companies looking toleverage the expanding manufacturing and R&D sectors in Mexico. Located only fiveminutes from the border, the project will provide a diverse set of uses for large corporateoccupiers including R&D, office, retail, and an entire planned housing community toanchor the site.

stok’s scope of work involves setting the sustainability master plan, and handling allWELL and LEED project management and administration. The stok team is also leadingdaylight and energy modeling for optimal building design.

stok helped the organization live out its core commitment to a world wherepeople can thrive and nature can flourish—where one is not sacrificed for theother—through its physical space.

stok provided design guidance, MEP coordination, and Living Building Challenge(LBC) and LEED v4 Administration on this ambitious office tenant improvementproject. LBC services included weekly project team coordination calls, workingwith manufacturers, and educating subcontractors on careful material sourcing.

The mixed private and open office implements glass walls to enable lighttransmission deep into the interior, efficient plumbing equipment and fixtures tosignificantly reduce water usage, and products that exclusively meet therequirements for the Red List, local sourcing, certified wood, and waste andcarbon reductions.

Pursuing both Living Building Challenge Materials Petaland LEED v4 Platinum certification, The SummitFoundation’s DC office has social, economic, health, andcarbon reduction impacts that benefit its employees, theregional community, and the global ecology.

BERKELEY, CAGARDEN VILLAGE

With 18 building volumes situated around multiple courtyards, the 82-unithousing complex aims to establish a contemporary living community byallocating a percentage of its units to low income residents and integratingsustainable building and resiliency tactics.

Utilizing a factory-built housing approach, Garden Village’s modular buildingvolumes were constructed off-site, reducing construction time, waste, and noisein the neighborhood. Pushing sustainability even further, 16 of the complex’s 18green roofs sustain food-producing gardens. The farms produce an estimated16 tons of local, organic produce, and also provide employment, and educationaland community engagement opportunities.

stok was hired by Nautilus Group to provide high performance buildingconsulting and energy modeling services for Garden Village. In order toovercome challenges with parking requirements, stok proposed a car sharesystem with tenant memberships that proved to be financially beneficial to thedeveloper while benefiting the tenants and satisfying the requirements of thecity. In addition, stok created a green roof strategy that would sell hyper-localproduce to sustainable restaurants in the area to allow the community to bemore involved in the project, as well as create jobs and commerce.

By combining energy efficient elements with renewable energy systems, stokenabled the building to produce as much energy as it uses. stok led the entireproject team throughout the design to ensure net zero energy goals were met,and through construction to ensure the design was implemented correctly.

stok then provided commissioning and measurement and verification services toensure the building systems were and are operating efficiently and performingto design standards. stok has also developed training classes for all IBEW-NECAemployees to educate them on the building and the benefits of net zero energy.

A customized sustainability standard for Mission Criticalfacilities was developed to build low impact data centersand align with the client’s sustainability vision anddefinition of success.

DATA CENTER SUSTAINABILITY STANDARD

stok understood the client’s need to build low impact data centers, and guidedthe process from start to finish. stok worked with the client to solidify the“why,” ensuring and empowering the client's vision and definition of success andsustainability was never lost. By first calculating the environmental impact oftheir Mission Critical facilities to date, stok then supported the team inidentifying specific, measurable, achievable, realistic, and time-oriented("SMART") goals within priority environmental impact focus areas. From therestok set out to create an action plan to meet those goals—ultimately, a Designand Construction Sustainability Standard for short and long term data centerprojects within their global pipeline. The Standard encompasses new, innovativepriorities and existing, ad hoc sustainability initiatives internal to the company.

Overall, the end product created a succinct and robust sustainability programwithin the client's Infrastructure Department. stok is currently in the fourthphase of this project, Implementation, where our team is piloting the Standardon strategically selected projects. As members of the project team, stokeducates and consults with design and construction teams to ensure compliancewith the client's new design standard. Additionally, stok is evaluating theresource, cost, and schedule impacts of the Standard to determine feasibilityand a timeline for implementation on all new Mission Critical constructionprojects.

The Technical Research Institute (TRI) Techno Station,located in Tokyo, Japan, is a 59,552 sq. ft. R&D facility forinnovative building designs and technologies.

OBAYASHI TECHNO RESEARCH INSTITUTE

These technologies are tested at the facility for potential implementation inObayashi’s global construction projects. It currently holds the third highest LEEDEBOM score in the world—out of over 6,000 registered projects—and alsoscored one of the highest ratings ever achieved in Japan’s ComprehensiveAssessment System for Built Environment Efficiency (CASBEE) green buildingrating system.

stok began providing energy efficiency services for the Transamerica Pyramid in2014. The primary investigation included an ASHRAE Level II audit todetermine baseline energy performance, identify energy efficiency measures(EEMs), and analyze EEM impacts and costs.

Since then, stok has begun a retro-commissioning process in which initialenergy audit data, along with further building energy analysis, is used to fine-tune the building HVAC equipment and optimize energy performance.

Energy consumption trends at a granular level and EEM implementations aretracked as a part of stok’s measurement and verification (M&V) services. stokhas also supported Transamerica to attain Energy Star Certification and LEEDPlatinum status.

DSW explored the retail sustainability options and benefitsfor its portfolio of retail stores across the U.S.

.stok supported DSW’s first foray into LEED by providing LEED certification andcommissioning services, as well as sustainability design support, for its SanFrancisco flagship store, which identified material selection and energy as keysustainability goals of the project.

Due to its positive response and DSW’s interest in broader sustainabilityefforts, stok also conducted in-depth research and analysis of the impacts ofimplementing green building rating systems (LEED volume, Living BuildingChallenge, Green Globes, etc.) on a fleet of about 450 DSW retail stores inNorth America.

Additional analysis included development of a tailored approach forimplementing sustainability over the entire retail fleet based on corporate valuesand strategic vision.

The neighborhood is located in an urban infill development with over 90dwelling units/acre for residential and a 1.8 floor area ratio for commercialspaces. stok was hired by Signature Development Group to create a highfunctioning community that seamlessly integrates into and contributes to thesurrounding neighborhood.

stok began by performing an in-depth analysis of the surrounding communityresources. stok tracked all nearby open spaces as well as public transportationoptions in order to determine the walkability of the neighborhood. Embracingthe developer’s goal for safe residential access to community amenities, stokalso mapped flood zones, determined safe walking pathways to nearby schools,and researched employment opportunities outside of the project boundary.

stok is providing sustainability consulting for each building within the projectboundary to optimize energy, water, and waste efficiency. With stok’s help, TheHive is currently on track to meet LEED ND Silver certification, as well as LEEDfor Homes Silver certification for two apartment complexes.

Located in the Richmond district, this three-story, 19 unit multifamilyGreenPoint Rated, Green Communities, and LEED project exemplifies the triplebottom line theory by encompassing important environmental and social values.

stok worked with Nibbi Brothers General Contractors and Herman ColiverLocus Architects throughout the design and construction phases of this projectas a GreenPoint Advisor, GreenPoint Rater, and LEED Green Rater. With thecombined efforts of the entire design team, stok helped St. Peter’s Place achieveLEED Platinum certification, as well as the second highest GreenPoint ratingever for a multifamily project.

This facility includes many progressive design solutions resulting in increasedoccupant comfort and control, increased durability, and reduced energy costs.These include radiant heating coupled with natural ventilation, near zerolandscape irrigation, and direct solar thermal heating.

St. Peter’s Place provides community housing for adults with developmentaldisabilities to live on their own with supervision by a social worker who servesas a link to education, employment, medical care, and social activities.
